Our TEXAS SIZED Barndominium is a gorgeous 3,600 sq. ft. Lake House located on 3 acres overlooking Toledo Bend Reservoir. Our Barndo sleeps 16 in beds. Nightly rate applies to 16 guests. Additional fee applies for more than 16 guests. Please reach out to owner if you are expecting more than 16 total guests. The Barndo is perfect for gathering friends and family in one place for holidays, fishing, reunions, etc.
The Barndominium features:
- 5 beautiful bedrooms (1 King Bed, 4 Queen Beds), 2 sets of Built in Twin Bunk Beds (each with its own adjustable sconce lighting and power source for charging phones, tablets, etc.), a full-size futon sleeper, a rollaway bed, and a baby crib.
- Our fully equipped kitchen has stainless appliances, beautiful quartz counter-tops with a huge island, 2 full size ovens, pots and pans, dishes, flatware, blender, Keurig coffee maker, a highchair for our little guests, and more.
- The Great Room features a 65” flatscreen TV and fantastic views of the water.
- DOWNSTAIRS are 2 bedrooms (1 king, 1 queen), a twin roll away bed, two full baths, kitchen/dining/living rooms, coffee station, office, and laundry room.
- UPSTAIRS are 3 bedrooms (Queen beds), 1 full size crib, full bathroom, built in bunk beds (4 twin XL mattresses), a full-size futon sofa, spacious entertainment area with pool table, foosball table, separate sitting area, and a large, covered deck accessed through double French doors.
- OUTSIDE you will enjoy a large fire pit, a propane grill, viewing deck over the lake, propane grill, a fenced yard for children and pets to play safely, 3 acres of land to play games, and gorgeous sunsets.
- HOT TUB: Unwind in our 5-person hot tub overlooking Toledo Bend Lake! Sink into the warm, bubbly water and enjoy the serene, private atmosphere. Perfect for relaxing with friends under the stars. A $50.00 fee is required to cover the additional cost of utilities and servicing of the hot tub before your check-in.
- PET FRIENDLY: A pet fee of $75 covers up to 2 dogs. Make sure to select “pet” at checkout and send me the weight/species of the pet(s). We appreciate honesty with respect to our pet policy and prefer not to depend on our exterior surveillance system.
- BOAT RAMPS: While there is no direct access to the water from the Barndo, we are very conveniently located between three boat ramps, only ~1 mile in either direction from our property (Newell’s, Captains Fishing Place, and Holly Park Marina).

HOLLY PARK MARINA: (1 mile drive)
Shore fishing and swimming from their boat launch area. If you want to fish from their pier, you can go inside to register. It’s $5.00 a carload. They also have a grill that is open from 5:30 am to 2:30 pm.

Cliffside Barndominium is located on the famous “Chicken Coop”, a stretch of the Sabine Riverbed that touches the west side of the lake and stays close to shore for nearly 2 miles. This prime fishing area is well known to locals as The Chicken Coop. This crappie hole was named such because of several large commercial chicken houses that once lined the top of the ridge near the riverbank. This deep stretch of the river is has developed a reputation over the years of producing almost unbelievable numbers of crappie for approximately six to eight weeks during the winter, depending on weather conditions.

Toledo Bend is a recreational treasure of the south, known as the largest human-made lake in the southern United States. The lake is known as one of America’s five best bass fishing spots with 14-pound bass records.
Sabine National Forest!
Sabine National Forest claims 160,656 acres along the lake’s western shore. The park features many family-friendly camping locations.
The park’s list of activities is endless, including boating, fishing, hiking, hunting, and mountain biking.
