Mykonos weekend party trip

I couldn't have asked for a better villa or a better host. Very nice, super chill location, always accommodating, and unbelievable views. I would definitely book the same villa if I were to come back to Mykonos.

Like a luxury hotel but better

We had the absolute best time at Villa Kappas! Alex was really welcoming and helpful, and the location is so beautiful and not at all overly touristic. The view is unbelievable, and the villa was perfect for 9 girls. I will definitely be staying here again, it felt like a luxury hotel experience.

Excellent home and host

The home is so spacious and we perfect for our 2 families staying together. Alexis was super helpful with so many details before we arrived and while we were there. He arranged for rental cars and a chef on site and had so many suggestions for us. We loved our stay in Mykonos. It was the perfect location to be away from the throngs of people in town!

Spectacular view and good property

We loved the house and the surrounding views, it sits very high giving a spectacular view of the ocean and the mountains. The sunrise is a treat to watch from this house. Very spacious for our 2 families, we apent 3 nights. George the property manager is just a stone throw away and was always helpfull. You will transportation to go anywhere from this house, overall we had great experience.

Amazing home

Beautiful house located in a quiet area of Mykonos and very close to Kiki’s Tavern which has amazing food! Alexandros was fantastic to deal with and gave us great options for a chef, restaurants, and a sailing cruise. We were a group of 15 women and all had an amazing time at this wonderful home. George the house manager was great and helped us immediately whenever we called. Will definitely be back!

From transfers, which always arrived right on time and were seamless in dropping us off and picking us up from dinners or anything we arranged, Any questions about the property, arranging masseuse to come to the property, a day on a catamaran, restaurant recommendations, and reservations made anytime and a car rental delivered right to us at the airport. Bucket list

There were 11 of us and we stayed at Villa Kappas. Alex was great - always quick to respond to my questions and had lots of great advice! The house was magnificent. We booked the chef for 2 breakfasts and 2 dinners and did a DJ and bartender at the house one night - those were the highlight of our trip! He also had a car transfer service that I could text and they would take us anywhere at anytime.

Beautiful villa and the happiest of.memories

Our family spent 3 incredible days at this lovely villa, and celebrated our daughter’s engagement. When we walked in the door, we were greeted with beautiful flowers and congratulations decorations. The host, Alexandros, is amazing with connections and recommendations and can put you in touch with florists, transformations, and a very talented chef. You’ll be surprised at the spacious beauty of this villa with the most lovely views in the island. We will definitely be back! Enjoy!

Beautiful Property with great hosts

George and Alex were fantastic and super responsive. We felt we had direct access to them 24/7. For example, we ran out of drinking water at 11pm, texted them to see if they what they would recommend and 5 minutes later, George had a pack of large water bottles for us. Beautiful property with astonishing views. We miss it already!

Beautiful Mykonos Villa

We stayed at this beautiful villa during my bachelorette trip. It was nice & spacious and even more stunning in person. You’ll have an amazing view of the beach to wake up to everyday. Alexis & George were extremely helpful and were available whenever we needed them. This location is very remote though and you’re up on a steep hill so it’s not walkable, but villa does have a driver, Panos who’s the sweetest person & very patient. He’s only a text away and will take you anywhere you need to go. I would come back in a heartbeat.

Our stay in Mykonos

We had the best time! Loved the house. It is out from town but Alexandros helped us arrange transportation when ever we needed it so not renting a car wasn’t a problem. Alexandros was the best to work with and helped in many ways. Other reviews said this and that’s one reason we picked this property. We had 10 people and there was plenty of space for all of us. Would definitely recommend. We walked down to local restaurant Kiki’s and had one of our best meals. Walk back up was challenging but doable and worth it!!

Private Spacious & Great for Families

I loved this house! Our group of nine stayed here for a week. We had four kids ages 8-11 and it was the perfect house for us. Amazing views! So quiet at night. Plenty of bathrooms. Comfortable beds. Large pool that is easy to supervise from the upper patios. The beach below the house is lovely and only a ten minute walk. The walk back is steep but the kids didn’t mind. You can also drive down and park on the road near the beach. Awesome beachside restaurant (Kikis) nearby. The house manager was awesome - so helpful and responded immediately! Would definitely stay here again!

Amazing view on quiet part of the island

Where to begin…I’ve been communicating with Alexis for over a year in order to plan our 40 person wedding at the villa. He was helpful every step of the way, connecting us with vendors that he knows personally. I highly recommend utilizing the services of Kostas aka Mykonos Chef…his and his team’s food is amazing!! Now for the villa itself- it is huge, beautiful and located high up on a mountainside with unobstructed views. The pool area and bar were a highlight for our group and there is enough space for a lot of people. Since Mykonos is such a busy, party island, it was nice to come home to peace on this side of the island. Only thing I would mention is you have to be able to climb stairs when staying here, but the views are worth it! Also, driving here is not for the faint of heart, so be sure to utilize transfer services if needed! Thank you again, Alexis!

