The space

What some of our guests do not love that much about our listing:
-Our home is BRAND NEW construction which is amazing with all new finishes and furniture. However, because it is a brand new neighbourhood as well, there is a bit of construction dust outside and potential construction noise while during the week and daytime hours while the neighbourhood fills out.
Our house comfortably sleeps 12 guests with a king bed in the master bedroom, two single beds in the second upstairs bedroom, a queen bed in the third upstairs bedroom, a queen bed in the fourth bedroom on the main floor, and two additional bedrooms in the basement featuring a king-sized bed and a queen-sized bed, respectively.
- All beds complete with fresh sheets changed after every single guest.
Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.
Once you stay with us, you'll feel like you're simply staying at a home you own!
Guest access
You have full and total access of our home with private entrance during your stay. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to Chapelle Shopping Centre - a close by vibrant shopping district in Edmonton!
As a guest of our home, you will have exclusive access to the main floor of the house, which includes four bedrooms, living room, full kitchen, and 3 full bathrooms, and a private covered patio with a the hot tub. You will also have an exclusive access to the basement floor of the house which features 2 bedrooms, second living room and full kitchen, and a full bathroom.
You will also have access to a detached car garage, which provides secure and convenient parking for your vehicle. The garage also includes some storage space for your use during your stay.

Other things to note
IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING
- Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.
‣ Damage Protection
Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.
‣ Rental agreement
A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.
HOT TUB RULES:
-hours of operation 8 am - 10 pm a night
-the hot tub temperature must be set between 35°C to 40°C (95°F to 104°F) to maintain an optimal level.
-hot tub is intended for registered guests only during the duration of their stay
-please use the washroom and shower prior to using the hot tub to minimize amount of deodorant, oils, cream and dirt etc. that end up in the water.
- Please note that bubble bath, soaps, or oils are prohibited from the hot tub. If bubbles are found, a full drain will be required at a cost of $500 plus tax.
-hot tub sessions are to be limited to 30 minutes or less
-only potty trained children should be allowed to use the hot tub
-no glassware in the tub or anywhere near the hot tub area
-please make sure to only wear proper swimwear in the hot tub as regular clothes leach detergents into the water which creates excessive foam.
-no food or other drink permitted in the tub
-do not remove the chlorine or pool monitor from the hot tub
-cover is to be placed back on after each use
*if glass or other debris are found in the hot tub, a full drain and clean will be charged to your damage deposit of $500
EARLY CHECK-IN / LATE CHECK-OUT
· We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!
LOST ITEMS
· We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.
MAIL & PACKAGES
· Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.
MAINTENANCE & REPAIRS
· We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.
ADDITIONAL GUEST FEE
· There is a small nightly fee for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 4 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
· All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.
CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.
GUEST SCREENING
· Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.
EXTERIOR CAMERAS
· Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.
LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.
