This ground-floor, 2 -bedroom unit features a private lanai, charming island decor, air conditioning, a well-stocked kitchen, and a convenient parking spot. It's the perfect place to relax while still being close enough to enjoy the vibrant nightlife.
The Space:
This unit is on the ground floor and has a private, direct, open air entrance minimizing your contact with others. This unit comes with 1 parking stall only. STVR regulations do not allow, and Island Beach Rentals, does not condone street parking. You will be fined for any extra cars found on the complex in the amount of $75 per day.
An incredible location and a great value. It's located on the corner of Alii Drive and Lunapule Road across from the ocean, 1/3 mile from the town of Kailua-kona. Excellent location with quick access to the highway and walking distance to popular restaurants, bars, and shops. The stylish comfortable space includes a private lanai, charming island décor, A/C, well stocked kitchen, convenient parking spot and washer/dryer. The condo complex also has a pool.
The condo has a queen size bed and a sofa/twin bed, dresser, and air conditioner in master bedroom with a newly updated master bath. Queen size bed in second bedroom, dresser with adjoining bathroom. Living room has an air conditioner, phone, TV, cable internet, video/dvd player. Kitchen includes refrigerator, stove, dishwasher, microwave, toaster, cookware, full kitchen, four bar chairs for inside eating. Condo also has a washer and dryer, iron and iron board, some snorkeling equipment, a boogie board, and a small cooler. You will love spending time on the large lanai made of tile and lava rock. It also has a table, four chairs and two comfort chairs and table for just relaxing. Unit has a shared swimming pool. The palm trees and plants make this bottom unit cool and a peaceful relaxing place to stay. This a non-smoking complex. NO smoking on property anywhere.
Guest have assigned parking spot right by your door, with additional parking available. Also, guest have access to the complex's pool which should please the kids of all ages.

NOISE
Please keep in mind that Guest is in a very small and peaceful residential neighborhood. Noise carries over quiet landscapes and near water. IBR asks that Guest and Guest’s children respect Property neighbors' privacy, peace and quiet. Guests are asked to adhere to the “Good Neighbor Policy” as follows: quiet hours shall be from 9:00 p.m. - 8:00 a.m. during which time the noise from the short term vacation rental shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the Property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area.
NON-SMOKING RENTAL
This is a non-smoking rental. No smoking is allowed inside any of the buildings on the Property. No cigarette butts in gravel or yard.
PLEASE KEEP SCREENS AND DOORS TIGHTLY CLOSED TO PREVENT PESTS FROM ENTERING THE HOME. IBR homes are treated on a regular basis; however, pests are a normal part of life in the tropics. Please let IBR know right away if Guest has any issues. IBR will do its best to remedy. The owner retains the services of a professional pest control company for the purpose of maintaining insect control in and around the premises, on a regular basis. However, this Property is in the "Tropics" and insects and rodents can be resistant to complete eradication. IBR cannot guaranty complete control over Mother Nature's insects and rodents and will not issue any refunds due to the sighting of insects and/or rodents.
SUPPLIES
As part of our commitment to ensuring a relaxing and enjoyable stay for our guest, we provide a complimentary set of initial supplies (paper goods and soaps) upon your arrival. These supplies are intended to help you get started and make your transition into our accommodation as smooth as possible. After your initial supply is depleted, it is your responsibility to replenish any additional supplies needed for the duration of your stay.
TRAFFIC
Please DRIVE SLOWLY in our neighborhoods. The speed limits are 10 mph to 25 mph and there are many children and adult pedestrians and bicyclists.
USE OF PROPERTY
Guest may use the home only as a place of vacation. Guest may not use it for commercial purposes, for any unlawful, improper, offensive purpose or illegal activity. Please refer to Guest Book upon arrival for details and instructions concerning use of pool, spa, and/or air conditioning if these amenities are available at the rented Property.
NO PETS OR ANIMALS ALLOWED
NEIGHBORHOOD CONSTRUCTION
IBR is not responsible for any construction noise or inconvenience that may occur during Guest stay. No refunds will be given. Although IBR cannot guarantee full knowledge of any planned or current construction occurring, Guest may contact IBR (90) days prior to Guest arrival to inquire if IBR is aware of construction adjacent to the Property occurring and Guest may choose to cancel at that time IF there is construction occurring that may affect the Property UNLESS Guest has already been made aware of construction during time of or shortly after Guest booking was made.

We enjoyed the condo very much. The porch was particularly nice to drink coffee in the morning. However, 1 bedroom was very hot, even with two fans. We are from Alaska, though, and used to our bedroom being 66 degrees at night. Additionally, I cook a lot and the knives were terrible! It was difficult to chop anything. Maybe add a knife sharpener. Other than that, it was a great home away from home.

