    Other things to note
    ✦ Please note✦
    - Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

    - The air conditioning system is available for your comfort during the summer months but is unavailable during the cooler months.

    - The backyard has been winterized for the winter season and is currently unavailable until the spring season.

    - Our hot tub is fully operational and open year-round, including during the winter months.

    - For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.

    - The main living room fireplace is decorative only. It is a real wood-burning fireplace and is NOT USABLE as it is out of commission. Only the basement gas fireplace is operational and available for guest use.

    Rates for Pet Fees per Pet:
    Nightly Rate: $30/night per pet
    Weekly Rate: $150/week per pet
    Monthly Rate: $300/month per pet
    *Please note the pet fee charges are not included in our advertised pricing and are charged separately after the booking is confirmed. This must be arranged and paid prior to arrival. Please inform us when you book if you are bringing pets as it needs approval first by the property owner.

    PET RULES
    *Pets are not allowed on the beds under any circumstances
    *Please clean up after your pet and keep them off the furniture where possible. A $75 clean up fee may be applied if pet droppings are left in the yard or in the property.

    ✦ Additional Guest Fees ✦
    A $15/night fee applies for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you’re booking for more than 2 guests, the fee is already reflected in the nightly rate—no extra charges will be added after booking.

    - All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) taxes for a total of 11%.

    We do want to take a moment to remind you of a few important house guidelines:
    • Pool hours: The pool is available for use between 7:00 AM – 10:00 PM daily, in keeping with Edmonton’s quiet time bylaw.
    • Respect for neighbors and other guests: Please be mindful of noise levels both indoors and outdoors, as sound can travel easily to our neighbors and to the basement suite.
    • No parties or large gatherings: Parties are strictly against our house rules and will not be tolerated under any circumstances. Violations may result in cancellation of your stay without refund.

    We truly appreciate your understanding and cooperation in helping us provide a safe, peaceful, and enjoyable environment for you, our neighbors, and future guests.

    POOL RULES:
    - hours of operation 7 am - 10 pm a night
    - The pool temperature must be set between 35°C to 40°C (95°F to 104°F) to maintain an optimal level.
    - Pool is intended for registered guests only during the duration of their stay
    -please use the washroom and shower prior to using the pool to minimize amount of deodorant, oils, cream and dirt etc. that end up in the water.
    - Please note that bubble bath, soaps, or oils are prohibited from the pool. If bubbles are found, a full drain will be required at a cost of $500 plus tax.
    -Pool sessions are to be limited to 30 minutes or less
    -only potty trained children should be allowed to use the pool
    -no glassware in the pool or anywhere near the pool area
    -please make sure to only wear proper swimwear in the pool as regular clothes leach detergents into the water which creates excessive foam.
    -no food or other drink permitted in the pool
    -do not remove the chlorine or pool monitor from the pool
    -cover is to be placed back on after each use

    Strictly NO Diving or Jumping:
    For safety reasons and to maintain proper water levels required for hot tub operation and maintenance, diving or jumping into the tub is strictly prohibited.

    *if glass or other debris are found in the pool, a full drain and clean will be charge of $500

    ✦ PLEASE NOTE OUR PRE-ARRIVAL REQUIREMENTS AFTER BOOKING✦

    To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:

    1. Sign our short-term rental agreement
    This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.

    2. Complete ID verification
    All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.

    3. Choose your damage protection option
    You’ll have two options to finalize your booking:
    – Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay.
    OR
    – Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules.

    *Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.

    All requirements are clearly communicated and handled securely through our trusted guest portal.

    *Completion of these steps is required to finalize your booking prior to receiving check in instructions and entry codes.*
    We have exterior cameras on both the front and back of the house.

    There is keyless entry to the home which a code will be provided to you after you book with us.

    Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

We had an excellent stay at the Urban Oasis Edmonton property. There were four adults travelling together, and the four separate bedrooms plus the generous living space made the stay extremely comfortable. Everyone had their own space, while the common areas were perfect for spending time together.The home was clean, well‑maintained, and thoughtfully laid out for a group. A definite highlight was the hot tub, which we all enjoyed — it was a great way to relax after a long day.Overall, this was a very comfortable and enjoyable stay, and the property worked perfectly for our group dynamic. We would absolutely recommend it and would be happy to stay here again.

Everything was great, clean, and comfortable.Hosts were very kind as I need a couple more day. Easily extended and smooth transaction. Would highly recommend, I just wish I was able to enjoy the hot tub/pool.
