  • Villa Niko is located in Ljuta, near the river and it is 8 km away from the sea which is rich with bays and islands, which makes them suitable for divers, beginners or professionals. This location is perfect for guests who need peace from the loud crowds in cities and who love to enjoy the sunny countryside of Dubrovnik. Villa Niko is situated 30 km away from Dubrovnik.

    The swimming pool, terrace, garden and a balcony with outdoor furniture and BBQ grill are at your disposal, which makes this place a perfect spot for a nice, quiet and relaxing family or friends vacation.

    Private parking is provided, reservation is not required.

    Wi-fi is free throughout the property.

    During winters there is no central heating but it's heated via firewood.
    This one-unit apartment can comfortably accommodate up to six persons. It features free WiFi, air conditioning as well as a BBQ grill. Positives:Great location, peaceful and close to Dubrovnik so easily able to access the city and other areas via hire car. Host was very accommodating, enabling us to check in early as our flight landed mid morning - thank you! Good communication throughout. Beds comfortable and property was very clean. Areas for improvement:Unfortunately, the air conditioning in the main bedroom was not working during our stay, and there was no air conditioning in the second bedroom, only fans. The host was very apologetic and did make an effort to have the unit repaired, but unfortunately this wasn’t possible during our stay. We did appreciate the communication and effort to resolve the issue though. The kitchen was adequately equipped, although a coffee maker and toaster would have been useful. As a family of five, we also found that having only one set of crockery meant we needed to run the dishwasher or wash up quite frequently.There were plenty of cleaning products provided, including dishwasher tablets and washing detergent, which was appreciated. It would have been helpful to also have a few basic kitchen essentials such as salt and pepper and foil, as we needed to purchase these ourselves.The outside area and furniture were functional, although they could benefit from a little updating.Overall, we had a happy week. Although we appreciate that we travelled during peak season, given the price, we had expected the property to be a little more luxurious than it was.

Perfect

This accommodation was perfect for us, tucked away in a pleasant little village (with a crystal clear river and waterfalls running through) which was peaceful and quiet but not too far away from all the places of interest. We had a hire car as one of our party has poor mobility but there is a local bus which goes into Dubrovnik. Although driving is on the right in Croatia it was not difficult as there is one straight road along the coast so there is no need to navigate roundabouts and junctions and it is not very busy anyway so there is plenty of thinking time. The views from the property were superb and there was an instant sense of peace when sitting by the pool overlooking the lemon groves. The property was very well equipped with lots of extra little touches which gave it a homely feel and the welcome pack was great as we arrived late at night so it set us up until we could get further supplies. There was a LIDLs about 20 minutes away towards Dubrovnik but there is a well equipped supermarket in the village so you don't need to travel if you don't want to. We lost the internet during our stay when a lightening strike burnt out the cable to the whole village but the property owner kept us informed throughout and the minute the connection was restored to the village he sent an engineer to our property to replace the router which had also been fried. The owner was very responsive whenever we had a query and we would definitely go back to the same property again.

Villa Niko is located in a quiet hamlet in the hills close to lovely streams and a short is distance from a small town called Gruda. The property itself, is large, airy and light. The hosts met us at the property and were friendly and helpful- they had even provided some essentials in the fridge as a welcoming present! The location is remote and rural so a hire car is essential- there are two really nice restaurants nearby and in gruda there is a bakery, shops and bars. Cavtat and several beaches are within close vicinity and Dubrovnik is easily accessible- we took the boat from Cavtat. We loved our time in the Villa- it was so quiet and relaxing- the views of the surrounding hills are also stunning. The only slight negatives I would say about the property is that the photos were obviously taken some time ago and the outside space is not as pristine as it looks- in fact it could do with a little bit of work. The pool is not as big as it looks in the photos either but perfectly fine. I would fully recommend Villa Niko for families.
