Surf's Up at the Dawn BEACH FRONT

  • Welcome to Surf's Up - a ground floor, gulf front condo at the Dawn Condominium Complex. Fresh on the market late summer of 2019 - you'll be one of the first guests ever to experience the brand spankin' new decor and comfort that the owner has put thought into each and every detail from furniture to bedding to the amazing view. Sit on your private patio and watch the birds dive for their dinner, the waves crash, and the sun rise and set. Two pools, a fitness room and of course - the BEACH!

    The bedroom is fit for a queen with a king-sized bed and it's own television. You can access the bathroom - with custom tiled shower - through the bedroom or the common areas of the condo (and for privacy can lock it from either location as well.) The large living room features a queen sized sleeper sofa, comfy seating for the entire group and a large flat panel television for catching up on the day's events or planning for tomorrow's. You'll love the kitchen with anything and everything you could need to prepare a home cooked meal or just warm up leftovers. Full sized appliances - including a washer & dryer, allow you to pack light for your trip or not take home dirty laundry - but only precious memories of your vacation at Surf's Up. We ask only that you shake all sand off your clothes before putting them in the washer, and clean the dryer filter often, please.

    In the bedroom walk in closet you will find two rollaway beds - with instructions in the closet and the guest information book for assembling them and putting them away. So this condo can easily and comfortably sleep 6 guests.

    Visiting Galveston for one of the many competitive events hosted here? Cheer, dance, sports tournaments or conferences? Weddings, family reunions, class reunions, festivals, homes tours, or any other groups? Why squeeze into a tiny hotel room when your entire group could stay in their own condos and enjoy "together time" at the pools, hot tubs, etc. instead!

    Being in walking distance to a big box store makes shopping a breeze whether for food and beverage selections, beach necessities you may have forgotten, or souvenirs to remind you of your trip to the Texas gulf coast.

    The Dawn complex is located across from Babe’s Beach on Galveston’s Seawall – protected by traffic signals at both corners so you can safely walk across to the beach. There’s a huge big box store that starts with a W next door for all your shopping needs, and eateries in walking distance for sandwiches and BBQ.

    You will have exclusive use of the entire condo - and share the pools, hot tubs, fitness center, tennis court and grounds including BBQ pergolas, and all of the other outdoor spaces with other guests and residents of the Dawn condominium complex.

    The complex has 2 pools – at least one of which is heated in the seasons when God does not do this for us. There is a hot tub, a fitness center and picnic/BBQ areas.

    What's included: While we provide our guests with self check-in information and instructions, you can call us with any questions you may have at any time.

    You certainly COULD stay here without a car - you can walk to shopping, eateries and the beach, there is public transportation nearby, and there are several local and nationally "branded" taxi services as well as ride share (Uber, Lyft) programs in place as well as meal deliveries (UberEats, ASAP (formerly WAITR) and DoorDash available as well. We provide self check in instructions 24-72 hours prior to arrival - and when you are on vacation - YOU ARE ON VACATION. Should you need to reach us, however, we are but a phone call or email away and ready to assist you. We are happy to answer any questions at any time, but to ensure we give you the correct code we cannot provide access instructions earlier than this.

    Bed linens for all beds, one bath, hand and wash cloth for each guest that the unit welcomes. We do not provide beach/pool towels as when we did – they continuously went home with our guests. If you wish to “rent” beach towels from us – it is $25 for condos that accommodate up to 6 guests and $35 for condos that accommodate up to 8 guests. Which is only the additional cost of the laundering of them – labor time, laundry products, etc. We will need to have a credit card on file for this as if there are beach towels missing upon your departure, the charge is $25 per towel. We ask that our bath towels not be removed from the condo and taken to the beach or pool. They can get damaged or lost.

    Starter supplies: 2 rolls of 2-ply, quilted toilet paper, a roll of paper towels, a dishwasher tablet, small dishwashing liquid, sponge, 2 small soaps, 2 small shampoos, trash bag, and coffee including sweeteners, stir sticks, powdered creamer to make that first pot. These are intended to get you started while you make your list and decide where to shop (there is a WalMart, Kroger, Randall's, Arlan's and Target on the island, as well as many mom & pop grocery stores.

    All people are considered people regardless of age or size or how they “usually” sleep. Occupancy rules are set by the homeowners association with the guidance of the fire department. Thank you for recognizing that even infants count in the occupancy (though we don’t count pregnant women twice.)

    The Dawn condominium complex is located on Seawall Boulevard with protected (traffic signal) crossing at the corner for ease of getting to the beach. You will be close to shopping and eateries - so whether you plan to experience Galveston's culinary adventures or save money by cooking in (some or all of your meals) it's convenient from this central Seawall Boulevard Location.

