The home features thoughtfully selected furnishings, stylish vintage-inspired décor, a fully equipped eat-in kitchen, multiple living spaces, central air conditioning, WiFi, washer and dryer, and two full bathrooms. The primary suite includes a private en-suite bathroom, TV, dual closets, and mini-split AC, while the second bedroom offers direct access to the pool area.
Step outside to your private backyard oasis with a stunning swimming pool, lounge chairs, picnic table, propane grill, and a small children’s playground for ages 3–6 — perfect for relaxing or entertaining. Parents or guardians must supervise children at all times while using the playground. Use of the playground is at guests’ own risk.
Conveniently located in South Florida, the home is just minutes from Hallandale Beach, Hollywood Beach, Gulfstream Park, shopping, dining, and only 10 minutes from Aventura Mall.

**General Reminders**
* Please be mindful of noise, especially after **10:00 PM (quiet hours)**. * Loud music, parties, or disturbances are not allowed. * Children are welcome, but please note the unit is **not childproofed**—supervision is required at all times. Please also note that the pool has fence, and both children and adults swim at their own risk.
**1. Check-In & Check-Out**
* Check-in: **4:00 PM** * Check-out: **11:00 AM** * Late check-out or extensions must be requested **at least 24 hours in advance** and approved. * Late departures without approval may incur additional charges.
**2. Access & Identification**
* Self check-in is provided via door code/ key lockbox code * Guests may be asked to present valid ID and booking confirmation. * Only the registered guest may check in first; companions cannot enter beforehand.
**3. Property Access**
* Guests may use all unlocked areas. * Locked or marked staff areas are off-limits. * Three assigned parking space is included with your stay. Please DO NOT park on the grass.
**4. Occupancy Limits**
* Maximum occupancy must not exceed the number stated in your reservation. * Violations may result in cancellation without refund.
**5. Visitors**
* Short visits from friends are okay. * **Overnight stays by unregistered guests are not allowed** unless approved in advance.
**6. Parties & Events**
* Strictly **no parties, events or gatherings** allowed. * Keep music and gatherings low-key and respectful. * Respect your neighbors and other guests who are trying to enjoy their vacation. * Any violation or non-cooperation may result in immediate cancellation of your reservation without refund, termination of your stay, and possible loss of deposit.
**7. Pets**
* **No pets allowed. ** * Unauthorized pets will result in penalties.
**8. Smoking and Wall Damages**
* **No smoking indoors.** * Smoking is allowed only in designated outdoor areas—please dispose of waste properly. * Evidence of indoor smoking will result in a **$500 fine**, along with any additional cleaning or damage charges if applicable. * ** Wall Damages** * Please do not use double-sided tape, adhesive strips, nails, tacks, or any wall-mounting materials on the walls or surfaces. * Any damage, residue, peeling paint, or marks caused by tape or adhesives will result in a **$500 fine**
**9. Cleanliness & Trash**
* Please bag and dispose of trash in designated bins. * Use liners for small bins. * Excessive mess may result in additional cleaning fees.
**10. Property Condition & Inspections**
* Management reserves the right to enter the property for emergencies, necessary repairs, inspections, or other urgent matters. * We will make reasonable efforts to coordinate with guests in advance whenever possible. * Violations of rules may result in immediate termination of stay without refund.
**11. Security Deposit**
* A refundable deposit is required prior to check-in. * It will be returned if: * No damage or missing items * No rule violations * Property is left in reasonable condition Additional cleaning or damages will be deducted as needed.
**12. Check-Out Responsibilities**
Before leaving, please: * Check that all doors and windows are securely locked * Return furniture to original placement * Dispose of trash properly * Gather all personal belongings * Inform us once you’ve checked out
**13. Late Departure**
Failure to vacate on time may result in charges up to **2× the daily rate**, depending on circumstances. Late check-out may be available upon request and is subject to availability and approval, and a late check-out fee will apply. It must be requested at least **24 hours in advance** by contacting us. Otherwise, late departure fees may apply.
**14. Amenities & Services**
* No landline phone is available * Smart TVs (Roku-enabled)—use your own streaming accounts * Please remember to log out of all personal streaming accounts on the TV before check-out. * Wi-Fi is provided as a convenience (no guarantees on speed or uptime) * No daily housekeeping (available upon request for an extra fee)
**15. Air Conditioning**
* Keep doors and windows closed while the AC is running to prevent inefficiency and potential damage, including the risk of the unit freezing.
**16. Parking**
* Guests are provided with designated parking space * Do not block neighbors and DO NOT park on the grass.
**17. Safety & Security**
* Doors are set to lock automatically when closed; however, please always verify they are securely locked before leaving the house. * Fireworks and illegal activities are strictly prohibited. * The pool is equipped with a safety fence that must always remain in place. * Children must be always supervised by a responsible adult while using or near the pool area. *The property includes a children`s playground designed for ages 3–6. Parents or guardians must always supervise children while using the playground. Use of the playground is at guests` own risk, and management and property owners are not liable for any accidents or injuries. * Guests use the pool and outdoor amenities at their own risk. Management and property owners are not liable for any accidents, injuries, or damages resulting from the use of the pool or surrounding areas.
**18. Repairs & Maintenance**
* Please report any issues immediately. * We will do our best to resolve problems quickly, though some situations may be beyond immediate control.
**19. Damages & Breakages**
* Accidents happen—just let us know right away. * Missing or damaged items may be charged accordingly.
**20. Personal Belongings Policy**
* Please make sure to check all belongings before check-out. *Management is not responsible for any items left behind, lost, or misplaced during your stay. *We do not provide storage or return services for forgotten items.
