We had a great stay. The house fit our needs well. Plenty of space for us and fun games in the basement. The house is in need of a deep clean and some maintenance. Parking is tight. We had a Suburban and a Ford Edge. Getting a third car in would be a parking challenge.

Great for large families!

Comfortable home in Olivia Beach subdivision close to the park. It worked out great for our family get together. We would definitely rent again. Pros: Owner was easy to communicate with and helpful. 3 full bedrooms, 1 small studio above the garage (please put picture of studio online), great kitchen with everything needed for cooking, large dining room table with seating for 10, basement filled with numerous arcade games which the kids loved, outdoor shower to clean off sand, love the labels on everything. Cons: Large rug in living room needs to be removed (slip pad is too small for rug so guests sliding and tripping). Wood floor on main level could use a good cleaning. Carpet on stairs and upper level needs to be replaced due to being worn & stained(wood/laminate/viny floor would be much better than carpet), heavy perfume laundry detergent makes the sheets strong smelling which is difficult for guests with allergies.

Perfect place for getaway with teens

this was a fabulous beach house to allow teens to bring friends and wander to beach, pool, volleyball, etc in the community, and then back to hang in the hot tub or play games in the basement. I, the adult, got a lot of alone time which was AMAZING because they were able to entertain themselves. Oh, also I had to reschedule dates and property manager was accommodating and nice.

Lovely home with video games!

We had a wonderful time and everything was well appointed. My daughter liked that everything was labeled! Parking more than 3 cars could be an issue but we were ok by using the garage for the third car. It was very comfortable. Thank you!~

Fantastic house with plenty of activities

This is a great house on the Coast with plenty of activities and games to have fun inside during blustery/rainy days. It is very clean and amenities well-marked. Definitely a fabulous place to stay.

Family reunion

Wonderful Beach House

We highly recommend the KoiPond House! Very well equipped and great location ! It was a great place for us to bring our kids and grandkids! Even got to make s’mores at the fire pit in the park! Hope to come back soon!

Awesome Beach House with Everything You Need and More

Could not ask for a better beach house. This beautiful house is so lovely with windows all around, very well appointed kitchen, large and comfy dining table, comfy beds and nice linens, plenty of plush blankets, hot tub and lots of room to spread out. The community is very lovely - a short walk to the beach and a 3 minute drive to the restaurants and such in Lincoln City. Oh and can't forget the game room that got lots of use by my entire family. THe host is so responsive. We will be staying here often.

Absolutely Perfect!

This home exceeded our expectations in every way! It is exactly as pictured, very comfortable, welcoming, and is filled with everything you will need for a wonderful vacation. The location is spot on, only a 5 minute walk to the beach (must be able to climb stairs), restaurants and coffee shops are a short drive away, and centrally located for site seeing and breath taking good hikes with fantastic views. Enjoying the hot tub and sitting on the front porch were the perfect start and end to our days. The game room was such a blast and such an awesome use of space to make even more lasting fun memories. The retro arcade games were a total hit! The neighborhood is quaint, friendly, quiet and just perfect. The community park, sand volleyball court and grassy area is a very short two minute walk away and so nice for added space to enjoy. Oh yes, and the beach...so spacious it feels like it is your own private piece of heaven as you listen to the waves crash and watch the clouds pass over until the sun goes down. Low tide is a special treat to see the sea life more up-close, I would wake up early to take that in just be careful some of those exposed rocks can be slippery. We will absolutely be back again and again! Thank you for such a fantastic vacation get away - home away from home! You can stop searching for your perfect place to stay...you just found it with The Koi Pond House. Cheers!

Lovely Family Vacation Spot

We had a wonderful time at the Koipond house! The neighborhood is quaint and very walkable to the park and beach. The property manager was very responsive and helpful when we had a minor plumbing issue, the problem was resolved in less than 24 hours. We’ll absolutely be back!

60th birthday celebration

This is our second time at this beautiful beach house. It has so many great features, including: proximity to beach (the staircase to the beach is quite long but just a few blocks away), the spacious bedrooms, the stocked bathrooms with soap, shampoo and conditioner, plenty of towels including ones for the wonderful hot tub and the beach, a full size barbeque, a fantastic game room, fully stocked kitchen, the front and back porches, the long mud room, really just a wonderful home!

Family Vacation

We were really pleased with this property and would stay there again! It was clean. The kitchen was stocked well and we loved the nice quality Keurig, bags, spices, and all the extra small appliances. Everything you need is there! The extra touches were great like super soft blankets, 2 bikes, hot tub, sand toys for small children, lots of beach towels, shampoo/conditioner/gel dispensers, laundry and dish detergent, etc. It had everything we needed! Communication and rental instructions were extremely clear and easy. I had a couple questions before we arrived and he always responded clearly within a minute. I had no questions upon arrival and check out instructions were easy and minimal. The park with kids play area was something we used many times. The walk to the beach was beautiful. The neighborhood is lovely and we took walks around it each night. Really enjoyed the setting and looking at the homes and landscape. It felt very safe and secluded. The house is roomy and comfortable. The downstairs game room was a total hit with family ages 3-75. Everyone had a blast playing all the games! We have stayed at many vacation rentals and this one is our favorite so far.

Loved the Koi House

Thomas is hands down the best property owner we have ever worked with. He is SO responsive and goes above and beyond to offer suggestions on things to do and ways to maximize your trip. The house is fully stocked with anything you could need to have a great trip. He truly has thought of everything. We went as a family beach trip for our mom's 60th birthday so the house was full of infants, children, teenagers, and adults and it was a great fit for everyone! We will definitely reach out to Thomas to book again whenever we visit Lincoln City.

Great place for games and beach time

We had a great stay at the Koi Pond House. Thoroughly enjoyed all the games in the game room, beds were comfy & the hot tubs was fantastic after a long drive. Beautiful Fun Home

My family had such a fun weekend getaway here. House was spotless and we were even left with masks, hand sanitizer and antibacterial wipes. The kitchen was fully stocked with any appliance we could ever need. Game room was a blast and kept the adults and kids entertained! Thank you for your beautiful home Thomas. the best place to stay

we had an amazing time this house was fun for all age grandparents and kids alike. Perfect home

Wonderful vacation home

What a nice home! The beds were quite comfortable, the rooms were spacious, the neighborhood was safe and quiet. Our family made great use of the basement, which was full of activities. We enjoyed the hot tub every night. The separate room above the garage was private. We did not walk to the beach so I'm not sure how far away it is. There is a propane grill, outside shower, and a wonderful deck with rocking chairs. We plan on returning to this beautiful home.
