The Space:
The condominium has basketball court, and direct access to the beach. Enjoy a wonderful stay in our beloved Isabela, where the people are friendly, the beaches are crystal clear, and the food is exquisite. Families will be able to enjoy the beautiful nature of the northwest area of the Island. In the beach area, you will find the bicycle path where you ride a bicycle or rent an electric scooter and cruise along the different beaches. And also, nearby, there is horseback riding by the beach, snorkeling, scuba diving, surf lessons, and other fun activities under the sun. Also, in the next town, Aguadilla, you will find “Las Cascadas Water Park.” In San Sebastian, you will enjoy“Gozalandia Waterfalls.” For nighttime fun, there are multiple bars and restaurants. Surfers can find beaches with diverse levels of difficulty: Jobos, Middles, Secret Spot, Wilderness, and Surfers Beach, among others.

The Neighborhood:
The property is located in the North West part of Puerto Rico. This area have little traffic, it is quiet and safe. The residents of this area speak Spanish and most also speak English. There are restaurants and bars on a walking distance to property. For anything else we recommend a rental car. This is a small Island and it is easy to get around.
Getting Around:
There is no public transportation. Driving around is easy, all places of interest are marked on the GPS.

Beachfront Living & Natural Conditions
Staying by the ocean is a unique and beautiful experience, but it differs from city or countryside living. Our property is located on Puerto Rico’s northwest coast, where steady ocean breezes carry fine salt and sand inland.
Due to these natural coastal conditions, guests may notice salt residue, light rust on metal surfaces, fans, or air conditioning units, minor stains on windows, sticky or slightly slippery floors due to humidity, and other environmental effects despite regular professional cleaning.
We perform a thorough cleaning and inspection after every checkout. However, these conditions are a normal part of authentic beachfront living and may vary based on weather and the apartment’s location within the complex. These natural conditions do not qualify for refunds, credits, or discounts.
Local Beaches & Ocean Conditions
Puerto Rico offers diverse beach environments that change daily based on weather and swell conditions.
• North and East coasts are generally wavier
• South and West coasts are usually calmer
The beach directly in front of the complex is not suitable for swimming. During calm conditions, a shallow tide pool may form between the reef and shore.
Nearby beaches include:
• Jobos Beach – ⅔ mile east (walkable, sandy, and lively)
• Shacks Beach – 1.5 miles west (ideal for snorkeling)
• Montones and Teodoro Beaches – about 5 minutes by car (calmer waters)
• Crash Boat Beach (Aguadilla) – about 20 minutes by car
Ocean conditions vary and can change quickly. Guests are responsible for checking surf conditions and swimming at their own risk. Beach and ocean conditions do not qualify for refunds or discounts.
Bugs, Wildlife & Tropical Environment
Puerto Rico’s tropical climate naturally supports insects and wildlife, particularly in beachfront and outdoor areas. Our apartments are professionally treated for pests on a monthly basis; however, occasional sightings of ants, mosquitoes, small insects, or outdoor creatures are normal—especially after rain and during evening hours.
Flying insects are naturally attracted to light after rainfall. To help minimize their presence, please keep doors and windows closed and limit bright lighting inside and outside the unit. Despite these precautions, insects may occasionally enter the apartment.
Guests may also encounter iguanas, stray cats or dogs, or small rodents outdoors. These animals are generally harmless. Please do not feed or approach them.
If you have a strong sensitivity or phobia toward insects or wildlife, we kindly recommend selecting accommodations outside of tropical or beachfront areas.
Encounters with insects or wildlife are natural and do not qualify for refunds, credits, or discounts.
Storms, Rain & Hurricane Season
Hurricane season runs from June 1 through November 30. Rain showers, humidity, and changing weather conditions are common year-round in tropical destinations.
Weather-related conditions, including rain, storms, tropical systems, high winds, or related inconveniences, are beyond our control and do not qualify for refunds or discounts.
We strongly recommend purchasing travel insurance to protect your trip against unforeseen weather events.
In the rare case that essential utilities (power or water) are interrupted for more than 24 consecutive hours due to major weather-related events, a 25% nightly-rate discount will be applied, prorated based on the duration of the outage.
No refunds or discounts are provided for internet outages.
Travel Disruptions & Flight Cancellations
Airline delays, cancellations, missed connections, or transportation issues are beyond our control. We do not issue refunds or discounts for reservations impacted by travel disruptions of any kind.
Please review our cancellation policy before booking and consider purchasing travel insurance to protect your trip.
Utilities
Electricity and water services in Puerto Rico are generally reliable but may occasionally experience brief interruptions.
If a disruption of power or water lasts more than 24 consecutive hours, a 25% nightly-rate discount will be applied to the affected nights, prorated by the hours without service.
Internet service speed and reliability may vary. No refunds or discounts are offered for connectivity issues.
Swimming Pool, Beach Access & Common Areas
The swimming pool and common areas are managed by the condominium administration. While the pool is generally open, it may close temporarily due to maintenance, safety concerns, weather conditions, or administrative decisions.
Beach access is available through the wooden bridge located in the center of the complex.
Temporary closures, restricted access, rule enforcement, or any pool-related issues do not qualify for refunds or discounts.
Please review and comply with the following rules, which are actively enforced by security and condominium administration:
Swimming Pool Rules
• No pets allowed in or near the pool area
• No food or drinks permitted in or around the pool
• No bicycles, skateboards, or similar equipment around the pool area
• No smoking in the pool area or surrounding perimeter
• No adult floating devices (tubes), tables, or chairs inside or around the pool
• No playing with sports balls (volleyballs, footballs, basketballs, baseballs, tennis balls) in or near the pool or green areas — use designated courts
• No water guns, water balloons, or similar games near the pool or green areas
• No loud noises, loud music, or screaming in pool areas, gazebos, hallways, apartments, or surrounding spaces that disturb residents at any time
Green Areas & Common Areas Rules
• No placing chairs, tents, hammocks, tables, BBQ grills (gas or charcoal), or furniture in green areas
• No volleyball games near the pool or green areas — use designated volleyball area near the boardwalk
• No water guns, water balloons, or hand games in green areas
• No loud or disruptive behavior that inconveniences residents at any time
Sports Courts
The condominium offers tennis and basketball courts. Availability may vary due to maintenance, scheduling, or administrative decisions. Court access is not guaranteed and does not qualify for refunds or discounts.
Property Care & Guest Responsibility
Each apartment is individually owned and equipped with essentials such as towels, cookware, and utensils. All provided items must remain inside the apartment.
Guests are responsible for maintaining the apartment in good condition.
Permanent stains (including makeup), damaged items, or excessive mess beyond normal wear and tear will be charged at replacement or repair cost.
Housekeeping Note:
The cleaning fee does not include the following services:
• Trash disposal ($10.00 charge)
• Washing the dishes ($20.00 charge)

Great place
We enjoyed our stay. The apartment was clean and well equipped. The contact with the owner was jo perfect. The location is great, a decent complex with a pool, right on the beach and within walking distance of the restaurants.
