Great spot in a growing neighborhood—just close enough to downtown without all the noise.

This is a beautiful property with all the comforts and conveniences you’d expect from a well-appointed rental. It’s fully equipped and had everything we needed for a comfortable stay. The only downside was the noticeable echo inside, which made conversations feel louder than they were, almost like being in a gymnasium. It gave us the sense that we might be disturbing the neighbors, even when speaking at a normal volume. That said, we had a great stay overall. We didn’t spend much time at the house, but when we did, it had everything we could have asked for.

Good bones, but cheap hospitality

Having a sufficient level of hospitality would have made this an enjoyable stay, but the owner obviously does not trust the renters, so the furniture is the cheapest and in many cases broken, light bulbs are burnt out, towels and linens are small, old, and stained, and there is no understanding of what's going on in the neighborhood. The owner added an extra guest fee at checkout, to cover the extra supplies, extra cleaning for larger groups. This is a 4 bdr that sleeps 10 and we had 6 people - so this felt ridiculous and deceptive. The property is long and thin, and over time the neighbors in the back and side have built up, so there is no natural light in the main area. The lighting is inconsistent between bright LED white with decorative yellow, which irritates the eyes. The beds are the cheapest, no area rugs, the cheapest kitchen supplies, and even cheap lamps that have been broken, probably falling off the cheap bed side tables. One lamp didn't even have a lampshade, and one could not plug in the wall because the sliding barn door knocks the plug out. To make things worse, the construction happening next door was not disclosed, started before 7 am, and even on Sunday - both violations of the code. Loud banging, music, and yelling woke us up every day. Any owner worth his salt would have communicated with the construction company to be respectful to his business and customers.

Vacation

We had a great stay here!! The house was very clean and spacious. It was just my husband and 2 adult children, but we did have friends come visit for dinner and had plenty of room. The beds were very comfortable and the bathrooms were all great!!! Location was great to many activities - we Uber’d several places!! The owner was great and easy to work with!!! Overall a great place!!

Great place to stay in East Dallas

Thanks for this great place for our family as we visited other family in East Dallas for a few days. Spacious with great amenities. We would definitely stay here again.

Not much to say about it. It's a well used rental. Couch in living room had a broken arm. You will need your suitcase to keep the master bedroom door closed. I didn't complain to the owner about anything because it was stuff they knew it wasn't right before we got there. But overall it was ok

Friends reunion.

We loved this property! We came at a pretty hot time of the year but the house was a great place to cool off. Everything was a short Uber ride away and we got to try some great restaurants. There was lots of space for my niece to run around without fear of running into things. Lee also left pack and plays available for use if needed. The pictures don’t do the house justice and will definitely book again in the future!

Good location but in an unfinished home

Easy rental process. Easy check in. Good communication. House was NOT clean upon arrival. Trash on the staircase, dirty plate in the cabinet, bugs in the bathroom, pink mold in shower, bugs in coffee creamer and clothes left in the closet. Not sure what the cleaning fee is for as this place was dirty. This is a DUPLEX so when the Neigbor’s have a party as they did on our first night there you hear everything. Could have called about this but I’m not that kind of person. House was poorly put together - lots of cracks in the baseboards, vent hood & crown molding. The whole house is unfinished and lacks any real decor. Just take a look once your arrive. The A/C takes forever to work, and is very very loud at the top floor rear of the house. If you have ever been on a cruise the back the bedrooms sound like your near the engine room when the a/c is on. Missing remotes for fans, lights and TV’s, Stains on the folding sofa from something or someone . Some light switches did nothing and we couldn’t get the light over the dining table to work at all. The property owner messaged after the 1st day asking if everything was okay - said things were okay because we were only there for 2 days and none of the issues could be fixed while we were there. Also paid for insurance against damage and then ALSO had to pay a deposit as well only finding out after arriving it will be 10-14 days before I get my deposit back. The location is convenient for anything to do near a downtown location, it is a place to sleep and has a hot showers but it’s not much more than that. Manage your expectations and you won’t be disappointed.

East Dallas Home

We enjoyed our brief stay. Despite earlier negative reviews, we had a positive experience. Lee communicated clearly and notified us of water damaged floors that are being replaced. The house was perfect for our weekend stay and in a great location.

Not what the pictures look like...

I communicated with the property owner Lee early during the booking process and asked about the property. He NEVER stated that anything was wrong. Upon checking in I nearly tripped on the flooring which was buckled and nearly 12" off the ground. The entire floor in the ground floor was damage and uneven. I suspected that since Dallas had that major storm recently it may have caused this issue. I informed Lee right away but I receive ZERO response. It wasn't until nearly 72 hours later when he replied with what seemed like an automated message asking simply how our staying was going. When he did finally respond he first blamed the damage on the previous renter. Then hours later he texted that he was aware of the damage and that it was caused by the water damage. Why did he blame the previous renter? When I asked him why he didn't inform me of the damage once he knew he couldn't get it fixed in time - his reply was that he forgot. Not cool. I took pictures and shot a video of the safety issues throughout the property. Aside from the buckled flooring, many of the ground floor doors throughout would not open because the flooring had buckled. This rendered the pantry, closet and downstairs restroom useless. The upstairs part of the home was no better. Several of the room lights were not working. Two bedrooms had massive stains in the carpet. One bedroom sheet was riddled with stains. The owner also forgot to mention that the entire neighborhood was undergoing contruction, which was very inconvenient if you wanted to sleep in past 6:30am. The general area was undergoing a regentrification so there were constantly random people parking in cars and standing around as though they were up to no good. The garage door would randomly open itself thgouht the day or night. I had to end up locking the garage from the inside to make sure it would remain closed throughout the night. This place is a nightmare. I would not recommend my enemies to stay here. I gave Lee the opportunity, nearly 48 hours ago, to refund the fee but he hasn't acted as of yet. I texted him a full description along with photos of all the things wrong with the property but in his last communication he simply stated, "Sorry, driving. Please let me look at everything over when I get back to my office". I guess his office must be located in another country because it shouldn't take any responsible person more than 48+ hours to respond to their renter. Simply stay away from this place!

