My husband and I are very grateful for the 10 yrs we've had our vacation home available for guests to enjoy, and the 5-star rating we've achieved. One only needs to read our reviews to see what well over a hundred guests have experienced. Yes, we do enforce our house rules. We have them there for a reason. If house rules are broken and/or damage occurs, there will be a charge according to the damage, the extra amount of laundry and extra cleaning. Yes, our home can be warm during the summer months. We have typed out instructions on how to keep the house cool, but if they are not followed, then it can be uncomfortably warm. We have just installed a portable air conditioning in the master bedroom for our guests comfort. There are several fans in the main living area as well as a ceiling fan which keeps it comfortable. Yes, we live in rural Colorado with beautiful meadows and forests surrounding our home and a lake that borders our property, all which tend to attract bugs during the summer. Summer and bugs just go together. Not much we can do about that. Most all of our guests seem to enjoy our large deck, BBQ, star gazing, sunrises and sunsets. Check out all our reviews.

Our beautiful vacation home has been available for over 7 yrs. We have always had 5 star reviews for our hospitality and our home. All these reviews are available for our future travelers to read on our listing. We have clearly listed all amenities in our home, and does in fact state, no AC. There are 2 ceiling fans and 3 portable fans for our guests use. July is usually our warmest month. We do have several flower gardens and hanging baskets for our guests pleasure. This takes maintenance, which we do 15-20 minutes a day of watering in heat of summer and choose a time midday when guests are usually away. We have a security deposit for any damage or extra cost occurred during guests stay. If the carpet is stained beyond spot cleaning, we will have the carpets professionally cleaned so our future guests can enjoy the cleanliness we offer. If dishes, glassware, food blender, cookware are put away dirty with dried on food, there will be an extra charge for cleaning. These extra costs will be taken from the security deposit. Also we do live in the country on 95 acres of wooded hills and grassy meadows. Insects do live in this area. We encourage our guests to come prepared for summertime outdoor activities, which usually includes insect repellent of some kind. And finally, we do have minimum age requirement of 40yrs to rent our home. We have found in over 7+ yrs of renting our home, that usually eliminates any problems like this. This rule was not followed in this case.
