Condo is as described and very clean. It is so close to the beach and stocked with beach equipment! Frank was an amazing host to work with and very responsive. I would 100% recommend this rental and would stay here again.

Clean nice modern.Main toilet had a lever problem and was continuously running.I constantly had to pull the cover off to adjust it. It might need replacing .We might have missed it but maybe it should have been more clear about toiletries.

I had a great stay at this beachside condo! The unit was spotless and well-maintained, making it easy to relax and enjoy my time there. The location was perfect—just a short walk to the beach and close to restaurants and shops. Communication with the owner was excellent from start to finish; they were responsive, helpful, and made the whole process smooth. I’d definitely stay here again!

You are steps from the beach and the condo comes with beach toys, wagon, etc to make the short trek even faster. The on-site playground, beach bar and restaurant were also lifesavers for many nights the week we were there and too tired to go anywhere after playing all day on the beach.

Once again for the 5th year in a row we had a great stay at AR116. The weather wasn’t the best the entire week but we still made the most of it and had a blast! Frank provides the best place to stay on the island for me and my family! Can’t wait for next year!

The condo was spacious, clean and perfectly close to the ocean. The only thing I suggest is a better mattress in the main bedroom, it is not great but overall we would stay here again!

The unit was even better than we were expecting. There were a few things updated that weren’t shown in the photos which is always a nice surprise! The unit is fantastic and had everything we needed. Also, during our two week stay, we experienced tropical storm Debby. Frank, the host, was very communicative throughout everything. I have been coming down to hilton head beach and tennis resort every year since I was born and this is one of my favorite units so far.

Great location to beach! Condo is perfect!! Air conditioning was amazing along with ceiling fans!! Cart and beach stuff was a great addition! Only used the cart but there was a lot more if needed. Only suggestion would be to update the living room furniture

The location of this condo is perfect. Just steps to the beach! The owner is easy to work with, very accommodating, and provides everything you need for your vacation. The only negative I have is the mattress on the pull-out couch is very thin. We ended up using an air mattress instead. Otherwise, we would definitely stay here again!

The proximity to the beach was wonderful. We walked miles on the beach each day. Condo had everything we could need. Location was ideal to get anywhere on the island easily. Parking was ample and easy to navigate. Frank was communicative and just a thoroughly lovely host. Would recommend this spot wholeheartedly.

This condo was perfect for our weekend getaway. Frank has everything you need in a clean, well kept condo. He checks in your vehicle so all you have to do is walk in and get your pass. It was so nice to have everything done and just enjoy our vacation. Plus, if you do have any issues (which we did not) he makes himself easily reachable. We loved this condo and would recommend it to anyone who wants to stay on HHI.

This is our 3rd trip to Hilton Head, and our first stay at Hilton Head Beach and Tennis Resort. We absolutely loved our stay in the condo. It was probably the most well-appointed condo we have stayed in with everything, including beach umbrella, chairs and cart. We had 2 adults and 2 older teenagers, and it fit our needs perfectly. I especially enjoyed the large deck and quick walk to the beach. However, it was crowded! We normally stay a little farther up the Island, and didn’t realize this resort was so close to public beach access. This made it a bit harder to find a spot on the beach than we have had in the past. Also, the property doesn’t allow outside deliveries for food and groceries (you have to pay a $5 fee), which I did not know prior to staying. I had ordered groceries on the trip down and then had to leave the condo that night and go to the main building to pick them up. I appreciate the extra precaution for safety, but have never had this issue at other resorts. With that being said, Frank’s wonderful condo more than made up for any negatives!

This is a wonderful condo on the beach. We have been oming to HH for 9 years now, and would recommend this condo to everyone. Just steps to the beach and a relaxing day of sun and surf. Frank, the owner is amazing to work with. Book a stay, you won't regret it.