Mykonos Joy

We loved the location and villa. Host was very attentive and helpful during our stay. He arranged a rental vehicle which had the benefit of close parking in Mykonos Town, pickup and drop off at different locations: ferry port when arriving, and the airport when we departed. There are places to order food from if you don’t wanna leave the villa. There were a few grocery stores just a short drive away. Note there are about 14 steps to get to into the villa from the driveway and 1 or 2 on the first floor next to the kitchen. We rented a vehicle to enable us to get around. It worked out well, but be aware Greece roads are very narrow and villas on the hills tend to have steep driveways. Some are so narrow that I would call them a one-way street in the USA. If you are a timid or reserved driver, you may not want to rent a car while visiting the islands. I rented a four wheeler motorcycle while in Santorini and that worked really well for the roads.

Best Villa, best views, best host!

Highly recommended! 9 of us (4 adults, 5 children) recently stayed at Villa Kappas for 5 nights. Children were well occupied with the gorgeous pool overlooking Agios Sostis Beach. And what a gorgeous beach it was. Crystal clear water. Made it down there almost everyday even if for just an hour or so. I will say to bring your quads, hammies, and glutes, because the walk back up to the Villa is a workout! Alex gave us fantastic recommendations: chef bbq at the Villa on our arrival day, nice n easy restaurant in town, food delivery from Molarki. Alex was nice to bring us some traditional desserts from a local bakery, both of which were delicious! About the Villa: Clean! Large! We were two families and stayed comfortably. All areas of the house were clean. Pool was amazing. We used the outdoor fridge and speakers to play music while we were in the pool. Kitchen was functional, never ran out of plates or glasses, utensils. There were plentiful supplies. Extracurriculars: Alex was able to put us in touch with the appropriate contacts for our yacht day, for transfers when needed, chef, etc. Alex was responsive and available all the time. Any issues we had were addressed right away and with a smile. Hopefully we will be back in the future, the perfect Villa, perfect location, which led to a perfect Mykonos vacation.

Great visit. Couldn’t enjoy the swimming as it was cold. Would have been great if it was heated :)

We all really enjoyed our stay at this villa. Great location with awesome view!! Bathrooms are a bit small but overall good. George and Alex were prompt in responding to our calls. Not sure when or if we will come back to Mykonos but if we do then for sure we will contact Alex for this property.

peaceful villa with great views

stayed here for 5 nights with a group, fantastic elevated position with great views of a quiet beach and the sea beyond. check in was very easy and the owners were responsive and helpful. would recommend hiring a car as its not walking distance to any amenities (other than 2-3 restaurants). But with the remoteness comes peace and quiet. Would love to stay again. Thanks!

Breathtaking

Alexis Kappas is the best host we have ever had. We had 8 stay and could have fit 12 easy. He treated us like royalty by setting us up with a cook, sailing, atvs, our rent car, and transportation. He also took time to set up a dinner and a table at a nightclub. I will be traveling to his home in Athens next year. 10 STARS**********

Incredible Villa and experience

We had a tremendous time in Mykonos from start to finish due largely to Alexis 5-star service level. The Villa couldn't have been nicer or in better condition and the views are off the charts. Alexis helps with anything you could possibly need while staying in Mykonos... we will most definitely return and plan to stay with Alexis again.

Beautiful Home - secluded area near the BEST beach

This is a very beautiful home and Alex is a great host - very accommodating and responsive. I LOVED that he offers a wide selection of menus for the private chef to come cook in the home. We enjoyed probably one of the best dinners of our entire trip for a very reasonable price. The chefs are TOP notch and the food was amazing (my Greek mother in law was truly impressed and the chefs even helped out by bringing her some ingredients to cook for us the following evening). The villa is about 20 minutes from the main town and taxis are a little pricey so having the option to enjoy the private chef for a meal or two is nice (better food than anywhere else we enjoyed on the island and you don't have to pay for the taxi). Alex stocks the home with some snacks, water, a few beers, and wine so that you are not without supplies when you first arrive; he also helped by getting us some ice when we left a message, which was very nice. The villa is set up on a hill with an amazing view of the sea. The beach that is down the hill is probably the best on the island (in my opinion). Overall, beaches on the Greek islands tend to be "beach clubs" in which you pay for a chair/ umbrella all day and are expected to purchase drinks and food (NOT cheap - some can run you $100 for just 2 chairs). Agios Sostis beach is exactly what we wanted for our days in Mykanos (quiet, secluded, no services). We were able to pack up our lunches and beach blankets and walk on down and just relax (note: this is a nude acceptable beach, but it was still very comfortable for our group, including my Mother in law). The walk down is about 15 minutes and the walk back up the very steep hill is about 30 minutes (while it seems daunting, it's totally doable - my 65 year old mother in law had no issues just going slowly.... plus you get to jump in the pool after you climb the hill). It would be nice if there were some light weight beach chairs and a beach umbrella available in the home, but we did fine by having our parachute material beach blankets for the day. Lastly, something I did not know about Mykanos is how windy it is - at first I thought the strong winds would be un-enjoyable, but it was so nice on the beaches. Just be sure to close and secure the big wood shutters in the house so you can sleep in quiet at night. Overall I would definitely stay at Villas Kappas with a big group again!
