Peace and Quiet!
We absolutely loved our stay at the carriage house, it was so nice and cozy and with the lush green grass right outside our door made for a wonderful play area for our pup. We did not want to leave.

Great location near it all!
Perfect spot for a break from the action, while having full access to all the area has to offer. Secluded and private with plenty of room for the pups to enjoy a good romp. We will be back!

Beautiful place to stay
The property and the town of Fruita were wonderful. We had a wonderful quiet stay and everything was great. My only suggestion would be to have better paper products. Otherwise everything was perfect! Loved it and would definitely come back. Perfect!

Relaxing retreat
I was looking for privacy with space for my dogs. My dogs loved it. Lots of property to play ball. I felt the pictures and listing was accurate. The house was very neat and clean.

Enjoyed it!
We had a good time staying here. We especially liked the flatness. The house is roomy with no clutter to stub your toe on. It has good lighting inside and out. It's in a really good location - close to restaurants and shopping and I-70 and the National Monument. Be prepared for round-a-bouts. Kudos to the shower...the best I've had in a rental. Be patient and wait for the hot water though, it takes a few minutes but it does get hot. Grass is really green and lush, mowing is early Thursdays, starts just after dawn. We saw horses, cows and heard a donkey in the evenings. The nature path is active and the neighborhood comes alive at night. I have two negatives... 1) the welcome basket goodies were old and stale. Nice idea but keep it fresh! 2) there was a dead cricket like bug in the master bathroom under the cabinet ledge when we checked in and several string wads on the floor. We left a menu to Camille's Kaffe in the welcome basket. We recommend it. No place is ever perfect but this little rental place is awesome. I enjoyed it. Thank you Kristy & Mike.

Absolutely Perfect!
My husband and our dog had such a wonderful time in this very special place! We have long wanted to explore the National Monument, Grand Mesa and McInnins Canyons and the Carriage House served as a wonderful hub for our adventures. Very wonderful place to sit and enjoy a nice beverage after a long day of exploration! Our dog really loved the amazing grounds and pond! The Carriage House is truly special and well cared for! Very clean, well appointed and great vibe at this special place. We are so glad that we found this slice of heaven. We wanted for nothing and will certainly return!

Wonderful, peaceful, great property.
We thoroughly enjoyed our stay at the Fruita coachhouse. The views of the Monument were outstanding. The coachhouse was beautiful and comfortable. Everything was just as we wished it to be. We would love to return someday.

Carriage House recommended by a friend and lived up to hype.Had an issue with ants-dealt with next AM by Maintenance. Loved the TV access to streaming! Possible improvements-list an emergency 24 hour number, connect lights on fans and hot tub on patio😎

Better than the pictures
The excellent design of the cottage makes it seem larger than 800 sq feet. Everything was in great shape. There was even a welcome basket. No close neighbors. My allergies hit and we realized it was cat fur/dander and vacuumed under the bed, which fixed it. We did have to tote the garbage 1/4 mile when we checked out, but we just drove it out. Overall loved it and would definitely stay again.

Great Base for an Active Vacation
My wife, our dog and I had great stay in the Carriage House for 8 days. It is clean, comfortable and well appointed with plenty of room for a dog to run in the large yard. The views are spectacular. Everything works well, and this was an excellent location for us. We were able to get to great dog-friendly hiking in the McInnis Canyons Conservation area a few minutes from the house, visit the Colorado National Monument (of which there are great views from the yard), and drive 90 minutes to Arches National Park just outside of Moab. We highly recommend hiking the 5-mile Flume Trail in McInnis area. Also, do not miss visits to the wineries and fruit stands in Grand Junction and Palisades.

Great house. Perfect in every way.
We have stayed at a couple of their properties and they are sparkling clean and have everything you would need to cook a meal or have a BBQ. Beds are comfortable. They have a great yard for the dog. A perfect and comfortable place to enjoy GJ. We will stay again!

The Carriage House is even better than advertised.
The Carriage House was amazing. It was super clean, comfortable and beautiful. Nicest dog friendly place we've ever stayed. Property and facilities are top notch. Everything about this place was great. Excellent location, communication and check in were a breeze. Would recommend in a heartbeat. Our dogs had a great time as well frolicking in the huge yard space. It can get pretty hot in Fruita but unit has great air conditioning to chill in. We spent our afternoons at nearby Mack Lake(Highline S.P.). Perfect spot for our dogs to swim and us to enjoy some ice cold beverages. Been to Fruita a few times now, initially for mountain biking but it is a great spot for much more. Do hesitate to book The Carriage House, bring the pups and have the best Fruita stay possible.

Spring Break in Fruita, CO
This place was really great! Super clean, well-kept house that was perfect for a much needed getaway with our pups. Very close to town without being too close. Relaxing porch to watch the sunrise in the morning and watch the sunset in the evenings! Really a beautiful, relaxed place and we had an amazing time. Zero complaints!

Nice setting in a good location, great for a couple.
Overall this was a nice place to stay. Roomy, clean, dog friendly. The setting was beautiful and set back from the main house. We liked the kitchen and grill and were able to cook a great meal one of our nights. A couple draw backs- it's not clear in the listing, that while the whole property is listed as fenced, it's not secure to let dogs run around who aren't really good about staying around and recall. There isn't a fenced dog area, they must be supervised while outside. (They could easily get though the fences and gates.) Additionally it wasn't mentioned that the guest house is actually half of this barn/garage and the other half is used for housekeeping and maintenance basecamp for visit fruita management. So there are housekeeping and people coming and going and in that space often. Usually they would use the back and side entrance and the noise and disturbance was minimal except for one morning when someone came and parked right out front of the door to fix something on the facade, all the while blasting his car radio program causing our dog to alert, bark and wake us up. It would have been nice to get warning of this or if he could have come later in the day while we were out and about. These two things I wish would have been clear in the posting but for the price and the rest of the accommodations, we really enjoyed our stay and had a great time biking and hiking.

