Small but mighty: Pretty apartment in Eriskirch-Schlatt on Lake Constance

The serene natural beauty of the Eriskirch Ried, the vibrant trade fair city of Friedrichshafen, and the Württemberg side of Lake Constance—these are the diverse surroundings of this approximately 40-square-meter apartment in the Schlatt district of Eriskirch, on the border with Langenargen. The popular “Swabian Sea” is within walking distance—about a 15-minute walk (from the apartment, you can enjoy a small partial view of the lake). It takes about five minutes by car to reach Friedrichshafen, and about 20 minutes by car to reach Lindau and Meersburg. <br><br>The apartment itself is located on the third floor (top floor) of a well-maintained eight-unit building in a beautiful and extremely quiet neighborhood. There is no elevator in the building. The stairwell is large and well-maintained, featuring a spacious stone staircase. It is cleaned regularly by a cleaning lady.<br><br>The apartment has a slight slope in the bedroom, bathroom, and on the balcony; it features two rooms (a living room with a kitchen area and a bedroom), a hallway, a large bathroom with natural light, and a small southwest-facing balcony that is partially covered and partially open. Although there is a slope in the covered area of the balcony, you can comfortably enjoy a meal here even during a summer rain shower. Both the covered and open areas are furnished with comfortable seating and small tables.<br><br>You’ll find everything you need for a pleasant stay here: Wi-Fi, a Tchibo coffee machine, a modern smart TV, a kitchenette with a dishwasher, oven, refrigerator, freezer, and all necessary electrical appliances.<br><br>If you’re visiting us in the winter: The apartment is equipped with modern electric floor heating. An infrared heater is also available upon request (please note that due to the current high electricity prices, we must charge a small flat fee for electricity when the heaters are used). Alternatively, we can read the electricity meter—we’ll determine this in consultation with you.<br><br>The bedroom features a 1.40-meter bed and an additional single bed; there is also a guest bed in the living area that can be used as a couch. An additional travel crib can be provided.<br><br>The windows in the living area are equipped with electric roller shutters; the bedroom has blackout honeycomb blinds. In the spacious, naturally lit bathroom, you’ll find a bathtub, hair dryer, shower, and bidet, as well as a washing machine and, of course, a drying rack. Towels are also provided for you.<br><br>If you bring your bikes, there are two storage options: either in the bike storage room, which is shared with the other residents of the building, or in the underground parking space.<br><br>The apartment has been completely renovated by the new owner over the past six months. It is therefore in the same condition as a newly built apartment. Since the entire building complex does not have central heating, it is heated with electricity. The water is heated by a modern water heater that you can turn on and off yourself. The water heats up quickly once turned on.<br><br>There is a second, comparable apartment next door. Both initially share the main entrance and a small common hallway, but then lead into two completely separate, independent apartments and living areas.<br><br>For your daily needs, there is a “Netto” supermarket and two bakeries within a two-minute walk. For your big grocery shopping trips, you can drive to the “Kaufland” in Eriskirch (about a 10- to 15-minute walk).<br><br>You certainly won’t go hungry here! The following restaurants and eateries are located in Eriskirch: the Italian restaurant “Da Fato” at Mariabrunnstraße 18 (within walking distance), the restaurant and pizzeria “La Rosa” at Irisstraße 13, and the “Brenner Stube” at Unterbaumgarten 3/1. At the Eriskirch beach, there’s the “Wirtshaus im Eriskircher Ried.” We’ve tried them all and were satisfied.
