    This bright, stylish condo located on the second story inspires relaxation with the beautiful lake views, open living space, comfortable furnishings and wood burning fireplace. The kitchen, dining space and living room flow effortlessly together and open up to a deck with fantastic views! Start the day with a cup of coffee or a family breakfast prepared in the modern, well stocked kitchen. After an amazing day of fly fishing in the world class waterways or exploring the many activities at the Ranch, cozy up by the fire or relax on the balcony while enjoying the sunset with serene mountain and lake views.

    The spacious primary suite boasts amazing pond views, a king bed with plush linens, a TV, a full bathroom with a large vanity and shower and private access to the scenic balcony. Two additional bedrooms are found on the opposite side of the condo, one with queen bed and the other with two twin beds. A bathroom with a tub/shower combination separates the bedrooms ensuring that each guest has their own private retreat.

    Whole Foods, quaint shops and a variety of stores are a short drive away. If you prefer to treat yourself to a night out, take your pick from numerous excellent nearby restaurants in the Roaring Fork Valley.

    IMPORTANT TO NOTE
    THIS IS A NON SMOKING PROPERTY. The use of tobacco, cannabis or vapor devices is strictly prohibited. Disregarding this Rule may result in a fine.

    PARKING LIMITED TO 2 STANDARD PASSENGER CARS OR VEHICLES. Commercial vehicles or large pick ups are NOT permitted due to HOA parking restrictions.

    Travel Protection: We HIGHLY recommend purchasing our trip cancellation insurance as there are NO REFUNDS if canceled within 7 days of arrival, regardless of the reason (including illness, flight delays, weather, road conditions, etc.). Protect your vacation with RentalGuardian in case of cancellations, emergencies, and more. Specifics will be provided in your confirmation email so you can get started and travel with peace of mind.

    Though this home doesn`t have air conditioning there are fans for your comfort.

    In order to complete your reservation a lease must be signed and returned within days of booking.

    Only fly fishing is permitted in all waterways at The Ranch. In order to fish at The Ranch, a Fly Fishing Guide Registration form must be completed and returned to the office. 2 Fly Fishing badges are included in your stay.

    Parking is for passenger vehicles only. Park up to 2 cars in tandem in carport. There are 6 EV chargers in the parking lot near the sports courts.

    RVs, trailers, OHVs, dirt bikes, and boats are strictly prohibited from the property. If this rule is violated, a fine will be assessed.

    There is no mail delivery to this unit. If you need mail delivered please have it sent to the Carbondale post office.

    Due to the proximity of the pond to the condo, extreme caution must be used with young children.

    Unit is located on the second story so luggage must be carried up one flight of stairs.

    The primary bedroom and twin bedroom have a cable TV and the queen bedroom has a Smart TV only (no cable).

    Please bring firewood if you plan to use the fireplace. Open the flue before starting a fire and follow the instructions in the Guest Guide in the home.

    This home DOES NOT provide a barbecue grill and bringing your own charcoal grill, fire pit or deep fat cooker is NOT PERMITTED.

    If you have a large group, please contact us so that we can help you find accommodations for everyone since we manage several properties at the Ranch at the Roaring Fork.

    Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. The full agreement and list of coverage details can be found in the Additional Rules section on the checkout page.

    HOUSE RULES
    A. Guest is responsible for all occupants of the home and must require that all rules herein, as well as the within the Guest Rental Agreement, are followed.
    B. No one under the age of twenty-five (25) shall rent this property. All children must be under direct adult supervision at all times.
    C. It may be requested that Guest take trash to the curb on the scheduled day(s) of trash removal, and not before, per the Guest Guide located within the Property.
    D. Quiet hours are from 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
    E. Additional persons above the maximum occupancy of the home may NOT stay overnight at the Property.
    F. Guest is responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by Guest.
    G. Guest agrees not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property.
    H. Absolutely no hazardous materials are permitted to be in or around the Property at any time.
    I. The burning of candles is not permitted within the Property, with the exception of birthday candles.
    J. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose.
    K. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property.
    L. Guest may not bring a grill (of any type) or fire pit for use on the premises.
    M. Tents or other structures may not be erected on the Property without written approval.
    N. Commercial photography or filming is not permitted on the Property.
    O. All windows and doors must remain closed during inclement weather.
    P. Guest shall notify Manager of any pest control problems.
    Q. The use of any provided swimming pool or hot tub is at Guest`s own risk. Guest further understands that any interruption of use will not alter or change any of the terms of this Agreement.
    R. Guest may not block the fire escape at any time.
    S. The Homeowner does not permit gatherings at the Property. A disturbance caused by Guest or any person permitted on the Property during Guest`s stay which results in any police action or complaints from neighbors is considered sufficient cause for immediate termination of this Agreement with immediate eviction and forfeiture of all monies paid as permitted by law.
    T. No towels or linens shall be taken from the Property. A cleaning fee is automatically added and charged for each confirmed reservation. Guest is expected to leave the Property in a neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon Guest`s departure.
    U. A mandatory damage protection policy fee for third-party accidental rental damage insurance will be automatically charged to each booking.

Summer trip with friends

Beautiful views looking at the Mt. Sopris and the pond from the condo's deck. Great fishing on the ranch and Frying Pan river, as well as close proximity to nice hiking trails and restaurants. Would definitely look to stay here again the next time we visit the Basalt area.

Beautiful vacation home with a beautiful view

This is a beautiful condo located right on the Roaring Fork River. The view of the sunset over the mountains is stunning. We had a comfortable stay with cozy beds, a fully functional kitchen, a dining table that we used for meals and board games, and we enjoyed the wood-burning fireplace. There are good restaurant options around Carbondale and Aspen and Snowmass are an easy drive away.

Lovely location

This condo has a drop-dead gorgeous view of the Condo pond and Mt Sopris, and is newly decorated.We had a wonderful time there.

Ranch Condo

We love this location, The Ranch and its beautiful views! The people in unit below have a lot of junk and it’s all outside their condo so that was a bit strange, but aside from that we were so happy with our stay. We always love Kate Dehm’s rentals. She doesn’t disappoint!

Great house in a great location

This condo was well equipped with everything you could need. the fishing was great and the location was perfect. (make sure you get the gate code to park in the designated fishing area.) A must stay. would book again.

Nice updated older property. Spacious. Smelled of smoke but probably the fault of previous tenants. Good beds.

Needs work

Location is great but the proximity to the pond resulted in a lot of mosquitoes. The facility wasn’t clean and the over abundance of “decorative items’ makes cleaning difficult. Every horizontal space is cluttered with junk. The kitchen is sparsely equipped with usable cook ware. The entry door lock is awkward to use and certainly not obvious. The location between Aspen and Glenwood Springs is redeeming virtue.

Nice location!

Overall the property was good, quite and conveniently located to near by areas. We stayed when it was 100+ degrees and there is no A/C but it cooled off at night which was good. I would suggest maybe a few better fans for summer vistors but the biggest thing we noticed is the electric outlets did not work in many places including the kitchen. They look very outdated. The fuse blew trying to use a hair dryer so it was a bit concerning in the safety of electric usage. We didn't use the kitchen for more than just coffee. Overall still very nice place and be excellent with few more updates needed.

Spacious, comfortable condo. Nice furnishings, well-stocked kitchen (except for very dull knives), great views from the deck, wood- burning fireplace, easy access to Snowmass-Aspen - everything you need for a ski vacation.
