"Dirty, outdated, and poorly maintained This hotel hasn't seen a renovation in at least 20 years. The curtains and furniture are damaged, the carpets are extremely old, dirty, and smell unpleasant. The mattress is so flimsy that any movement feels like an earthquake to the person sharing the bed. The only positive aspect is the location, but it's definitely not worth the price they’re asking. "

"This place is very nice and clean. The rooftop pool is great. Just as others commented, there are codes to remember and the pull out couch is not meant to be slept on. It’s all springs. I booked a place that is supposed to sleep four. I put my two kids on the floor on mats. The sleeper sofa is terrible. The apartment is really nice. "

"Very comfortable apartment with full kitchen washer and dryer. We stayed 5 nights and hosted a small gathering for the holidays. Will definitely be coming back! Pool is lovely, it’s heated and a nice size spa. Did not use workout room but looked well equipped. It is near the train tracks but building is very new with great construction so barely heard the train whistle. "

"We loved our stay in Howard’s apartment. The neighborhood is perfect for exploring in all directions—Richmond with all its great restaurants, Golden Gate Park and the de Young museum, the Presidio etc. Nearby Geary street gives you a. Straight shot downtown on the bus. Howard was very helpful and communicative and we particularly appreciated his letting us leave our luggage for a late pick up on our last day. It was a delightful stay. "

"I stayed here for a week to visit my brother. It was perfect walking distance and i did a lot more walking in San Francisco than i do at home! I wasn't at the hotel much during the day but it was quiet at night and i slept good! I had a small fan because I'm hot natured and that helped. The people at the desk were very nice and helpful. I would stay here again. Thank you!"

"The space was clean and comfortable. Plenty of closet space if staying for more than a weekend. It had everything that we needed for our stay. The private entrance is not hidden or difficult to find. Near the beach and Golden Gate Park which was great since we were in town for a wedding at the botanical garden. There is plenty of neighborhood parking."
