Loud noise is prohibited after 10:00pm and before 9:00am per City Ordinance enforced by the local authorities. Failure to adhere to city ordinances will result in immediate eviction.

Pool Heating Fee $25/night applies for entire stay, prior notice required. Pool Heater can not function in if outside temperature drops below 50 degrees.

1. Primary guests must sign our Rental Agreement and provide a valid government ID before check-in.

2. Check-in & Checkout

Hours: Check-in 4:00 PM | Checkout 10:00 AM.

Late Checkout: Unauthorized stays past 10:00 AM incur a $100/hour fee. Over 2 hours incurs a full nightly rate.

Requests: Early/late access requires 24-hour notice and a fee.

3. Pool, Grill & Maintenance

Safety: No safety barrier around the pool. Children must be supervised at all times.

Pool Heat: Optional for $25/night (entire stay only). 24-hour notice required.

Grill: Please clean after use to avoid extra cleaning fees.

Refunds: No credits for temporary failure of non-essential amenities (pool, grill, apps). Report issues immediately.

4. Occupancy & Noise

Limits: Max 10 guests. No parties or unregistered visitors.

Quiet Hours: 10:00 PM – 7:00 AM. Violations result in immediate eviction and a $300 fee.

5. Smoking & Pets

Smoking: 100% smoke/vape-free indoors. $599 deep-cleaning fee for violations.

Pets: Up to 2 pets allowed with prior approval ($100/pet). Keep pets off furniture. Unauthorized pets incur a $350 fee.

6. Property Care & Parking

Parking: Driveway only (accommodates 3-4 vehicles). Garage and street parking are strictly prohibited.

Furniture: Do not move indoor or outdoor furniture. Violations incur additional relocation and cleaning fees.

Putting Green: Do not use professional clubs on the putting area.

Trash: All trash must be bagged and placed in side-yard bins.

7. Climate & Checkout

Nature: Florida is tropical; occasional insects/wildlife may occur. No refunds for nature-related encounters.

Departure: Set AC to 75°, lock all doors/windows, and start the dishwasher.

By booking this property, guests acknowledge and agree that no refunds will be issued for:

Temporary unavailability of non-essential amenities (pool, grill, Wi-Fi, TV apps, smart devices)
Nature-related encounters (insects, wildlife, weather)
Early departure or change of plans after check-in
Failure to read or follow house rules prior to booking

All issues must be reported immediately during the stay to allow the host the opportunity to resolve them. Refund requests submitted after checkout will not be considered.
