The good: Location and condition of the property: Excellent The bad: - Cleaning service was not as good as expected - Previous to check in we were advised that we could be charged extra if exceeded the amount of power consumed, therefore we were extremely careful about turning everything off when not in at the Villa, which by the way was most of the day, nevertheless we were still charged at the end based on a calculation that didn't seem to be properly done. It looked more like extra money that someone wanted to make besides the total bill.

We stayed at this beautiful villa in Ixtapa the week of Christmas with a family of nine, and it was absolutely perfect. The home had plenty of space for everyone to relax comfortably, and the layout made it easy for us to spend time together without ever feeling crowded. The location couldn’t be better—just steps to the beach and pool, with the soothing sound of the waves and stunning sunsets every evening. It truly felt like a peaceful getaway and the perfect place to make family memories. We would happily stay here again and highly recommend it!

(BEWARE) Not as advertised

The Villa was double booked despite us reserving it 5 months prior. We were down graded to a separate location that was away from restaurants and stores. I highly advice you to look elsewhere because the owner and the property manager do not communicate effectively and could potentially double book your stay which is what happened to us. It seems to me like they do this often.

Loved our stay at Villa 12. Main floor very spacious; comfortable furniture. So enjoyed the ocean side patio and sound and sites of the ocean for morning coffee. Beautiful pool with comfy lounge chairs. Short walk to amenities in Ixtapa. Kitchen has great appliances; air fryer might be nice! Very easy to communicate with owners and managers. Can hardly wait to return.

Resort smack in the middle of the crescent beach.

The property is beachfront, yet adjacent to the pool and the rest of the resort. The kitchen was spacious, as was the living area. The bedrooms were comfortable and everything was in working order (kitchen faucet had a drip). Jair at the property management was responsive to every question or request we had during our 12 day stay. The beach was safe and fun during the Holidays. We enjoyed the restaurants and shops in Ixtapa and Zihua. Lots to do in this area. Taxis are reasonable and seem to have fixed prices to/from Zihua. Beautiful place.

simply incredible

The location it offers is excellent, approximately 10 meters from the beach, it has parking and total privacy, you have the pool on one side, it seems to me that it is one of the best options since you are extremely close to the beach and the pool which makes it very comfortable, also the very well-equipped kitchen and the rooms with good space and clean.

We were 9 people in total, we stayed for 6 nights, the house was very spacious, everything was very nice, the house is within a hotel area but it didnt bother us. All in all the whole experience was very good! I give it an 9 out of 10.

Family Vacation

Amazing place to stay and Amazing staff. It's just like you see it in the add. I welcome anyone that has doubts in renting it, the pictures and website It's real. Beautiful home for the whole family

We enjoyed the entire experience staying here. We drank the first (complimentary) jug of water on the first day. Front desk offered very little assistance however the bell man, Raphael, was happy to have two new ones brought over (for 50 pesos each) The kitchen is fully stocked, including storage containers for leftovers. The beds are very comfortable, the showers have great water pressure, the towels are good quality, the view from the master bedroom is breathtaking, seating for eight around the kitchen table and six on the outdoor patio. Additional information: The two rooms opposite to the master only have one electrical plug available to use, two if you unplug the lamps. Plan to bring a multi-plug for ease of use. Internet (wifi) does not reach the second floor. For tourists, bring a wifi extender or plan to be on the main floor. The screen is not connected to the base of the door therfore it doesn't offer full protection. 90% locals stay at this hotel. Not an issue for me as my inlaws are local. The nightly entertainment was good fun. Don't miss the Mexican show on Sundays, it was beautiful.

great location

overall it was great. the location with house facing the beach is fabulous. there was an issue with washer/dryer cabinet being locked. we called several times and was told they had to get us a key to the cabinet. that never happened so when the housekeeper came to clean she opened it and told us the washer didn't work, only the dryer. there were also dirty dishes in the cabinets.

Perfection!

Our group had an absolutely wonderful experience at this Villa. So clean, comfortable, relaxing! All appliances worked perfectly. Plenty of options for showering and space to put clothing, get ready for a day on the beach (steps away) or to town. Still hearing the sound of the waves and remembering the unbelievable sunsets! Axel is the Man. Very responsive and helpful. The food and drinks we bought at the resort were excellent! Check in and out was a breeze! Everyone was so kind and helpful. We would definitely stay here again!

Amazing stay at Tesoro Resort Condo

We travelled to Ixtapa from Canada as a family of 5 (husband/wife and three adult children) and have been to the area multiple times over the past 10 years spent entirely at all-inclusive resorts. This was our first time renting a condo and after spending 10 days over Xmas/New Years, we are definitely sold on condo living in Ixtapa. The pictures provided are accurate, the condo is clean and spacious, has all the amenities and sleeps three adult couples quite comfortably. Not sure I would add a 4th adult couple but kids/teenagers for sure, as the condo does sleep 10 with bunks and pull outs. The owners are good at getting back to you if asked questions, and Axel (property rep) and Carmen (housekeeper) are awesome! We had one maintenance hiccup with the gas stove, but Axel was on it, and it was fixed the same day. The only other issue (if we can call it that) was we had planned to have the condo’s other staff member cook for us over the 10 days, but she was on holidays. Only advice would be to ensure this is lined up before you arrive, as it took some time to find a replacement cook who unfortunately was only available for the last half of our trip. Understandable given the holiday season. However, Rosa Elia was wonderful and prepared two meals for our family that were amazing! Having someone local to the area come in and provide a food and cultural experience to our family was incredible and would highly recommend! For those that have never travelled to Ixtapa, the beach is the best and the condo makes it even better being only 25 steps away. We did not use the pool, as we spent our time on the beach, but it was very busy and line-ups at the bar could be very long. We were grateful to just pop into the condo to top up our beverages! We would definitely consider returning! Thank you to Axel, Carmen, Rosa Elia and Lisa/Jeff for letting us stay in your little piece of paradise. We had a wonderful trip!
