    The space
    Step out from your private front entrance and you'll be greeted by the quiet streets one of Edmonton's newest most desirable & quiet neighborhood's - Desrochers!

    What our guests love about our listing:
    - Professionally cleaned and sanitized between each and every guest. We OBSESS over cleanliness and ensure all surfaces have been thoroughly washed and sanitized with disinfectant wipes and all linens and towels are bleached.
    - This is a BRAND NEW home built in 2022 with a HUGE owners suite with attached private ensuite, a King Bed & Walk-in Closet!
    - Our house features three full washrooms and a half bathroom.
    - Only a 20 minute drive to Edmonton's world famous - West Edmonton Mall (WEM) and 20 minute drive to YEG Airport
    - Beautifully decorated space by a local Edmonton Designer with Modern & Cozy furnishings and a bright warm ambiance.
    - Easy self-checkin via. secure door keypad.
    - Secure attached double garage available for use! Free Street Parking is also available.
    - Our house features TWO Living Rooms which has lightening fast WiFi on our large 55" SMART TV which features complimentary Netflix.
    - Games Room w/ a Foosball table and pullout couch - great for kids!

    What some of our guests do not love that much about our listing:
    - The home can get a bit warm in the summer months and the house does not offer air conditioning. However, if you open the windows it will help create a great cross breeze to cool down the suite fast!
    -Our home is BRAND NEW construction which is amazing with all new finishes and furniture. However, because it is a brand new neighbourhood as well, there is a bit of construction dust outside and potential construction noise while during the week and daytime hours while the neighbourhood fills out.

    Our house comfortably sleeps 12 guests with king bed in the master bedroom, king bed in the 2nd bedroom, queen bed in the 3rd bedroom, all located upstairs, and one queen pullout couch located in the second floor bonus room - perfect for kids!
    -In the Basement, King bed in the main bedroom and a large comfortable queen pull out bed in the living room.
    - All beds complete with fresh sheets changed after every single guest.

    Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.

    Once you stay with us, you'll feel like you're simply staying at a home you own!

    Guest access
    You have full and total access of our guest suite with private entrance during your stay. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to Chapelle Shopping Centre - a close by vibrant shopping district in Edmonton!

    As a guest of our home, you will have exclusive access to the main floor of the house, which includes three bedrooms, two living rooms, a full kitchen, and two full bathrooms, as well as a half bathroom on the main floor.

    Please note while the backyard is currently undergoing some landscaping and fence work in the summer, it is not yet available for guest use. We apologize for any inconvenience this may cause.

    However, you will have access to the attached two-car garage, which provides secure and convenient parking for your vehicles. The garage also includes some storage space for your use during your stay.

    We hope that you will enjoy your stay in the comfortable and spacious main floor of our home. If you have any questions or concerns during your stay, please do not hesitate to contact us.

    Other things to note
    IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING

    Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

    ‣ Damage Protection
    Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.

    ‣ Rental agreement
    A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.

    EARLY CHECK-IN / LATE CHECK-OUT
    · We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!

    LOST ITEMS
    · We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.

    MAIL & PACKAGES
    · Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.

    MAINTENANCE & REPAIRS
    · We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.

    ADDITIONAL GUEST FEE
    · There is a small nightly fee for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 4 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
    · All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.

    CANCELLATIONS
    ‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.

    GUEST SCREENING
    · Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

    EXTERIOR CAMERAS
    · Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.

    LIABILITY, VIOLATIONS & LEGAL NOTES
    ‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.