Leah, Thank you for your review and staying with us. You are correct and we will be more clear that the fence surrounding the 5 acres is cattle barrier fencing only. Pets will need to be supervised. The other half of the barn area is used as housekeeping storage as well as this is secondary home on the property. There will be people around throughout the daytime hours, but will never have access to your home unless you are notified. We apologize for the electrical contractor who arrived at 8am to repair an outside light - we try to schedule safety repairs as soon as possible and have notified him that non emergency repairs need to be completed after 10am. Again, thank you for staying with us!

House was in a fantastic location. The location is quiet and views are great. House layout was perfect with handicap facilities for my mother who is 95 years. She too loved the accommodations. Enjoyed everything and planning to return here when we visit Grand Junction again.

Fantastic, Five-Star Rental
We selected this property for a 2-week October stay while we hiked every day around the area. The Carriage House is immaculately clean with contemporary fixtures throughout, is well-furnished and spacious for two people and two dogs, and is wonderfully comfortable. It was a delight to come back to after a long day’s hike, and soak in the late afternoon sun with a beautiful view of Colorado National Monument through the large living room windows or from the patio. And sometimes it hard to leave for our hike in the morning because the house was so peaceful and relaxing, and we could not peel our dogs away from the cozy sun spots they found. The hosts provided a thoughtful welcome basket with tasty and useful goodies. We prepared multiple meals and found all the everyday tools and equipment needed in the well-stocked kitchen, and appreciated the quality outdoor (Weber) natural gas grill. The location is awesome – on the edge of town for the perfect amount of quiet, space, and privacy, yet just few minutes to shops, restaurants, and the grocery store. UPS will also deliver directly to the Carriage House (convenient for our longer stay). We highly recommend this property and look forward to returning!

You will love staying here!
The Carriage house is sparkling clean, comfortable, quiet and has all the modern amenities necessary for your stay! The Carriage house has spectacular views which you can enjoy from the patio for morning coffee, evening wine, or even dinner prepared on the gas grill. We stayed in Grand Junction and toured Palisades and feel that Fruitas is a little gem-convenient to Monument and the wineries and Grand Junction restaurants ( we highly recommend Bin707 Food Bar).

Perfect place to stay
The house was perfect! It’s larger than picture shows. The lawn was so perfect to lay on with our dogs and read. It truly felt like a home. One of the best parts was that we could store our 4 bikes in the garage along with 2 wetsuits!

Little Piece of Heaven in Fruita
MIke and Kristy were awesome. We callled in trying to check a little earlier and they were accommodating (even though they had to rush the cleaning from the previous tenants). The house is little but perfect for a couple. The Kitchen is nice, the patio is fantastic (it is a bit west facing so in the summers the patio can be warm, but great late into the evening). The house is conveniently close to town and major outdoor recreational areas. We are definitely coming back. This place is awesome.

Couldn't Be Better
We absolutely loved our recent vacation and couldn't have stayed at a better place. It was private, spacious, incredibly clean and so well equipped for us and our two dogs. Our pups were living their best life - acres to run and play ball and two gorgeous ponds. The check-in and check-out process were seamless and easy. The Carriage Haus was so well situated, too. We enjoyed hiking and scenic drives, plus could pop into Fruita and Grand Junction for shopping, yoga and more. We would highly recommend this property and would love to stay again. Thank you for making our vacation just perfect!

Wonderful Stay, Peaceful Location
My husband and I stayed here for a long weekend with our two dogs. The property location is a very quick drive to downtown Fruita, for restaurants and stores. However, the property feels remote and peaceful. Best of both worlds. The carriage house apartment sits on the opposite side of the 5 acre property from the main house, and faces away from the main house, so it feels very private. The large lawn was wonderful for our dogs to run around. They loved it. The apartment itself is very spacious for two people, it felt much larger than I imagined from the photos online. The kitchen contains all items and small appliances needed for cooking, and the bbq was a great addition. The wifi worked great and was fast. There is a full size washer and dryer. We will be staying here again very soon.

Great access to Fruita and Colorado Monument
We didn't actually spend a lot of time in the Carriage House -- we were out checking out the Colorado Monument, or out in the McInnis Conservation Area or generally out and about since there's so much to do around the area. Very nice setup, very clean, well equipped with almost anything you'd need and a lot of things you hadn't thought of but you're glad the owners have. We did not bring the dog this time but we will next time -- great space to run around and lots of interesting critters in the paddocks around the place. The only problem we had was I did need to reset the wifi at one point; it had dropped out completely. I'd recommend the owners move the access point and cable modem away from the electrical panel at some point for a cleaner connection. That's it, though, and that was incredibly minor. All in all, a good time was had by all!

The Carriage House was a great place to stay.
The Carriage House worked out great for us. Good location close to downtown Fruita. Very comfortable one bedroom apartment. Fully set up kitchen so we could prepare meals easily. And our dog loved the huge yard to play in! We would highly recommend Carriage House to stay at in Fruita!
