The location is perfect, and the property is good, but be prepared to deal with issues mentioned below:
1. 4-5 workers showed up at the property on the 2nd day and they were not wearing masks/gloves putting the health of 4 families at risk during COVID. We called the property management and they said the work must be done. If that was the case, they should have scheduled the repair when they are not renting, or they should have at least informed us and asked the workers to follow COVID guidelines. I was also told by the mgmt. that as per section 10 of the contract, they could do repairs during the stay. My interpretation is that, they could access the property at reasonable time to repair issues that renters have reported in writing, not any repair work, otherwise what is the point of vacation rentals?
2. When the workers arrived, the kids had to get out of the hot tub. We couldn't use the hot tub for 2 days because of the fresh concrete and they had blocked the access. The workers didn't even tell us when we could use the hot tub or remove the blockage, finally on the 3rd day we used the hot tub.
3. The lot next to this property is under construction, so there was a construction truck from 8am to 4pm, which was very loud, and the entire house was vibrating/shaking during that time. I understand, the owner has no control over this, but this impacted the time we spent in the house. So, this is not a peaceful retreat, at least until the construction is completed.
4. In the owner opinion it was an inconvenience only for couple of hours when the workers worked there, which was not the case because the workers worked for couple of hours, then they left for a lunch break, came back and finished the work. So, it took them more than couple of hours to just finish their work. Even after completing the work, we did not use the hot tub for 2 days because of the fresh concrete, so not sure how is it an inconvenience for just couple of hours?
5. Not sure, why VRBO charges service fees for customer service, when I contacted them, the only action they recommended was to reach out to the property mgmt. Unbelievable!
6. As the landlord didn’t provide the property in a safe, fit and habitable condition and is not willing to make any concessions hence I am exploring dispute resolution options.
