Everything was just as the listed said it would be. No surprises. I slept in the King size bed and found it very comfortable. My nephew did the pullout couch. It was as expected, a pull out couch. Walking distance to everything you can imagine. The complex is dated but not the unit itself. I will be back with my boyfriend for sure.

Great Get A Way

The stay was wonderful. My Wife and I question the legality of requiring people with disabilities to provide proof of their service animal before arriving. We are not disabled nor do we have a service animal, but in our state, it is against the law and considered discrimination to require someone to prove their animal is a service animal. According to Google, "Service animal registration is not federally mandated by the ADA." We also found the room's legal agreement to be questionable. Agreeing to pay for all legal fees, regardless of the situation, is not beneficial for the renter. It leaves them exposed. If we had known about the agreement before paying the deposit, we would likely have chosen another property.

I want to preface this by saying I rarely leave poor reviews, and am generally easy to please. The room itself was nice enough, though smaller than it appeared in the listing. Plenty for 2 people, but more would be really crowded. The building itself was obviously old, and has seen better days, but it was fine. The listing specified there would be a hot tub there, and there isn't. This is one of the main criteria I was searching for. I called the property owner, and was told it was a listing error, and I wasn't entitled to any kind of compensation. I then tried talking to VRBO, which this runs through for some reason, and they told me only the owner could issue any kind of refund. All I wanted was a small token of "We screwed up." A discount on my next stay or partial refund would have been enough, but no one took responsibility.

Pool out of order, which was the whole reason we selected this property

The indoor heated pool was the reason we selected this property to stay at instead of something cheaper or something similarly priced with other amenities. The pool was half-drained and concrete was busted up and the area was under construction, defeating the purpose of staying at this location.

Dirty Disappointment

When first booking, we were thrilled with all the condo- 403 offered inside, location, and price! The night before our departure, I got on the condominium main website and wow did I have seconds thoughts due to all the comments of the facility in general, it's filth and outdated. I reached out to the owner and had great turn around communication! I was ensured they have their own cleaner, not contracted as I asked and that they did frequent bed bug service. When we arrived we noticed a distinct smell and how dark it was, even with the lights on. The furniture had crumbs all over the couch cushions and recliner. I immediately looked for bedbugs on the bed. Bed comforter looked as it had not been washed with stains on the bottom (that would directly touch your body). Floors were disgusting!!! That I broomed myself! The walls in bedroom and bathroom specifically had dust all over them. The bed it's self was extremely comfortable! The fridge/kitchenette in general was all very clean! There was a tom of paper towels and toilet paper and extras washes ect. There also appeared to be adequate towels in the bathroom. Some did have stains--thankfully I brought my own (husband used theirs). Shower is tight and is not convenient for tall people. Water was hot! Out of our hesitation, we decided to and spent all day/evening and night exploring downtown. Great access to downtown! Trolley was used at night. Elevator has no serve datw on it and other than taking our suitcase in it, we used the stairs! The next day my husband sat in the recliner (I only sat on the wooden chair) and had MULTIPLE bugs get on him!!! We looked at the bed again and the same bug was found there too! This was not a bed bug (when squished there was no blood) but was black. We immediately became overly disgusted and packed up and left! I would not recommend Oak Square Condominium at all. The condo is doomed if other condos are filled with bugs! Not sure what type of bugs these were but no way!!! Our luggage, everything was placed in tied tight garbage bags and will receive extreme hear treatments to ensure nothing gets passed into our house. We will be finding another place next TN visit!

Quick Get AwAy

We couldn’t get the TV in the bedroom to turn on, and the towel rack in the bathroom is coming out of the wall, but neither of those two things created a problem for us. Just wanted to mainly bring it to your attention. Rooms were clean, location was great, didn’t even have to move the car. Will probably stay again.

Good location, attention to detail needed

The place was relatively well maintained, the decor was nice and everything worked. There were a couple issues in terms of what was provided that were missing. There were no linens for the pull out couch. The spare pillows did not have pillow cases. The coffee pot has coffee but no filters. There were several light bulbs that needed to be changed. The towel rack in the bathroom fell off the wall twice. It looks like someone did not tighten the set screw appropriately. The location was great. The pool was nice. It was good to be off the main drag so that all the noise of the main tourist area was muted. The place was clean. Good for a short stay.

Great location in Gatlinburg

We stayed for a long weekend and really enjoyed the location. The condo building was older and did not look great, but this unit was exactly as billed. We were pleasantly surprised by the space in a small condo, and the king sized bed was very comfortable. We were able to walk to any location in downtown, and we even walked to a simple trailhead in the Smokey Mountains National Park.

Ok for 2 people

Start with the good… Apt was clean and location was great! Bed was ok, a bit soft for me but that’s just personal preference. The bad… let me say, we knew this was an older unit having seen the exterior before but for almost 300.00 a nt we definitely expected more. We are a family of 4 and this apt was not nearly large enough. Couldn’t use the sleeper, kids slept on couch and recliner. Parking was a nightmare, not enough spaces for all guests. Saw that unit was available for the night before our check in and requested an additional night and was denied even though it showed available on VRBO. Host takes days to respond. All in all very disappointing stay, would have been better off in the Fairfield inn that we rented for the first night as it was bigger and much less cost per night.

Good location

The location was very good, we were within a short walk of the strip & good restaurants. Also close to Smokey Mountain National Park. The property was a little dated but the condo itself was clean & everything worked as it should. The pool was small & cloudy but adequate. It may have been cloudy because of the previous rain. The communication with the property manager was only available through VRBO & sometimes created long delays between replies. Overall a decent place to stay.
