The Space & Sleeping Arrangements (Sleeps 10)



Master Bedroom: King bed, flat-screen TV, and private en-suite bath (shower/tub combo).



Bedroom 2 (Flamingo Room): Queen bed, TV, and ample closet space.



Bedroom 3 (Kids' Haven): 2 Full beds + 2 Twin loft beds (sleeps 4), with TV.



Living Room: Queen pull-out sleeper sofa (sleeps 2) + TV.



Bathrooms: En-suite master bath + large second bath with a walk-in shower off the living area.



Home Comforts & Amenities



Fully Stocked Kitchen: Dual coffee makers (drip & single-serve), large fridge, over-oven microwave, and spacious pantry.



Living & Dining: Large family dining table, high-speed Wi-Fi, TVs in every room, plus a large washer and dryer. Extra perks like plush robes and premium towels included!



Outdoor Oasis: Screened-in back deck, charcoal grill, hammock, outdoor game area, and an enchanted fairy garden the kids will love.



Location & Resort Amenities



Beach Access: 2-minute drive or an 8-minute walk to the shore. Beach toys and supplies provided!



2 Community Pools: Small pool directly across the street; second pool features zero-depth entry and a kiddie pool (2–3 min walk).



Neighborhood: Safe, scenic area perfect for walking, biking, golf carts, and kayaking on Mobile Bay. Close to dining and attractions.



Important Guest Notes



Parking: 2-car maximum limit (1st parking pass included in the rental; please make us aware if you need a 2nd parking pass prior to arrival, and there will be an additional $33 charge; 3rd car subject to $125 COA fee). Parking prices are set by the Homeowners Association and are subject to change at any time.



Pets: 1 hypoallergenic dog allowed under 40lbs with an additional fee.



All booking fees are included in the quoted price. Sun n Sand requires a separate point of contact form to be filled out, and a separate security deposit of $300 is required two days before check in. This deposit will appear as a hold on your credit card and will be released after you check out unless there is damage to the property.



Golf Carts: The community is golf-cart friendly (rentals only)



We do have a Ring doorbell and camera on the back porch.
