Friends and family vacation

We were referred to the Kiva Dunes neighborhood by our friends who have stayed there before. The house was spacious and fit our large group very well. Pool was great and kitchen was well appointed. The guys enjoyed the golf course twice during our stay. We did not like the difficulty of getting to the beach. A 10 min walk or short drive, but there is no parking near the boardwalk so someone still has to walk a ways to get to the vehicle. We also did not realize that booking though VRBO would not allow us access to the Kiva Beach Club- this was one of the reasons we wanted to stay here so we were disappointed. But overall we did have a good time.

Great property and development.

Overall we had a great time at this property over spring break with our family. There were a couple of hiccups when we first arrived, but the property manager handled them quickly and got everything back on track. Heated private pool in shoulder season was a huge plus. Would definitely recommend this house and the property managment.

Cozy comforts of home and more

Our stay at Osprey nest was very nice. The location of the home is tucked into Kiva Dunes neighborhood and accessible to the beach via the golf cart left at the home. The house was clean, kitchen was nicely equipped and there was lots of seating available in the numerous decks throughout the house. Pool area gets morning sun and a nice sandbox for children to play in. The pool is very nice but suggest heating it if you want to use it. There are three accesses to the beach and few on the beach due to private beach allocated to owners/guests. We will be returning to this house. Enjoyed our visit immensely.

False advertisement, overpriced/over rated

This home is beautiful but over priced. A golf cart for use and a heated pool are advertised but neither work and there is a $300 charge to heat the pool so I was charged for a service we didn’t get to enjoy. As soon as I arrived to run into issues is horrible. I had to move paint that could be hazardous to children and they were aware that this was rented for my 12 year old birthday. Maintenance and property manager will respond within 10-20 minutes but if they have to come out it will be 24-48 hours for them to do so which is time taken away from the stay as if they don’t have a paying guest. A lot of things should’ve been done before I arrived that were not. I found a better home and cheaper to stay a few more days closer to the beach in the same area. I would not recommend to anyone after my experience.

Kiva Dunes Beach Golf trip

Beautiful home and location

Such a beautiful home and location, peace and quiet we enjoyed our vacation. Everything was great the only issue we had was that there were small roaches in the kitchen and we Had to go buy raid. Also the towels were not clean they have a ton of stains so we didn’t use them. But other than that it was good

Great place but a few minor issues

The house was nice size and beds were super comfortable. Check in was easy. Pool area was very nice and great seating on the deck. Beach access was also easy to get to and the neighborhood seemed really nice. Only issues were that one of the kitchen chairs was extremely wobbly and the house in general didn’t feel super clean. Examples: one of the towels had make up stains on it when we arrived, bathroom mirror was dirty and we saw a couple of bugs in the kitchen drawers.

469 for cleaning fee was extremely disappointing as the house was simply very dirty. Juli the manger was wonderful. The area was perfect for our family

Amazing House!

We just spent our spring break at this house and it was better in person! We had three families that stayed here with a total of 11 people and there was plenty of room for all of us. The pool and little beach area in the back were a huge hit with the kids. Having access to the Kiva Dunes Beach Club also made staying here so worth it. The free shuttles to/from the house to the beach made everything so easy and even with a bunch of kids all us adults were able to relax! I would definitely stay here again. The property management company was a pleasure to deal with and we had zero issues at all during our stay.

Family Vacation

We had a wonderful time during our stay. We did have a few issues: the dish washer did not work properly, the pool was not heated upon our arrival (they did send the maintenance person to correct the problem), there was a leak in the 3rd floor bathroom that dripped onto the kitchen counter (this issue was also corrected by a plumber). I would suggest better instructions to renters about where to check in and pick up wrist bands. I was told to go to the beach club, though that was incorrect and the manager at the beach club pointed me to the correct location. Our family truly enjoyed our stay and Julie was very helpful with the issues we experienced. The house accommodated the 6 adults and 7 children very well.

Nice Getaway

The house is huge for sure. The pool was nice the first night because it was heated but we did not pay for heat and I believe the pool people came the next day to shut it off. During the day, if warm out the pool is enjoyable, but cold at night. Some of the doors to the house need to be properly secured and don't lock properly. This made me pretty nervous. The trash from previous visitors was not taken to the street before they left and there was a lot so we took it down as a courtesy. The jacuzzi tub was my favorite, going to the clubhouse too. The neighborhood is really nice and you have a ton of options of which pool you want to swim in. I loved the bikes provided plus the golf cart. The house could use some home improvements but overall very pleasant. Thank you.

Amazing house for a large group

This house in Kiva Dunes is even better in person than the great photos and descriptions. It is super clean, modern, and has tons of space. We were in the area for a tennis tournament and loved having the beautiful kitchen/bar area and the huge patio/pool/outdoor area to relax and unwind. The house is directly across from the tennis court and another larger pool as well. There is ample parking for at least 6 vehicles in the driveway. Communication with the host was timely, friendly, and a great experience all around. If you're looking for something in Fort Morgan for a large group, this simply can't be beat!
