Christine and Jean-Michel (former farmer, breeder of Charolais cows and sheep) welcome you to a charming, authentic country farmhouse built in the 18th century, carefully restored according to the rules of the art, nestled in the quiet on the edge of a lane in a picturesque little rural hamlet steeped in history (once linked to the old fortified castle of Uxelles), both residential and agricultural, located on the edge of the charming typical village of Chapaize, home to 2 listed Romanesque churches from the 11th century (including one of the oldest "lantern towers" in Burgundy) as well as the very renowned site of the "Ladies of Lancharre" (remains of a Priory founded in the 11th century, dedicated to young girls from the local nobility). A very peaceful landscaped setting, nestled in the heart of the unspoiled Tournugeois countryside (protected as a Natura 2000 and ZNIEFF site for its rich flora and fauna), a stone's throw from vineyards, in the hollow of a bucolic plateau of fields and hedged meadows, at the edge of a vast national forest where a tranquil fishing pond (Étang des Vernes) is hidden. A magnificent, rolling haven of unspoiled nature and greenery (perfect for exploring on invigorating walks or mountain bike rides) offering sublime panoramas and viewpoints. The cottage is very comfortable. It has a warm, "country chic" feel, enhanced by the truly unique character of an old rural building (stone walls and lintels, fireplace mantel, beams, ceilings, and beautiful original timber frame). A soft, cozy, and snug atmosphere that is truly enveloping. Full of charm and character. A large, sunny balcony-terrace offers beautiful views of the surrounding countryside (with Mont Saint-Romain in the background) and overlooks a spacious covered terrace (with an outdoor lounge area). A pleasant, slightly enclosed garden, nestled at the edge of a small pasture that is home to the owners' Empshire sheep (a breed originating from England) during the season, features a unique, intimate sheltered terrace, built on the site of a former lean-to. Guests have access to the owners' pétanque court, which is adjacent to the cottage. Composition: Detached house (adjoining a large barn) next to the owners' house (completely independent and private). Wi-Fi (fiber optic). Electric heating and a wood pellet stove. Laundry room on the ground floor (washing machine and dryer). Access to the cottage is via an external staircase leading to one level. First floor: living room/kitchen/lounge, shower room (shower/WC). Second floor: 2 bedrooms (each with a double bed 140x190cm), separate WC. Balcony/terrace + covered terrace + enclosed garden (150m² / slightly set back 15m from the cottage) with covered terrace + garage (1 space) + bicycle storage + private parking. Access to the owners' pétanque court (next to the cottage). Mini-market 3 km away. Supermarket 12 km away. Amenities 16 km away.
