The 180m² listed and carefully renovated farmhouse - a Tyrolean Mittelganghaus - stands together with the Claudiaschlössl on a huge area with ancient trees and meadows. * There are 4 bedrooms. Two of them have four-poster beds for 2 people. A slightly smaller room has a French bed for one person or a couple :-)) The 3rd room has 2 single beds, a large table and a Biedermeier sofa. And in the light-flooded large bedroom on the 1st floor you can dream in an Indian four-poster bed. A travel cot (without blanket and pillow!) is available on request. * The 60 m² living room is cosy and at the same time has plenty of open space: A new large sofa corner with 4 armchairs and 2 coffee tables, separate sitting area with 2 designer wing chairs, numerous meditation cushions and meditation stools, CD player, high-quality Rega speakers, lots of board games and a selected library. However, there is deliberately no television, but an impressive DVD collection with monitor. (Seminar tables and chairs, flipchart etc. as required) * The large eat-in kitchen is fully equipped with dishwasher, 2-ring hob, induction hob, oven, all-purpose pan with separate power connection, fridge, freezer compartment, fully automatic Jura coffee machine, egg cooker, shaker, toaster, cheese fondue, waffle iron, blender... and plenty of crockery. High chair on request. * 1 bathroom with large rain shower and washbasin. * 1 bathroom with shower, washbasin and urinal * 2 toilets with washbasin, * Large wooden terrace with table, benches and deckchairs. Sports enthusiasts and adventure seekers will find everything their heart desires in Kramsach and the surrounding area. In summer you can relax on beautiful hikes in our unique mountain world or simply relax on the large wooden terrace in front of the farmhouse. Fancy a swim? The Reintalersee, the Krummsee, the Berglsteinersee and also the Brandenberger Ache are very close by and can be reached on foot. Kramsach offers a range of activities: Natural high ropes course, rafting, tube riding, white water swimming, kayaking courses, archery, sport climbing...and much more! You can find out more at "Sport-Ossi" in Kramsach. In winter, a ski bus (free shuttle), which departs almost on the doorstep, takes you comfortably to the beautiful ski area in the Alpachtal. The Zillertal is also just around the corner :-)) And in Kramsach there's the perfect ski piste for latecomers and returners with all-round service. Children up to the age of 15 ski for free!
