The Space:

The apartment features a double bedroom, a modern bathroom with a spacious shower, and a bright open-plan living area with a compact sofa bed (perfect for two children), a fully equipped kitchen, and access to a balcony ideal for breakfast or relaxing moments.



It’s equipped with state-of-the-art appliances, including a washer and dryer, providing maximum convenience even for longer stays.



A private garage completes the property (232 cm width × 494 cm length × 196 cm height), offering a rare advantage in Florence, with a strategic location just outside the historic center, in the heart of the Oltrarno district, only minutes from Piazzale Michelangelo, Boboli Gardens, Porta Romana, and the authentic, lively neighborhoods of Santo Spirito and San Frediano.



Guest Access:

Guest access is managed through a smart lock system. Once your online check-in is completed, you will receive all the instructions, including your personal access code, via email or chat.



To access the private garage, you will first need to enter the apartment to pick up the remote control that opens the electric gates.



Other Things to Note:

1. The apartment is located on the first floor and can be reached via elevator after approximately 30 steps, making it suitable also for guests with mild mobility limitations.

2. The sofa bed is approximately 140 cm wide. It is comfortable for one adult or two children, but may be less comfortable for two adults.

3. The private garage is suitable for small to medium-sized vehicles. Maximum dimensions allowed are approximately:

Width: 232 cm / Length: 494 cm / Height: 196 cm. Please carefully check your vehicle size before arrival.

4. In the surrounding area you will find supermarkets, cafés, restaurants, and the artisan workshops of the Conventino, a charming creative hub that also hosts cultural events and a lovely café.

5. The apartment is certified Energy Class A, meaning it is well insulated and designed to remain comfortable throughout all seasons.

6. The building uses a centralised condominium heating and cooling system. The transition from winter heating mode to summer air conditioning mode is managed centrally by the condominium and generally takes place on June 1st, while the switch back to winter mode usually occurs at the end of October, in accordance with condominium regulations and Italian seasonal guidelines. During these transition periods, heating or cooling may temporarily be unavailable.



During check-in, we will ask you to register the ID documents of all guests staying in the apartment. Once submitted online, the data is encrypted and securely transmitted to the official system of the Italian State Police, as required by current Italian law.

Il nostro ufficio si trova a circa 20 minuti di macchina dall’appartamento ed è aperto tutti i giorni dalle 9:00 alle 18:00. Al di fuori di questi orari siamo reperibili per emergenze via chat o telefono (in questo caso risponde un centralino che smista la chiamata al primo operatore disponibile).
