    * Please do not park in front of the yellow fire hydrant and on top of the metal manhole cover of swage system and storm drain across the street. It is illegal to park at these spots even though they are not marked red. We don’t want you to get a parking ticket.

    ★☆ HOUSE RULES ☆★
    * No visitors to the house without prior consent of the owner. No visitor policy is implemented to enforce county STR regulation, and ensure safety.
    * Smoking is not allowed inside the house.
    * Quiet Hours: 10:00 PM – 8:00 AM weekend 9:00 PM-8:00 AM Weekdays
    * Pets are allowed with host’s approval.
    * No event, parties, or large gatherings
    * Please report any damages that occur during stay
    * Early check in and late check out. Please check with host.
    If you need a late checkout, please inquire in advance. Depending on upcoming bookings, we will try our best to accommodate you.
    * Extra Guests: If more guests than permitted are found at the property, we reserve the right to deny entry based on policies. Extra guests will be treated as trespassers. An additional fee of $50/night per extra guest may apply, or we might request that you vacate the property.
    * If uncertain about guest numbers or daytime visitors, please reach out. We aim to prevent any misunderstandings.

    3 minutes’ walk, 1 block to Rancho Corral De Tierra hiking trail which is part of the Golden Gate National Recreation Area.


    ESSENTIALS PROVIDED: Our kitchen is equipped with a coffee maker, rice cooker, toaster, Keurig, blender, pots/pans, silverware & knives, plates, coffee cups, glasses, grilling utensils, and wine glasses. We provide linens, blankets, comforters, towels, hand towels, wash cloths, dish cloths, and hand soaps. We also provide a starter kit of toilet paper, paper towels, laundry/dish detergent, shampoo, conditioner and soap. A CVS is nearby (10 minutes’ drive) if you need additional items for your stay.

    Additional Information:

    This home has strict rules to accommodate 10 adults in addition to children under age 12. All children 12+ are counted as adults.
    The initial rate includes accommodation for up to 8 guests, and for each additional guest, there is an extra fee of $35 per night per guest, which covers essentials and utilities. The maximum number of guests the listing can accommodate at is 14.

    For the safety of all guests and the property, we have two security cameras on the outside of the home for your protection. A Ring camera at front entry and the other is on the patio wall outside the sliding door of the second floor. For your privacy, there are no cameras inside of the home. Pls don't tamper w/ camera. Any tampering with or disabling of these cameras (including unplugging, covering, or altering their function) will result in forfeiture of security deposit or $500 fine.

    This home has two separate units. The downstairs unit is occupied by a long-term tenant. While smoking is not permitted inside both units, the downstairs resident does smoke occasionally. You may notice a light smoke odor in the garage area on the third floor at times.

    Dog Policy:

    We are honor to host you and your family. We have a dog ourselves, so we understand how important dogs are to our families. However, we have had unpleasant experiences with dogs staying at our houses and that is why we put down the rule that no pets without prior authorization. Due to the extra cleaning fee, wear and tear of the house and liability, we charge $50 per pet per day fee. It caps at $300 per stay per pet. Thanks for checking with us prior to your stay. If you didn’t declare a pet fee at the time of reservation, a request will be sent for pet fee. We ask our guests to follow the dog rules below:

    1. Please make sure that the dog is always supervised.
    2. Please don't let the dogs on furniture. This will be very much appreciated since all our furniture is new in the house.
    3. If you must leave your dog alone, please put them in their crate or kennel.
    4. Please pick up their dog poops in the backyard.

    LATE CHECKOUT:

    Checkout time is 11:00 AM. Our housekeeping team is scheduled to arrive promptly at 11:00 AM to prepare the home for incoming guests.

    If you require a late checkout, we are more than happy to work with you whenever possible. Advance approval is required, as housekeeping must be rescheduled in order to accommodate a later departure.

    This policy applies only to unapproved late checkouts. Guests who remain in the home past 11:00 AM without prior written authorization may be subject to a late checkout fee of $50 per hour (or any portion thereof). This fee reflects additional costs incurred when housekeeping arrives as scheduled and is required to wait due to delayed departure.

    Any waiting fees charged by the cleaning team as a result of an unapproved late checkout will be passed through to the guest. These charges cover actual service delays and operational costs.

    Thank you for your cooperation in helping us maintain smooth turnovers between stays.

This is a beautiful home with a well appointed kitchen! And plenty of space to hang out and play games. Christina was quick to respond to questions and was very kind. There was plenty of beds for our family of 7 to be comfortable. It was a bit further from beach access then I thought, but close to great restaurants like Sam's Chowder House! I would highly recommend this home!!We take an annual beach trip and my grandkids have rated this as their favorite home.
