    WHAT TO EXPECT

    Arrival and Departure
    -Check-in is at 4 PM and Check-out is at 11 AM.
    -Early check-ins and Late check-outs are subject to availability.
    -A Digital Guidebook is provided before arrival.
    -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
    -All interactions are virtual, but our office team and ground crew are available for assistance.

    Occupancy and Pets
    -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
    -Dogs are allowed. (Maximum of 2 dogs), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
    -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property.
    -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

    Amenities
    -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
    -Cable TV is not provided. Guests can log in to personal accounts on the Smart TVs and access free programming on The Roku Channel.
    -There is no AC; fans are provided
    -This home offers the convenience of an electric fireplace. Wood is not needed!
    -This unit has a propane grill and propane is supplied.
    -This unit has a fire pit. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
    -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

    Driving Access, Parking, and Entryway
    -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
    -Parking is limited to 3 CARS.
    -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
    -Access from parking to the front door requires climbing 4 steps.
    -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

    Trash and Recycling
    -There is a bin on property for bagged trash.

    Disclosures
    -A signed rental agreement is required for all reservations
    -Some of our homes are equipped with exterior cameras for security purposes. This home has Ring doorbells (front and rear) and a camera in the garage.
    -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.
    -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.

    Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.

Breathtaking view from the back porch. The open layout made it feel spacious and comfortable. Included all the amenities to help us feel right at home.

Comfortable, convenient, well-equipped home

We so enjoyed our stay in this comfortable home with wonderful beds and so many nice features. The property management company was very responsive whenever we had questions and when we had an issue with the home, which they resolved as quickly as they were able. We would definitely stay here again.

We were disappointed that the deck was not available to use and enjoy the creek. Especially since it was a huge selling point for us. I was sent many emails regarding purchasing wood as well as a fire burning permit. I held off because of the weather and am glad we never purchased as the deck was completely covered by a few feet now and ice. There was a pipe not connected under bathroom sink. Someone came and fixed it quickly. He was very kind and helpful.

Beautiful view and convenient location

Our stay was wonderful and relaxing. We were not in the town but 20 mn walk from it. The town made me feel I was in a hallmark movie . The back view of the house was so relaxing. The kitchen was very large and the house was very comfortable. There is no AC in the house which we knew, but the fans were useful during the day and made it cool enough for early august. The nights were perfect.

The house was very nice. But, the water pressure, especially in the master shower, was very weak. Several door knobs were loose. After being there for 24 hours, we noticed one of the windows in the second bedroom was wide open, therefore the house was not secure until we noticed it and shut it. The location, overall, was good but the appearance of the surrounding neighbors made us a little uneasy. Otherwise, the house was very clean and well stocked.

Beautiful spot.

The property is very clean and comfortable. The kitchen had everything we could want with a lot of space to work. Lovely home with a beautiful view of the mountain river. We even had an eagle guest stop by for a while across the river! We are an elderly couple and love to vacation with our two adult children to just hang out. It was perfect! The only problem my husband and I had was navigating the perilous entry stairs. There needs to be a hand railing.

This was a mixed bag in every sense. The good: The place was very clean and obviously recently converted to a rental. Although furnished primarily by Wayfair, everything inside was in good shape and comfortable. The amenities were complete, beds were comfortable (bring your own pillows for comfort) The setting behind the house was pleasant overlooking the river and the proximity to the village center was terrific. The bad: The listing embellishes the "upscale" nature of the place. It's a converted garage where the back is living quarters and the front is a garage in a dead end neighborhood in disrepair. The property itself has an old Roadway trailer, rusted back hoe and ATV, and an abandoned bucket utility truck Upon arrival, we were disappointed by this, but found that you could only see some of the various vehicles while enjoying the back patio. What was harder to ignore was the 6 dead annual plants left by housekeeping on the patio. As it was obvious nothing could be done with the vehicles , we asked for the dead plants to be removed. At first, the mgt. co. said they would handle it. They then said we could bag and dump them ourselves , warning that trash left outside may result in a 100 fine. They then said they don't handle that, it was up to the owner to remove. The worst of it was the 4 texts we received telling how we can tip housekeeping, and even Mgt. after we paid 350 cleaning fee for only 2 nights.

I wouldn't cook foor on this grill. At $700 per night I expected better
Management refused to do anything about all the dead annuals saying they've never had a complaint in their 10 years of managing rentals.

We had an amazing stay in Littleton! House was exactly as pictured. Kitchen amenties were perfect. Loved being on the waterfront.