Week at Shady Palms
Overall great experience. clean and well furnished. liked the location. grounds are pretty pool clean and we used BBQ for steaks. I recommend this location and would use it again. we used cooler and beach chairs nice to avoid rentals.

Great location and great place. Great value. They provided essentially everything for a great stay.
My only complaint is that their AC units have a 60min max timer, so you have to continue to turn the AC on every hour.
The second bedroom only has a fan but no AC so the room gets hot fast and at night it becomes a problem.

Kona Condo
The condo was easy to find and to access. Had everything we needed for our stay. Accommodations were close to shopping, restaurants, and small beaches. Only complaint would be the wall unit air conditioning (living room and master bedroom) was on a 60-second timer and was noisy. There was no a/c in the second bedroom nor was there any way to get cross ventilation in the unit. Pretty hot and stuffy. The hair dryer in the master bathroom was noisy and sounded like it was on its last legs. Had to buy another dryer for our stay. Overall the stay was satisfactory for our needs.

Once Settled In - Overall Very Good apart from Road Noise
We had some hiccups with communication prior to arriving and we also would have appreciated clearer instrutions for how to use key box, but once we settled in all was generally fine. (Staff did come over to help us right away). The condo is well-appointed, and has a nice welcome basket and helpful binder. Comfortable walk into town. Very clean. Only real downside is that16 hours/day there is CONSIDERABLE noise from the main road - drivers seem to like to play music loud and have loud car engines, so not quite a paradise ambiance. But If this doesn't bother you, then no worries, it was overall a good value.

Shady Palms in Kailua Kona
Lovely little condo close to the pier area of Kailua Kona. (about a 12 minute walk to the pier) Very clean! Comfortable! Have to turn on the AC every 60 minutes due to a timer. There were warnings not to use too much electricity or you would be charged extra but it doesn't say what is "too much" and what extra charges would be. The lanai backs up to Alii Street which is very busy so it is not a quiet place to relax outside. Inside was perfectly quiet though. Great to have a washer and dryer and a kitchen stocked with dishes etc. We were able to cook a few meals rather than eat out all the time. We had to purchase shampoo, soap, toilet paper, sandwich bags, and trash bags during our stay. We enjoyed ourselves and do not hesitate to recommend this accommodation to others.

Home away from home
This two bedroom two bathroom condo/apartment was very clean. The master bed was very comfortable. Lots of pillows. I could sleep with the sliding screen door open and the fan and was very comfortable. The street out the window was noisy but it didn’t seem to bother me or my sleep. The master bath is lovely. I loved the glass rain shower, body jets and hand shower combo. The other bedroom bed was comfortable and the bathroom was good. No a/c in that bedroom. The fan helped. The kitchen was well equipped with everything we needed. I couldn’t find a kettle to make tea, so just used a pot. The TV requires you to have subscriptions for most viewing like most TVs in the US but we aren’t used to that from where we come from. We enjoyed sitting outside on the very private patio. I also appreciated the snorkelling equipment and washer & dryer available for our use. We would definitely consider staying here again if we returned to the island.

Awesome condo - immaculate and the photos and description really don’t do the place justice! Really good size and very well equipped. Even snorkelling kit for your use. 20min walk to the pier, ideal location for Ironman right on the run route. Would def stay here again!

A home away from home
This trip was one of the firsts I’ve had with my partner, and was are from the island of Oahu. I will say that we throughly enjoy the room, and it truly felt like a home away from home! Everything was so close in walking distance! We easily learned how to work the Kona Trolley station and that saved us a lot on money. We loved how spacious the room was for the two of us. The pool was very nice! We visited it 3 times! Lovely neighbors, and easily close to everything. We will be returning on a later date!

Very Comfortable Unit
This two bedroom is very comfortable. Kitchen was stocked with most everthing we needed to cook some meals in the condo. There is window AC units in the living room and master bedroom. The front bedroom dis not and was a bit warm, but ceiling fan did help. Cute little lanai , but Alii drive does make it a little noisy (but to be expected as it is the main drive) to keep door open or to sit out there. The property manager was very responsive and helpful. Wi Fi and TV were great for down time in the evening. Bathrooms were good sized and nicely appointed. Note no tubs if traveling with little ones. Were were not, so perfect for us. We would stay here again when in town!

Great location, cools available to use, very well kept and clean. Full time neighbors next door not to hospitable, said hello and my husband offered to help the son with his car, but they weren’t interested I. His advice, ( my husband is a mechanic by trade.) other than that, it was very, very nice. And had a nice pool, well kept.

Lovely condo in perfect surroundings
This condo offers everything you need and even much more! We’re there for Ironman and felt really comfortable! We loved the location near the beaches, the shops and all the Ironman localities. The cozy terrace was brilliant for a coffee in the mornings. The pool area was brilliant for a barbecue. The climate was good for the night. Thank you for everything. We had a fantastic time in Kona!
