    What some of our guests do not love as much about our listing:
    - This property is an individual unit in a multi-family triplex so while no space is shared as it has it's own completely separate entrance, there is slight potential for noise from the other adjacent units in the complex, however we have installed sound barriers between the floors and door to ensure the best sleeps possible for each and every guest!
    - This home does have another suite that is also a short term rental AND there is a possibility that the other suite guests may have pets.

    This guest suite comfortably sleeps 4 with 1 King size bed and 1 Queen sized pull out sofa in the Living Room! All beds complete with fresh sheets changed after every single guest. Our suite also a full sized washroom that is sparkling clean with shower/ tub combination, sink and toilet so everyone can get ready for their day quickly!

    Complimentary Wi-Fi, Netflix, tea and coffee. Your kitchen comes fully loaded with brand new appliances such as a microwave, fridge, electric stove and dishwasher, other small appliances and wine glasses, mugs, dishes and cutlery.

    Once you stay with us, you'll feel like you're simply staying at a home you own!

Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to Mayfield Common - one of the most vibrant shopping districts in all of Edmonton!

    The proximity to downtown Edmonton allows for easy access to all the city's major attractions, including the Edmonton Art Gallery, the Royal Alberta Museum, and the Edmonton City Centre Mall. Additionally, the proximity to the downtown core means that you can easily walk or bike to many popular destinations.

    There are also bike-sharing services available nearby. For those who prefer to drive, there is ample street parking available, and major roads and highways are easily accessible. With so many transportation options available, you'll have no trouble getting around and enjoying your time in Edmonton.

    We also have ample free street parking available in front and around the property so finding a space for your vehicle will be a breeze.

    Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

    - The backyard has been winterized for the winter season and is currently unavailable until the spring season.

    - For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.

    Rates for Pet Fees per Pet:
    Nightly Rate: $30/night per pet
    Weekly Rate: $150/week per pet
    Monthly Rate: $300/month per pet
    *Please note the pet fee charges are not included in our advertised pricing and are charged separately after the booking is confirmed. This must be arranged and paid prior to arrival. Please inform us when you book if you are bringing pets as it needs approval first by the property owner.

    PET RULES
    *Pets are not allowed on the beds under any circumstances
    *Please clean up after your pet and keep them off the furniture where possible. A $75 clean up fee may be applied if pet droppings are left in the yard or in the property.
    *Pets must be kept on a leash at all times when in the backyard. This area is a shared space, and we appreciate your cooperation in maintaining a respectful environment for everyone.

    *Please note* - All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) taxes for a total of 11%.

    ✦ PLEASE NOTE OUR PRE-ARRIVAL REQUIREMENTS AFTER BOOKING ✦

    To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:

    1. Sign our short-term rental agreement
    This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.

    2. Complete ID verification
    All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.

    3. Choose your damage protection option
    You’ll have two options to finalize your booking:
    – Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay.
    OR
    – Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules.
    Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.

    Completion of these steps is required to finalize your booking prior to receiving check in instructions and entry codes.

    There is keyless entry to the home which a code will be provided to you after you book with us.

    Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

    Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.

A work in progress

The space as is, was lovely and had everything..... Buuuut, it is under construction. Drywall patches everywhere... Hot water runs out after 10 mins, so if you don't find the right temp for a bath or shower, ah! Also, walls are paper thin. I had a family staying above me and they have been elephants. I heard every single word and footstep they took.... We are in a weird month in Alberta, so I wanted a hot bath several times, did not happen because of the bit so good water tanks. . Definitely more dim lit than the pictures show. But, it is bright for a basement suite. The property managers woke me up early because they had to access tbe suite next door, due to the lock not working at the next suite. It was uncomfortable and inconvenient. It is a decent place, but it comes with a catch!