    The Dawn condominium complex – like almost every condominium complex and hotel in Galveston, charges a parking/resort/amenity fees. This is not a charge from My Galveston Getaway and is paid directly to the complex upon your arrival. And we are unable to pre-pay this fee on your behalf. They will issue a parking permit and may issue wristbands that identify guests who are authorized at the complex. They will also provide guests with the codes for the gates to enter the property - both drive-through and walk through, pools, and fitness center The charge is $40 per vehicle for stays of 1-3 nights, $50 per vehicle for stays of 4-29 nights, and $100 per vehicle for stays of 30 nights and longer. We are unable to collect this in advance and pay it to the Dawn on your behalf. We don’t get to make the rules, we just play by them!


    Many of our owners have switched out to “Smart” TV’s – so bring your login information with you to sign in to your own subscription services, and don’t forget to log-out before leaving.

    The Dawn complex does not allow renters to have a pet – so if you travel with Fido or Fifi – please check out the other My Galveston Getaway managed properties that ARE dog friendly. While true service animals are an exception – you very well may be asked by the complex to provide the verification. For short term rental/vacation purposes – emotional support animals are not considered true support animals and we are unable to make exceptions to a rule that is in place and enforced by a complex in which we manage condos. Kindly be respectful.

    We strive for 5 star reviews at all times - and the first part of that is notifying everyone of every cost they may incur so that there are no surprises. If during your stay with us you find any reason that you are not able to rate our service and the property a 5 star review based upon the description of the property, that the pictures accurately depict the property, or our courteous service - please let us know and give us the opportunity to turn that frown upside down and EARN your 5 star review.


    All properties managed by My Galveston Getaway are 100% non-smoking/non-vaping properties.

    After making your reservation you will receive a link to complete our renters agreement. The only information we request differently than the booking platforms (VRBO/AirBnB) is your personal email address, the names and ages of each person who will be in the property during your stay, and your driver’s license information as well as an emergency contact should we need to reach someone on your behalf. Thank you for completing this in a timely manner so that we may send you the check-in instructions for the property you have reserved.

    Galveston is a barrier island located in the Gulf of Mexico. The island is susceptible to rainstorms, thunderstorms and even a hurricane now and then. Sometimes these result in temporary power and WiFi outages. We strongly encourage our renters to consider purchasing trip interruption/cancellation protection either through the platform that you book through or some other source. My Galveston Getaway issues refunds if a governmental official issues a mandatory evacuation of the island. Unfortunately we are unable to control sunshine, temperatures and mosquitos and do not refund other than pursuant to our policy based on evacuation orders. Thank you for understanding.

    Again – the parking/resort/amenities/facilities fee is one charged by the condominium complex, not by the owner of the condo or My Galveston Getaway and we appreciate your understanding.

    For all reservations made directly through our website and through VRBO, there is a $300 security deposit “hold” required. You certainly can purchase trip cancellation/interruption coverage through those platforms as well if you so desire, this is a damage “deposit” hold. This is released once our housekeepers advise that the property has been left in the condition received with no damages occurring during your stay. This is not a charge, but a hold on the credit card on file with which the reservation is made. Should there be damages and they exceed $300 to repair or replace, you will be notified and asked to make arrangements to compensate for those items.

The best condo in Galveston!

We have stayed at tons of places around Galveston. This is by far our favorite yet. The pools were so nice and quiet. Cathie and Tammy were very responsive and helpful. We can't wait to go back.

Wonderful!

This condo was the perfect getaway for me & my husband. Great location, beach view, ground floor, & very clean! Beach access right across the street & close to Walmart & other restaurants. The Hosts were so kind & very responsive to anything we needed. Even accommodated us when we wanted to stay an extra day last minute. Will definitely book again :)

Perfect Getaway

Absolutely adored this condo. So perfectly located near both pools, the office, and of course, the beach! Directly across with a straight shot to the stairs to go down to the beach. Amazing beach view from the balcony and bedroom. The bed was so amazingly comfy Donna responds quickly to any concerns and questions. Will definitely stay again!!

Awesome location

We loved our stay so much, that we’re returning in two months. Management answers calls immediately. Donna called the day before to ensure we received check-in instructions. The condo is well-stocked and very clean.

The unit itself was very clean, comfortable and well equipped. Also well located along the seawall. The accessible walk-in shower was very much appreciated. The access to the unit was a little challenging including unloading / loading our luggage from/to the car. We are both in our 70s & 80s. My wife is not in a wheelchair but has mobility issues, so the fact that parking was not adjacent to the unit and there were stairs involved to access the unit and pools was a surprise. We enjoyed our stay.

Wonderful Beach Experience

The location is perfect. It is well kept at all times. Our unit was well decorated and felt just like home. As with any trip, if you want to improve it is the little things, BUT, they do not take away from this 5 star trip. The office area looks like a renovation has been happening for a long while. Check In, had we known we could have done the parking pass on-line, that would have saved a lot of time from standing and trying to do it in the office. We were given a gate code, but it was for drive in, not the walk in gate where we needed to park. Last, no directions ever of how to get to where you parked for the gate code. As for the unit, the only thing was the patio door needs some repair to the handle and opening. We will never get back to Galveston, but if we did, we would stay no where else than at the Dawn. Thank You for a great anniversary.
