Problems with sewage backup in 2 bathrooms, including backup in showers, which made the use of 2 of the 4 bathrooms unusable for a majority of our stay. 12 people forced to use 2 bathrooms over 7 days was difficult. A plumber did come and worked on the sewage problem for over a day but couldn’t correct the issue. We found cockroaches in the pool area, so we had to watch the doorway when entering the house, so that no cockroaches were crawling in. The neighbor was very rude, yelling at us especially when the grandkids used the pool. Parking area can only for 2 vehicles in it, we had 3 vehicles so 1 had to be parked on the lawn of what looked liked another neighbor. We have never had so much issues with any of the other properties that we have rented. I emailed the property management and asked for a 25% refund due to the sewage issue and other issues that we experienced but didn’t get a response. I wouldn’t recommend renting from Boutikia Home management. We had a 9 day stay and didn’t have a good experience.

We traveled all the way from New York and only had airplane food that day so when we arrived at the house we were so happy to see a welcoming basket that had pineapple, drinks and chocolate in it! Check in process was easy. The house is so close to the beach which made it so nice with 4 kids. We tried to do as much as we could during our stay - would definitely recommend going to a Luau and Kualo Ranch! Thank you for allowing us to stay at your house!

The home was very clean and had plenty of kitchen utensils, pots/pans and dishes. Basic supplies like toilet paper, dishwasher and washer soap was plentiful. Manager was responsive to questions. Good location to walk to beach. Supplied beach towels, boogie boards. Overall a wonderful experience for the family.

Terrific house steps from the beach

Spacious and well-equipped home with four en-suite bedrooms and a very nice kitchen. Great communication. Excellent location right in front of some of the best boogie boarding and body surfing waves on Kailua beach. Hope to be back soon!

Family week in Kailua

House and pool are in excellent condition, everything worked great as indicated. Plenty of space for 8 adults. Binder with directions was very clear and if we had questions we'd go to that first and then call our contact. I would note that the Koi pond requires a fair bit of attention and so we saw the host on multiple days keeping it in good working condition. Location to the beach, Kailua town and Lanikai beach are so convenient. We mostly walked and biked about town.

Great location close to beach, roomy

I highly recommend this home. The beach is just a few minutes walk away through the beach access. The home is in a great neighbourhood for walking. It's a quick drive to the town. Nice pool, comfortable beds, and room locations allowed for lots of privacy. Noe, the property manager, was lovely and wonderful to deal with. This was the perfect home for our family.

Best vacation ever

Our stay was absolutely fantastic. This was probably the best vacation we've ever had, and our stay here absolutely helped to make that possible. The house is beautiful and in the perfect location: 5 minute walk to Kailua Beach and 20 minute walk (5 min drive) to downtown Kailua. We had 2 families with us (4 adults, 1 teenager, 3 kids, 1 toddler). The layout was unique with 1 bedroom accessed from the Koi Pond area and 1 bedroom accessed from the pool area. All bedrooms were spacious and the largest bedroom worked perfectly for our family unit with my wife and me in the king bed, our 6 year-old on the air mattress in the room, and our toddler in the pack-n-play in the large attached walk-in closet which essentially meant he had his own room. The driveway fit 2 SUVs easily and we had the security of the driveway gate to close at night. The pool area was lovely and there was pleanty of beach and swimming equipment fo us to use. One of my favorite parts was the kitchen with large dining table that fit our whole group for many family meals. The house can only be rented once in a 30 day period due to a Honolulu ordinance, but they allowed us to pay just for the 9-nights thay we stayed. The property manager, Noe, was wonderful and greated us with check-in information as soon as we arrived on island, and was available immediately to assist us when we were having trouble figuring out an issue with one of the gates. 10/10 would recommend. We hope to return in the future!

Zen Paradise

The house is listed as a Zen Paradise and it truly is. There were nine of us and it was perfect. The four separate suites made us feel very private although the common area was beautiful, large well lit and offered us everything we would need for the perfect vacation. Everyone loved the swimming pool, and the Koi pond was gorgeous and peaceful. The beach was just a few steps away. Totally private with the security gate from the street and another secure gate to enter the property. Totally recommend 100% to anyone looking for a wonderful vacation. Kailua beach is beautiful would love to stay there again next year for a month. Noe is an amazing person to work with.

Scruggs Get-Together

Check in was easy and the place was just lovely! We had plenty of space. All the rooms had AC. There were plenty utensils and kitchenware. The laundry room was essential so we were able to keep up with that. The pool was really nice although the last 2 days had to be cleaned so we weren't able to get in, but the beach is so close, it wasn't a problem. The Koi pond was excellent to read by and we thoroughly enjoyed our vacation there! I'd highly recommend the place! Dee

Nice location and pool

we liked this home quite a bit, a/c only in bedrooms, main living area was a bit warm in June/July, floorplan ideal for large family. Some minor issues/quirks with the home but we found Noe the property manager to be just great, very responsive and on top of things. Will definitely rent this home again, terrific location, steps to the beach

Amazing

I’ve stayed at half a dozen Kailua rental homes over the years and this was one of the best. Many are kinda beat up, they are rentals after all, but this home is was in great shape. Close to the beach and it has a good pool. Plenty of room and privacy

Incredible place and location!

We really enjoyed staying at Zen Paradise! It was very comfortable for our group of 9 people. Access to the beach was literally steps away. The pool was great and provided a lot of fun after all of our beach activities! Noe was on top of all of our needs and was very responsive. Our entire group definitely recommends this place and we hope to stay here again sometime down the road!

Description was misleading

Awesome location! Kitchen well stocked. On site property manager (Noe) was super nice and responsive. BUT, it does not sleep 12. More like 8. You can have 10 if you want two people to sleep on an air mattress in the master bedroom or the living area (no other rooms can fit the air mattress). Kitchen and living room are not air conditioned which wasn't always pleasant. Two of the rooms cannot be accessed from the main house - you must go outside to get in. Chasing/catching toads that are attracted to the pond (but can be fatal to the koi) is not fun. Master "shower" was horrible - water pressure was about the same as the sink. It was unusable and forced us to use different bathrooms.

Truly Paradise

Noe was an excellent host - very welcoming and attentive to our questions and comments. The home had just about everything we could ask for. It was clean; appliances seemed new; very convenient location to everything. The koi pond was an added bonus.

daughter's wedding... 6 adults and 1 child...place is very relaxing, love the zen garden out front and the pool was nice, short walk to nice quiet beach. only complaint was the air-conditioning in one bedroom not working they couldn't fix while there the week so slept on air mattress in someone elses room. no air conditioning in main part of house was a little warm after all day outside in heat. breeze doesn't blow through much could use AC in that part

Great Location & Great Property

The property was in a great location. It was nice and clean. Property manager was very helpful and responsive. It had everything you need for your family vacation get away. I would recommend staying at this place. It is centrally located in between North Shore and Waikiki. Car drive to those location are generally 30 to 40 minutes depending on traffic. My family and I will stay here again if we come ever come back.

Perfect vacation

This property was wonderful! We had plenty of space for 3 families (4 kids). The property had everything we needed. The beds were very comfortable and the kids loved the pool. We drove to several beaches during our stay. The beach by the house, Lanikai, was one of the best. The property manager was very responsive to all my questions. Our only suggestion is to get air conditioning in the living/kitchen area. It got rather hot each day even with the doors open.
