This is a private apartment (1 set of stairs)
The apt can comfortably sleep up to 9 people. 1 Queen sized bedroom. 1 bedroom with full sized bunk bed with storage below. 1 other bedroom with 2 twin beds. The living room couch is a large sectional sofa that can sleep 1 person!
The apt features a large kitchen equipped with cooking essentials, spices, pots & pans, glasses, cutlery+utensils as well as complimentary coffee.
A brand new dedicated washer and dryer is located next to the kitchen for your laundry needs, free of charge.
The street does have some street parking available, otherwise there is a public garage nearby.
There are 2 smart TV's throughout the apartment, 55 inch smart TV located in the living room, and a 50 inch smart tv in the bunk bedroom. You'll have access to xFinity high speed internet on a devoted network with upload & download speeds up to 500mbps.
Access to a strip of nice restaurants and bars.

- Check-in: 4:00 PM – 10:00 PM
- Check-out: 10:00 AM.
- STRICTLY No Extra/ Overnight Guests. Please message us beforehand for confirmation.
- Quiet Hours: 9pm -7am : No exception
- Unplug all unused appliances, hair dryer, laptop chargers from socket when leaving the home.
- Turn off the stove, oven, and AC/heater when leaving home.
- No Smoking of ANY KIND inside/outside/in front of property ($1,000 Penalty)
- No burning of candles or incense of any kind in property. ($1,000 Penalty)
- No parties, events, birthdays, bachelor or bachelorette stays. Filming and Photoshoots are prohibited without Host's permission. There is a minimum fine of $1000.
- No MAIL or PACKAGE Delivered here
- No moving or rearranging of the furniture
- No UNPLUGGING of the main electronics
- No Pre-Check in Bag Storage
- No PETS allowed. Violation of this rule will result in a $500 penalty per pet, per night. Double cleaning fee will be applied.
- For safety reasons children are NOT allowed in the laundry area.
- Adult supervision of children on the property at all times
- Remove shoes and place them in shoe rack upon entry, no shoes inside the home.
- Place dirty dishes in Dishwasher and start cycle
- Do not leave any leftover food or drinks in the refrigerator when checking out
- No crypto mining or use/charging of any belongings that require more than usual electricity. You will be billed for any electric/gas/water charges in excess of the usual day to day usage.
- No loud noise or music past 9:00 pm. Home is in a city designated Quiet Zone
- DO NOT DISTURB NEIGHBORS. Please be respectful of the neighbors.
Bunk Bed Use – Warning Notice
WARNING: USE AT YOUR OWN RISK
This property includes a bunk bed for your convenience. However, please note the following safety warnings: • The upper bunk is not suitable for children under the age of 6. • Maximum weight limit for the top bunk is 220 lbs (99 kg). • Use the ladder provided to access the top bunk. Do not climb on furniture or bed frames. • No jumping, or rough play on the top bunk at any time. • Always use caution when climbing up or down.
Failure to follow these safety guidelines may result in injury. By using the bunk bed, you acknowledge that you do so at your own risk.
Bunk Bed Waiver of Liability
By staying in this unit and using the provided bunk bed, you agree to the following:
I understand and acknowledge that the use of a bunk bed carries inherent risks, including but not limited to falls, injuries, or accidents. I voluntarily assume full responsibility for any risks of injury or damage resulting from the use of the bunk bed during my stay.
I hereby release, waive, discharge, and hold harmless the property owner, and host from any and all liability, claims, demands, actions, or causes of action whatsoever, arising out of or related to any loss, damage, or injury that may be sustained while using the bunk bed.
This waiver is binding upon me, my heirs, executors, legal representatives, and assigns.
**** Guest Limit Policy: Only the number of guests listed in the reservation (maximum of 10) are permitted on the property. This policy is strictly enforced for insurance purposes. Any additional overnight guests beyond the registered number are prohibited and will incur a penalty of $200 per person, per night.
**** Reservation Policy: The VRBO account holder who made the reservation must be present for the duration of the stay. Failure to comply may result in the immediate cancellation of the reservation without a refund, in accordance with our booking policy.

• There is one active recording cameras monitoring the front main entrance of the unit. The camera records both video and audio only when motion is detected in the area.
• A smart noise monitor device is installed in the living room. This device monitors noise decibel levels and detects any signs of smoking. However, it does not record audio or video.
• All camera devices are located outside the property and are positioned away from the interior to maintain your privacy. No indoor cameras are present, and the devices remain operational 24/7.
***Booking Requirements*** • Guests must be 25 years or older to book this property. A government-issued ID will be required to confirm the reservation.
***Noise Policy:*** To comply with the city’s noise ordinance and marked Quiet Zone neighborhood, we kindly ask our guests to avoid loud noises after 9 PM. Violations of this ordinance will be reported to Airbnb, and appropriate actions may be taken, including notifying local authorities or involving our security team. Please respect the peace of our community and neighbors during your stay.

This was a great location for visiting NYC. A bus stop that takes you directly to the city is right in front of the apartment. The lobby looked a little sketchy, but the apartment itself is very nice and comfortable.
