Two houses, one backyard, one big group. The Big Bourbon House is Bourbon House 2 and Bourbon House 3, side by side in Germantown and rented together as a single stay. The rear patios connect, so your crew gets two kitchens, two living rooms, nine bedrooms and one shared outdoor space to spread out in and come back together.

Late night, head downstairs at Bourbon House 2 and the whole level glows: a blacklight putt putt course, karaoke machine, bumper pool, foosball and a speakeasy-style lounge to pour a bourbon and settle in. Next door at Bourbon House 3, the open-concept main floor with a 70" TV, big sectional and vaulted ceilings is where everyone lands for game day or a movie night.

Both homes were built out for groups: fully stocked kitchens with stainless appliances, Sealy Hybrid mattresses and a Smart TV in every bedroom, full-size laundry in each house, and linens, towels, toiletries, coffee and laundry supplies all provided. Out back, two patios run together with two grills, two fire tables, string lights and seating for the whole crowd, plus a private lot with off-street parking for 7 cars, rare for this neighborhood.

KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non refundable, regardless of whether or not a rental agreement has been signed.

RECORDING DEVICES: Recording devices are located on the exterior of the property. Devices record audio and video and recordings are triggered by motion. Devices will be active during guests stay. Recording devices only capture views of the exterior. Guest safety and privacy are top priorities. These recording devices exist solely for the safety and security of our great guests!

NO SMOKING: Absolutely no smoking or vaping inside either home

CHECK IN: Contactless check in is available until 10 pm EST via keypad. Any guests planning to check in after 10 pm EST must notify the host in writing prior to 10 pm to make accommodations for after hours check in. The host may not be available to assist with any check in issues between 10 pm and 9 am EST

- Bourbon House 3 shares a wall and front porch with a small commercial office. Entrances are private and guest privacy is not affected.
- No cable TV. Smart TVs are set up for streaming; log in with your own accounts.
- Sleeps 28 in beds, 33 total. Occupancy is strictly enforced.
- Rates increase for Kentucky Derby week.
- A sign near the rear parking lot reads "This Area is Under Surveillance." There are no cameras on the lot; the sign is a deterrent against vehicle tampering.

RENTAL POLICIES
- A rental agreement must be signed before check-in. If it is not signed, the cancellation policy remains in effect.
- All Kentucky Derby week/weekend bookings are non-refundable.
- A security deposit hold is required at least three days before check-in and is processed outside the booking platform. If it is not provided, the booking may be cancelled and the cancellation policy still applies.
