Living Room & Kitchen Step into the open-concept living area where the kitchen flows seamlessly into the living room, connected by a stylish breakfast bar. The living space features a large, comfortable sofa and a Smart TV (streaming only, no cable). There’s also a fireplace, but please note it’s for display only and cannot be used due to safety concerns. The kitchen is fully equipped with everything you’ll need to prepare meals during your stay.
Bedroom Bright and airy, the bedroom features a queen-size bed with large windows that frame views of the nearby mountains and neighborhood. A ceiling fan keeps the room comfortable, whether you’re resting after a hike, exploring the trails, or planning your next Colorado Springs adventure.
Bathroom The bathroom is fully equipped and includes a tub. Please note that while the tub can be used for showers, baths are not allowed due to a minor plumbing issue. Fresh towels and toiletries are provided to make your stay as comfortable and convenient as possible.
Outdoor Deck Relax outdoors on the deck, furnished with an Adirondack chair and a table, a perfect spot to enjoy your morning coffee or evening drink while taking in the fresh mountain air.
Children-Friendly Touches This apartment is perfect for little ones! We provide a high chair, pack ‘n play, and a selection of children’s books to keep the kids comfortable and entertained during your stay.

You have full access to the apartment. Feel free to make yourself at home, but please treat the space as you would a family’s home and don’t take kitchen or bathroom items.
There are two condos in the building, and I’m often traveling and not staying on the property. When I am in the other unit, I’m happy to offer vacation tips or help with anything around the property, but there’s absolutely no pressure to interact—you can enjoy complete privacy if you prefer.

Car – Driving is the easiest way to explore, with free parking available and quick access to trails, downtown, and nearby sights.
Ride-Share – Uber and Lyft are widely available and reliable for getting around town or reaching trailheads.
Public Transit – Mountain Metro Transit buses serve the city, with routes connecting downtown, Old Colorado City, and Manitou Springs (including Route 3 to the Cog Railway). Service is limited outside peak hours, so most visitors prefer driving or ride-shares.
Bikes – PikeRide e-bikes are available around downtown, Old Colorado City, and Manitou Springs—perfect for short trips.
•You may see me coming and going in the lower unit—feel free to say hi or enjoy your privacy. •You may also encounter a friendly dog in the lower unit. You’re welcome to say hello or simply go on your way. •Dogs are welcome, but if you have allergies, please message me beforehand so I can take precautions. •You are in the mountains, so wildlife is around. Deer families are common, and our local brown bear, Gary and his friend, may be spotted in the summer. Do not feed the bears. They usually sleep during winter. •The apartment is heated by electric heat. Use the remote for the main system, or the small space heater in the bedroom for extra warmth. •The hot water heater upstairs can make some noise while in use (during showers or dishwashing). •There is no washer or dryer. •Please take showers only. The tub’s overflow pipe has a leak, and baths can cause water damage to the lower unit. •Fires in the fireplace are not allowed due to past soot and smoke issues. •Exercise caution on the deck. •There is a big beautiful red rock in the back. This is in my neighbor`s yard. You may not climb or hike up onto this rock.
This is a dog-friendly property! We’re glad if you’re bringing your dog along, but please note we have a few additional rules: •A $100 fee will be applied per dog, per night. •No cats allowed. •Certain dog breeds deemed aggressive are not permitted, per our insurance policy. •No more than TWO (2) dogs, each under 20 pounds. •Pets are not allowed on furniture, and please clean up after them. •Out of respect for neighbors and fellow guests, we ask that pets are kept calm and quiet during the night. •Do not leave pets unattended unless they are crated. *Thank you in advance for your understanding and compliance with the rules.*
1. If you are local please notify us before making your reservation.
2. Guests acknowledge that they will keep their noise level to a minimum before 9:00 am and after 10:00 pm; sound will travel through the walls if too loud.
3. No parties or events allowed.
4. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.
5. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, sage or fireplace. There will be a $200 charge per day of reservation if this rule is not followed.
6. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund.
7. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them.
8. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in).
9. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property.
11. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules: •Please note that a $100 Pet fee will be applied per pet stay. •No cats allowed. •We are unable breeds of dogs deemed aggressive, per our insurance policy. •No more than TWO (2) animals, no larger than 20 pounds. •Pets are not allowed on furniture & please clean up after your pets. •Do not leave your pet home alone unless crated.
12. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.
13. For your security and protection the property is equipped with an exterior camera.
14. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.
15. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs.
16. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation.
