Booking Requirements: • 30+ Night Stays may require a lease. If the stay will be paid in monthly installments, a lease will be required and a security deposit equal to one month's rent is due at signing. If the stay is paid in full at time of booking, no lease is required. • Security Deposit: A refundable $2500 security deposit may be required, depending on the length of the reservation.. The deposit is refunded within 5–7 days after checkout, assuming no damage or excessive cleaning. Payment (when applicable): ACH (no fee) or credit card (3% processing fee). Lease and security deposit requirements do not apply to Airbnb bookings. By booking, guests agree to this policy. • All check-ins are contactless! To provide this service, we require a photo of yourself holding your ID to verify your identity, to be emailed or texted to our reservations department, no later than 24 hours prior to arrival. No exceptions. (Please be aware that we do not have staff available to meet guests in person on site for this purpose.) • All guests must be over the age of 25, unless part of a family unit. Verification may be required. • Bookings made within 7 days of arrival will require additional credit card documentation. • A Minnestay Rental Agreement must be signed, no later than 24 hours prior to arrival. This will require that you provide us with your email address. Please inquire about the terms and conditions prior to booking. • Discounts are valid only at checkout, are not retroactive, and cannot be combined with other offers. • All reservations are subject to the cancellation policy in place at the time of booking. Refunds outside of this policy are not guaranteed. • Minnestay is not responsible for travel delays or cancellations due to weather, illness, or other unforeseen circumstances. House Rules: • Check in: 4pm; Check out: 11am. Check‑in and check‑out times must be followed unless early/late arrangements are approved and are subject to additional fees. • This is a smoke-free property (tobacco, cannabis, e-cigarettes, vape, etc). There is no smoking allowed inside the property, on balconies/rooftop decks (Sable), or within 25 feet of the property. Fees will be assessed for smoking inside any part of the property, including common areas (Sable). • No events! This home is designed for families and responsible adults. Restrictions include, but are not limited to: Weddings and wedding celebrations, bachelorette/bachelor gatherings, and reunions. • Pet‑friendly listings allow dogs only; all other homes are no‑pets. Please provide prior notice to Minnestay team if you plan to bring your pet. Pet fee is required and varies based on the number of dogs, starting at $150. Most pet-friendly homes allow a maximum of one dog; please inquire in advance if you wish to bring more. Certified Service Animals are welcome at all properties (does not include emotional support animals) and will need to be mentioned prior to booking. • This property may have a noise monitoring device on the interior of the home. Additional noise monitoring devices may be located in gathering spaces on the exterior of the home, as well (does not apply to Sable). • Please note that you are staying in a private home and not a hotel. We expect that you will treat it with respect. If any problems arise, we will do our best to resolve them as quickly as we are able. • Consumable amenities provided by Minnestay are not refilled during stay. • Additional daytime or overnight visitors are not permitted without prior approval. • Please follow all posted instructions for fire pits, grills, hot tubs, saunas and other amenities that may be located on the premise. Guests are responsible for safe and proper use of all equipment. • All guests must comply with local ordinances, including noise, occupancy, and parking regulations. Any violation that results in fines or penalties may be passed on to the guest. • Guests are responsible for damages that occur during their stay. Claims will be handled in accordance with platform policies and the rental agreement. • Please do not move or rearrange major furniture (beds, sofas, tables, dressers, etc.). Damage caused by moving furniture may result in additional charges, and any labor required to return items to their original placement may incur a fee. • Minnestay is not responsible for noise, traffic, construction, or neighboring activity outside of the property’s control. As such, refunds will not be provided for noise-related disturbances. • Temporary interruptions of utilities, Wi-Fi, or streaming services may occur and do not qualify for refunds. • Quiet Hours: 10PM-8AM. We love our neighbors! Please be respectful of the permanent residents around this property. • Security cameras may be on site, located on the exterior or in the common areas (Sable) of the property. • Loss of any physical keys, key fobs(Sable), garage door openers and/or parking passes (Sable) will incur a fee. • Fines up to $2000 per violation may be accessed to anyone found breaking these rules. Deviation from these rules can result in an eviction from the premises with no refund, as stated in the signed rental agreement.

The house is beautiful and welcoming. It had everything we needed. More over, the front porch was salted multiple times to ensure no slipping during the snowy weather. The owners are very attentive and their website makes it easy to navigate our stay. Thank you!!

Good fit and location for us
We found this place to fit our family's needs very well. The home was clean and very welcoming. We have many family members living in nearby towns which made it easy for us to see them often. We really loved having the enclosed front porch as it provided a place for our kids to play. The bedrooms were comfy and cozy. There were just enough bathrooms for our party of 3 adults and 3 children ages 6, 3, 1. The dispensers of soap, body wash, shampoo, conditioner, and lotion were a pleasant surprise. We did find a few things missing in terms of kitchen ware and cleaning items, (would have loved having a broom and mop on occasion), but for the most part the home is well stocked. Along with the tv in the living room, there were tvs in the 2 bigger bedrooms. We aren't very tech savvy so we weren't able use the bedroom tvs, but played youtube shows for the kids on the living room tv. The laundry pair came in handy; however, we found that the washer had a slight smell of mildew probably as a result of the door being closed when not in use or too much liquid detergent being used per wash. We like the detergent sheets provided as that is what we use at home. The backyard is fenced which we needed for our dog. The yard crew only mows so we moved the dead branches that fell off to the side of the yard. We used the new grill a couple of times. We bought utensils for it as there weren't any yet. We hope to find this home available when we return to visit family in the future.
