  • This charming detached holiday house is a family and dog friendly holiday home with 4 bedrooms - 3 on the ground floor level and 1 bedroom on the first floor. This fabulous property is situated in the much sought after area of Goose Green in Gullane and is within walking distance to Gullane's famous golf courses and gorgeous sandy beaches. The accommodation is well presented and provides a bright and flexible place to relax and enjoy a coastal holiday retreat or golfing break. Gullane boasts fabulous local independent shops and restaurants which are all within a 5 minutes' walk, from Tom Kitchen’s restaurant, the Bonnie Badger, to La Potiniere, the Main Course Italian restaurant and the Old Club House pub.

    Bedrooms:
    4 bedrooms - sleeps 8
    Master bedroom with two single beds which can be moved to create a super king sized bed on request
    3 twin bedrooms, each with two single beds (bedroom 4 can be arranged as a super king sized double bed on request)

    There is a sofa bed in the sitting room which can be used on request to sleep up to 2 additional guests. There is a charge of £50.00 for the use of the sofa bed

    Sitting room:
    The sitting room is perfect for a group of 8 with plenty of seating, TV, satellite TV (BT Sport and BT Channels) and DVD player. There is an open fire for those colder days and patio doors leading out to the private garden and decked area in front of the house

    Kitchen:
    The kitchen is fully equipped with a hob and electric hob, microwave, fridge/freezer, washing machine, dishwasher and everything else you will need for your self catering holiday.

    There is lovely open plan dining area with a dining table to seat up to 8 guests

    Snug / Study/Playroom
    The snug/ study/playroom offers the perfect place for children or adults to enjoy some time away from the main sitting room/dining room areas! This room also has plenty of desk space should you wish to work while you are here. The opening doors leading to the private patio garden.

    Sun Lounge
    There is a small sun lounge which overlooks the private garden.

    Bathrooms:
    Ground floor shower room with a full walk in shower, WC and wash hand basin.
    Family bathroom on first floor with bath and hand held hose, WC and wash hand basin

    Utility Room
    There is a small utility room which houses the washing machine and tumble drier.

    Outside:
    There is a mature garden to the front of the cottage, plus a decked area leading directly off from the lounge. The property benefits from a garden to the front, laid to grass with attractive apples trees and an enclosed courtyard to the rear. There are table and chairs provided for you to enjoy the summer weather. Goose Green is directly in front of the property which is perfect for parking and walking the dogs and for the little ones there is a super play park for the children to enjoy. For the not so sunny, perfect days, you can relax in the snug conservatory with a good book and a hot cup of your choice.

    Suitability:
    This property is perfectly located for the family self catering holiday with your dog Great walks, easy location for the Gullane beach and Main Street shops. If you are a golfer this property will suit all your needs. The property is right on the doorstep of 5 international golf courses in the village and easy driving distance to any of the top 16 golf courses along the coast line and in the East Lothian area.

    You are welcome to bring 2 well behaved dogs - please note there is a small charge of £30.00 per dog per week

    To make a booking you can book directly through this site. All you need to do is select your dates and the number of guests. The price will be calculated for you . You are required to pay a 20% deposit payment with a minimum payment of £150.00 or higher which secures the property, this payment is non refundable in the event of a cancellation. Then, 42 days prior to your arrival date the balance will be payable with a separate refundable damage deposit of £150.00 due 7 days before your arrival date. Your refundable damage deposit will be held until you depart and then automatically refunded back onto your card within the week after you depart

    The property is laid out over two floors there is an entrance vestibule which leads into the conservatory, large hallway which is also used as the dining room, good sized sitting room with living flame fire and double doors leading out to a decking area, twin bedroom with integral shower and wash hand basin (no toilet), large kitchen with breakfast bar opening onto further living area/study/playroom with double doors leading out to an enclosed sheltered courtyard, hallway leading to large shower room (including toilet) with utility area housing washing machine and dryer, further twin bedroom and twin bunk bedroom both with doors leading out to the enclosed courtyard. From the main hall, stairs lead up to the first floor where there is a family bathroom (including toilet) and master double bedroom with large walk-in cupboard and lovely views over Goose Green.


    Sleeping Arrangements

    First-floor master bedroom with two single beds which can be moved to create a super king sized bed on request.
    3 ground-floor twin bedrooms, each with two single beds (bedroom 4 can be arranged as a super king sized double bed on request).

    Accessibility

    The property is accessed through the garden gate which is located on Goose Green. You can park your car/s on Goose Green and simply make your way down the garden path to the main cottage front door. Wheelchairs can access the property by taking the path up the side of the property and in through the rear door. The downstairs shower is a wet room which is suitable for those with limited mobility

Short Breakaway

The property was in a nice quiet setting, but the first impressions was that the entrance was a bit off putting,the floor looked dirty.unlike the extension it was very clean and warm as were the beds & towels.

Gullane cottage

The cottage in Gullane suites our needs. A little dated and needs a bit of TLC. Outdoor furniture is unsafe as on of group had the chair collapse under him hurting his back. Location is great. Close to the golf courses, pubs and the town centre

A perfect place for golfers on the Lothian Coast

Sylvan Orchard is a detached property overlooking a lovely green in the middle of a pretty village which is the centre of golfing paradise. Fantastic links courses radiate in every direction and the town is a delight with everything you need. Shops and delightful pubs ( esp. the old clubhouse) are within walking distance as is Gullane Golf club. The house has 4 double bedrooms, a large modern well equipped kitchen, several lounges and areas to relax in and a large shower room/drying room which was perfect for drying wet golf kit. It was absolutely perfect for 4 golfers playing in the area but would be just as good for large groups and families. The company handling the property (Coastal Resorts) were excellent in their communications. From start to finish everything was made so easy to have a great time. The four of us had a lovely time and would recommend this property without hesitation or reservation.

The house is in a brilliant location, easily walkable to restaurants and the three Gullane golf courses. Parking easy,right outside. It was warm and the beds were comfortable. It's probably fair to say that the downstairs bathroom could do with a bit of tlc but for the price it is a great value base in Gullane.
