    Guests will have full access to the entire property, including the three-level main house and the private guest house located above the detached garage. The garage itself (lower level) is not available for use.


    You’ll enter through the front of the main house using a personalized code provided on your arrival day—no keys needed! From the moment you step inside, you’ll be greeted by a warm, welcoming atmosphere that feels like home.

    Please Note:
    This home has a unique multi-level layout due to its charming older construction. All spaces are located on different floors and require stairs to access. If mobility or stairs are a concern, this property may not be the best fit—but please reach out, as we may have another option that works better for your needs.

    The Main House – 3 Levels of Comfort & Style

    First Floor (Entry Level):

    Please note that the fireplaces in the living room and basement are for decorative purposes only and are not to be used during your stay.

    The Guest House – Private Space with Comfort & Charm
    Located above the detached garage, the newly added guest house is perfect for added privacy, multi-family stays, or overflow for larger groups. Access is to the right of the main house’s front entrance.

    Comfortable queen-size bedroom
    Full bathroom with shower
    While the guest house doesn’t include a full kitchen or laundry facilities, guests are welcome to use the fully equipped amenities in the main house.

    One of the standout features of this home is the incredible outdoor space, designed with entertainment and relaxation in mind. Step out onto two spacious decks—one attached to the main house and the other to the guest suite—both furnished with comfortable outdoor seating and a gas grill on the main house deck. Beyond the decks, you'll find a backyard entertainment pavilion that’s perfect for gatherings or enjoying a quiet evening under the stars.

    Parking & Comfort Amenities
    Private driveway parking is available for up to 10 vehicles—plenty of room for large groups or multiple families traveling together. Note: The garage beneath the guest house is not available for guest use.

    Washer and dryer are located in the main house and available for guest use during your stay.

    The property is equipped with central heating and air conditioning, ensuring a comfortable stay no matter the season.

    *IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: To help you relax and enjoy your stay, we have partnered with SafelyStay, Inc. to provide reservations with damage protection of up to $1,500. This protection plan is $30 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $220 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $77/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. Once your booking is confirmed, you will be contacted by Safely to complete an identity verification before your reservation date. (Not applicable for Airbnb stays)

    *MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.

    *PARTIES - All gatherings must be limited to 12, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.

    *PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee for one pet or $125 for two that is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet, host provides dog bag stations. Taxes are collected in addition to the fee) There is a $500 fine for any unauthorized pets.

    *CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.

    *RENTAL AGREEMENT - We require the booking guest to sign a rental agreement outlining all house rules once booking is confirmed.

The property was amazing! The shed area was a perfect hang out area. It was wonderful that they provided heaters for outside and fans for inside. Overall we really had a great time and for a large number of people it was a great home set up! We absolutely would come again! Thank you!

Very clean and accommodating. Has lots of room and space to spread out! Hosts are great at communicating. Train could be loud at times, upstairs can get warm and downstairs can he pretty cold. Otherwise, really enjoyed our stay!

The six zero one

The house worked great for us. We were there for my son’s wedding and it gave our family staying in the house plenty of space to spread out. The tv in the bedroom on the second floor by the laundry area would not work though.

Cozy place with tons of space!

Easy check in and a decent location for everything you need within minutes. The outdoor “shack” is where we spent our time with our dogs it is packed with comfy furniture and a HUGE tv with great sound!The property management and even the owner are great. We had a small issue on the first day but the timeliness of correcting it was super fast!Great place to stay for privacy along with the ability to host a large group with many different spaces inside for everyone!

Great spot tucked away in KC

Looks like this home is on busy highway 32, but don’t be fooled. It feels very tucked away and the outside living space is a great place to entertain family or friends. Beautiful and comfortable home was great for our family and two hounds. Highly recommend.

Business trip & family visit

Great house! Host and owner was very nice and helpful. We had an unforeseen water problem but they took great care of us. Lots of stairs so maybe not ideal for some people who have trouble with stairs and inclined walkways.

So comfy and spacious

We had a wonderful time plenty of space and lots of stuff to do. All four couples had their own space. The beds were comfortable and it was very clean. The only things that I would recommend is for the owners to get some new pots and pans. The front door is very very hard to get in, the house is set at 75 when we walked in which is wayyy to hot for these summer months and it took a few hours to cool it down and they need a few more fans in the house for super hot days. But there is a dollar general like not even a block away. Overall it was a beautiful home and a very relaxing stay.

Good but issues

So overall the stay was okay but there were issues that hopefully will be resolved for others. First, the place had all new appliances but they are either very cheap or installed improperly or both. The dishwasher didn't work at all. It would make noise like it was running but pods wouldn't dissolve and dishes still dirty. We were there over thanksgiving so we couldn't get help until the next day and they didn't fix then either. We did all the dishes by hand but the the single large sink design didn't make that any easier. Also, the left refrigerator door wouldn't open all the way because the design of the door requires clearance on the sides. More importantly though we couldn't get the freezer drawer to close. Much of the food in the freezer would not stay frozen but it also pumped cold air into the house. We were there when the temps fell into the teens and the lower level of the house leaks air badly. We could not get the downstairs above the low 60's all the while the second level was in the low 70's and no matter how hard we tried to manage the upstairs would be in the low 80's . If we opened an upstairs window the cold air would just settle downstairs. If you're a lite sleeper beware that a main rail line is across the street. They don't blow a horn but it rumbles. That didn't really bother us but I could see how it would bother others. I think the property gets an A for effort but simple improvements are needed.
