Living space
Spread out in a spacious living room anchored by a large, comfortable sofa and a 60` Smart TV - perfect for game day or a relaxed movie night. The layout is designed with groups in mind, offering plenty of seating and an easy flow between indoor and outdoor spaces.

Sleeping arrangements
The home sleeps 8 guests across 3 bedrooms. Bedroom 1 features a king bed, and Bedroom 2 offers a second king bed, and bedroom 3 offers a queen and a double bed. All rooms include room-darkening shades, extra pillows and blankets, and ample clothing storage with a walk-in closet, closet, and dresser. A crib and pack `n play are available upon request.

Kitchen & dining
The fully equipped kitchen is set up for serious cooking and casual gatherings alike. You`ll find a stove, oven, dishwasher, and refrigerator, alongside a drip coffee maker and Keurig, rice maker, blender, toaster, and baking sheet. A dining table brings everyone together, and the kitchen comes stocked with wine glasses, dishes, silverware, and barbecue utensils for outdoor grilling.

Bathrooms
The home has 2.5 bathrooms, including a bathtub, hot water, and hair dryer. Shampoo, conditioner, body soap, and shower gel are all provided.

Outdoor space
The private backyard is the heart of this property. Take a dip in the private pool or unwind in the private hot tub, available all year and open 24 hours. During the winter our pools are kept around 84 degrees and the hot tub is pre set to 101 degrees. An outdoor dining area, fire pit, and sun loungers set the scene for long desert evenings, while a ping pong table and mini golf keep the group entertained. The BBQ grill and patio furniture round out a backyard built for making memories.

Additional features
The home is single level with no stairs, making it accessible and easy to navigate for all guests. Climate control is covered with air conditioning, ceiling fan, central heating, and an indoor fireplace. A dedicated workspace with wifi and ethernet connection is available for those who need it. The washer and dryer, iron, and laundry essentials are all on hand. Exterior security cameras cover the front door, garage exterior, and garage interior. Smoke alarm, carbon monoxide alarm, fire extinguisher, and first aid kit are all in place. Free parking is available on premises and on the street. Self check-in is via smart lock, and the shared gym is accessible with key fobs in the home. Pets are allowed, and long term stays of 28 days or more are welcome.

NOTE: We have many homes in PGA Signature either connecting, or within a few doors of this specific address. Opportunity to rent multiple homes right next to each other is available. Please inquire for larger groups!

We do not recommend shipping directly to the home, we do not have mailbox keys, and there are many different people with access to the home: vendors, housekeeping, Guest Services staff, etc... so we cannot be responsible for packages once delivered.
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street. 1 Garage parking spot as 1 of the owners vehicles is in the garage.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