Not What It Appears To Be - VERY DISAPPOINTED

The house was severely water damaged when I checked in. I was not able to find another place quick enough to accommodate me so we decided to stay or else we would have CANCELLED our stay. The wood floor around the front entryway and the kitchen area was warped where a sliding door for the pantry was unable to close. There is NO dinning table/chair as shown in the pictures - just an empty area. The backyard does NOT have grass as shown in the pictures - just rocks. There is NO office desk/chair by the front door as shown in the pictures - I was going to use it as my office space. The host did NOT leave the garage door opener as stated and the garage door does NOT open. The carpet on the second floor have STAINS in three of the four rooms. One of the cabinet door in the master bathroom was BROKEN, and the baseboards in the master bedroom were falling apart. We also found leftover food and beverages in the refrigerator when we first checked in. Overall - I DO NOT recommend this place to anyone.

You will NOT be disappointed

I cannot begin to express how amazing this house was!! I stayed with a party of 8 ladies and it fit us perfectly and comfortably. The master bathroom is so spacious and of course held up to a house full of women getting ready every night. It was even BETTER than expected. The beds were comfortable and The Samsung fridge was a key piece to our stay. PANDORA was our personal DJ at the house. I now want one! Lol. Lee checked in to make sure our first night went well and let us be. I like when property managers let you breathe. If I need something I’ll call you...lol. We didn’t have any issues with neighbors or the neighborhood. It was a close distance to Lenox mall and all the places we visited throughout the day and night. If you are thinking about booking. DO IT! You will not be disappointed. I HIGHLY recommend and would definitely stay here again!!!

If this property was managed well, it would be a wonderful place to stay!

We were in town for a month because my son needed a major surgery done at Baylor Hospital. We are a very easy going family of 7, even while traveling during the pandemic. For us to even take the time to write this review and complain is very out of character! I do have to say, the house is beautiful and would be perfect for anyone if it was just managed right. In the end, instead of staying here, our last 9 days were spent in a hotel. Here are bullet points and then a more detailed description below. Feel free to reach out to me if you want pictures thenewyou.hs (at Gmail dot com): * The house floors were extremely dirty * 6 pieces of broken glass on stairs * Laundry was left in the wash and drier. * All the towels in the bathroom were folded but wet when we arrived. * No WiFi * Sewage leaking from master toilet through 1st floor ceiling and onto entryway floor. * Broken toilet seat in hallway bath * Extremely poor communication from Lee (he gets back very quickly before you book, but once you do, it’s practically impossible for him to respond) * Despite the picture of grass in the backyard, it’s all rocks. * Powder room full of ants * Very loud neighbors in complex behind us, several fights broke out, it looks as though it is a government housing complex. * Cookwear is falling apart and damaged * If you need to cook for more than a small family, you won’t have large enough cookware. We were promised the house would not only be cleaned, but extra sanitized due to Covid-19. 95% of the house was wood floors and they weren’t even mopped: our feet were black within 5 minutes, I stepped on broken glass on the stairs, after wiping down the stairs myself, I found another 6 pieces of glass and had 22 wipes full of dirt, hair, and food. Because of our easy going nature, I contacted Lee to nicely let him know, didn’t even get an apology!! Even though he promised to have the cleaning crew back to actually clean this time, they never showed, the next morning someone came to give me 2 swifter pads to mop an entire house myself. I couldn’t even vacuum first because the vacuum was broken. It definitely would have helped because the floors were covered in play doh crumbs, confetti, and food. Needless to say, I had to go out and purchase my own cleaning supplies and clean the whole house myself. If you don’t mind cleaning while on vacation, not watching tv or having WiFi, and spending your own money to fix things, this place is for you!

The Host Is Awsome!

I travel alot for business and it was refreshing to have a host that checked on me and my guest daily. This is the perfect location if you are looking for a upscale location not far from downtown. I'm looking forward to booking here my next visit.

Spacious townhome (half of duplex)

We thoroughly enjoyed our stay in this townhome close to lower Greenville in Old East Dallas. It had parking in the garage and driveway for 4 cars, and additional parking on the street. The beds and furnishings were simple and clean and fit our party of 8 perfectly. The surrounding area appears to be in a lot of transition-- there's an empty lot next door, construction on the other side, and old houses and new teardown construction all around. We were able to be in the heart of restaurants/ bars within 5 minutes by car. We would have loved to have a larger stock pot and slightly quieter neighbors, but besides hearing music through the dividing wall, neighbors turned the music off at midnight and we didn't have any issues in the mornings or after midnight. Property owner was quick to respond to text messages. Thanks again for a great, comfortable stay!
