The place was very clean and the host was great. The weather was not so good—-raining the whole time we were there. We still had a wonderful time visiting each other—friends for over 50 years and see each other once a year. We would come back next year, Great place!!

This is my second time staying at Frank’s property and I will definitely be back again! I’ve been going to Hilton Head since I was young and have always stayed at this resort. Frank’s place is one of my favorite stays! It is the perfect size and close to the beach. Everything was clean and updated. Frank was extremely responsive both before and during our stay. I highly recommend staying here!

This was the best-equipped condo I've ever stayed at in Hilton Head. This is also the nicest unit I've stayed in on the HHBT property, and was completely true-to-photo. The owners were exceptionally responsive and easy to work with. Will definitely be looking to book this unit again next summer.

Great Condo

The condo was very clean and well stocked. We loved the close access to the beach. We enjoyed the smaller pool that was walking distance to the condo. The resort has everything you need! Great host communication. We can’t wait to come back!

This has to be one of the best condos at Beach and Tennis! We loved everything about this condo! This may not be a big deal to all but having ceiling fans in allRooms were awesome!! We definitely be back!

Great place!

Condo is as described and very clean. It is so close to the beach and stocked with beach equipment! Frank was an amazing host to work with and very responsive. I would 100% recommend this rental and would stay here again.

Clean nice modern.Main toilet had a lever problem and was continuously running.I constantly had to pull the cover off to adjust it. It might need replacing .We might have missed it but maybe it should have been more clear about toiletries.

Great Stay!

I had a great stay at this beachside condo! The unit was spotless and well-maintained, making it easy to relax and enjoy my time there. The location was perfect—just a short walk to the beach and close to restaurants and shops. Communication with the owner was excellent from start to finish; they were responsive, helpful, and made the whole process smooth. I’d definitely stay here again!

Great location and kid-friendly

You are steps from the beach and the condo comes with beach toys, wagon, etc to make the short trek even faster. The on-site playground, beach bar and restaurant were also lifesavers for many nights the week we were there and too tired to go anywhere after playing all day on the beach.

Another Amazing Stay!

Once again for the 5th year in a row we had a great stay at AR116. The weather wasn’t the best the entire week but we still made the most of it and had a blast! Frank provides the best place to stay on the island for me and my family! Can’t wait for next year!

Even Better Than Expected

The unit was even better than we were expecting. There were a few things updated that weren’t shown in the photos which is always a nice surprise! The unit is fantastic and had everything we needed. Also, during our two week stay, we experienced tropical storm Debby. Frank, the host, was very communicative throughout everything. I have been coming down to hilton head beach and tennis resort every year since I was born and this is one of my favorite units so far.
