The main floor master has a king bed and its own ensuite spa bathroom. On the lower level, two queen bedrooms give everyone their own space. A queen pull out sofa in the lower level living area brings the total to 8 guests. Every bedroom has blackout curtains.

The master ensuite is the highlight. Multi jet shower with nozzles at every angle, a deep soaker tub, a heated towel drawer built into the vanity, and heated floors. 2.5 bathrooms total across both levels.

The main floor opens up with bifold sliding doors and a double sided gas fireplace you can see from both inside and the patio. On the lower level, the private theatre room plays movies from a shelf of DVDs, with comedy favourites like Wedding Crashers, Superbad and My Big Fat Greek Wedding. Bring your own favourite DVDs for the full movie night. The wine room has a built in wine fridge. The bar area has seating and a full home audio system plays pre loaded music through speakers in multiple zones.

To ensure a smooth, secure check-in, all guests must complete a few simple steps after booking. This is managed through our secure guest verification platform and helps protect both you and the property:

✦ $56.50 Damage Waiver – Covers accidental damage up to $1,000. (No deposit hold required.)
✦ $1,000 Refundable Security Deposit – Placed as a temporary hold and automatically released 7 days after checkout
Please note: The damage waiver only covers accidental damage. It does not cover smoking, intentional damage, policy violations, pet-related issues, or negligence. In such cases, reimbursement may be requested separately or submitted through Booking Platform's Resolution Center. Booking confirms you’ve reviewed and agreed to these terms.

Pet Fee Structure:
✦ $163.50 per pet for stays.

Please note:
✦ Pet fees are not included in the advertised nightly rate
✦ Additional charges will be added post-booking
✦All pet fees are subject to 5% GST + 4% Alberta Tourism Levy (9%)

🐾 Pet Rules:
✔ Pets must be supervised and pre-approved
✔ No pets on furniture or beds
✔Pet waste must be picked up. Yard clean-up issues = $100 fee
✔ Excess hair or odors may result in a $400 cleaning fee
✔ Unregistered pets = $200 fee per pet

Note: Please monitor your pets at all times in the backyard and double-check that the gates are securely closed.

🧾 Additional Fees
✦ Late Check-Out Fee: $60 (after 11 AM without prior approval)
✦ Early Check-In / Late Check-Out Hourly Extension: $24.95/hour (based on cleaner availability)
✦ Excessive Cleaning Fee: Up to $400 (if property left in very poor condition)
✦ Deep cleaning due to grease, damage, or staining = $100
✦ Outdoor pizza oven must be cleaned after use, otherwise a $100 deep cleaning fee applies
✦ Unapproved Guests Fee: $50/person per night
✦ Lost Key/FOB Fee: $175
✦ Forgotten items will be donated after 48 hours; shipping = $50 admin fee

👥 Additional Guests
✦ The maximum number of guests must be reflected in your reservation
✦ Unregistered guests = $50 per person, per night
✦ Outdoor cameras monitor entry points for security and guest count

🛠 Maintenance & Access
✦ Emergencies may require entry without notice
✦ For non-emergencies, we will always provide notice where possible

🚭Smoking, Vaping & Drug Policy
✦ Strictly no smoking, vaping, or illegal substances inside the property
✦ Smoking violations incur a $400 fee to restore air quality
✦ Additional deep cleaning fees may apply if damage or lingering odors are found

🔈Noise & Respect for Neighbours
✔ Quiet hours: 10 PM – 7 AM (as per Edmonton bylaws)
✦ Excessive noise, parties, or disturbances may result in immediate cancellation without refund
✦ Violations subject to a $400 administrative service fee
