The Space:

Welcome to this beautifully crafted custom home in the heart of Jamesport, offering a bright and airy open-concept layout designed for both comfort and style. The sun-filled living space features a striking river rock fireplace with a wood-burning insert, seamlessly flowing into a spacious dining area and a chef-inspired kitchen complete with quartz countertops, stainless steel appliances, and a built-in kegerator.



This 3-bedroom, 2.5-bath residence spans approximately 1,947 square feet. The first-floor primary suite features a king bed and an en suite bathroom with bidet. Upstairs, the second bedroom offers a queen bed and futon, and the third is a bunk room with a twin-over-full bunk and twin trundle, plus a dedicated desk for remote work. Additional thoughtful details include custom flooring, central air conditioning, three smart TVs (primary bedroom, living room, upstairs bedroom), and a functional laundry/mud room with a wash station.



Step outside to enjoy a private backyard oasis with a large patio, Jacuzzi hot tub, and a wood-burning fire pit overlooking scenic farmland views, perfect for relaxing or entertaining year-round.

Seasonal Availability of Outdoor Amenities

Please note that all outdoor amenities, including patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.



Due to the climate of the Northeastern U.S., hot tubs will typically only be available for use from Memorial Day to Labor Day. If your booking falls outside of that time frame and you intend to use the hot tub, please be sure to inquire if it will be available for use prior to booking.

IMPORTANT NOTES:

- The primary renter must be at least 25 years old.

- No pets allowed.

- The property is on a septic system. Please flush only toilet paper.

- No smoking on the property.

- For stays of 21 days or more, utility expenses, including electricity and gas/oil charges, will be calculated based on the actual duration of the guest's stay upon receipt of the utility bills from the Owner.

- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.

- For guest safety, exterior Ring cameras are present at the front door, driveway, and rear of the house. There are no interior cameras.



Guest Access:

Guests have full private access to the home, patio, and yard. Driveway parking is available. Check-in instructions provided prior to arrival.

A car is recommended. The property is residential with limited public transit. North Fork vineyards, farm stands, and beaches are within a short drive.



Other Things to Note:

Cancellation Policy

- Bookings canceled at least 30 days before the start of stay will receive a full refund.

- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

- Cancellation due to storm is non-refundable.

- This cancellation policy is not applicable for HVMB guests.



Guest Insurance

As part of booking, we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance covers incidental damages to the property during your stay and does not cover cancellation due to illness or other reasons. For longer term stays we require a refundable security deposit. If something happens by mistake or accident, let us know. You are covered.
