Just a short walk from Lonsdale Street, Canberra Centre and the CBD, with renowned cafés, restaurants and Canberra`s iconic attractions only minutes away, it`s an ideal base for families, friends and business travellers.

BEDROOM
The first bedroom features a comfortable queen-sized bed, while the second and third bedrooms each offer a cosy double bed. All bedrooms are made up with professionally laundered and pressed linen and include generous wardrobe space for your belongings.

BATHROOM
The bathrooms each include a shower and toilet. We provide towels, shampoo, conditioner, body wash, and toilet paper to get you started. For longer stays, guests may need to top up supplies depending on usage.

KITCHEN
Feel free to make use of the fully equipped kitchen, complete with:

• Stovetop
• Microwave
• Oven
• Dishwasher
• Crockery and cutlery

A small selection of essentials such as milk, coffee, and tea is provided for your arrival. For longer stays, guests may wish to purchase additional items as needed.

LIVING AREA
The living room offers a 50” Samsung smart TV for your entertainment. You’re welcome to log into your own Netflix, YouTube, or other streaming accounts during your stay.

LAUNDRY
A washing machine and dryer are available, along with an iron and ironing board for your convenience.

OUTDOOR & SHARED AMENITIES
- Access to the building`s common garden, courtyard and rooftop throughout your stay.

Please note that shared facilities are managed by building management and may occasionally be unavailable. We recommend checking any building notices upon arrival for the latest updates.

PARKING
- One parking space is available in the garage.
- Visitor parking may also be used if needed, with a designated spot located just past the gate, directly facing the entry—please note this is outside the roller door, not behind it.

Check-in details will be sent two days before your arrival, with access codes provided four hours to keep your booking secure.

Only one guest key set is provided. Please take care not to lose the keys, as replacement costs apply. Lost keys, or keys left inside the apartment requiring assistance, will incur a minimum charge of $355.

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**

- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
