WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -This unit offers cable television. -There are 2 remote-controlled AC mini splits; one in the main living area and one in the loft. -The main-level fireplace is wood burning. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery! -This unit has a propane grill. -Use of a fire pit at this property is not permitted. -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway: -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 2 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing a staircase. -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.
Disclosures -A signed rental agreement is required for all reservations -Some of our homes are equipped with exterior cameras for security purposes. This unit has a camera outside of all four entrances: front door, bedroom slider, back deck slider, basement slider. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made. Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.
Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.

Great spot for ski on off
Our group of 8 family ages 20 to 79 stayed for end of season ski weekend late March. Great set up for family. Very clean, great amenities. Great for all ages if you ski or not

5 Stars - Fun Family Getaway!
We had a great stay at FC42; our extended family gathered with 8 adults and 5 kids and we had plenty of space to spread out. The unit is really well laid out for kids and adults! The area to get ready to ski is really useful, and we walked to and from the beginner slope each day, even though snow cover wasn't the best this winter. The kitchen is a little tight for a large group, but we made it work. Everything was clean and updated - and we would highly recommend!

'24 Family Ski Vacation
Years ago we stayed at Forrest Cottages because of their proximity to the Learning Center Quad which allowed our children easy access to the beginner's slope. Fast forward to this week and were able to stay at FC42 which gave our grand children the same easy access!
We loved our unit as it offered a great place to "boot up" in the newly remodeled basement level (complete with a boot warmer)! Having a beautiful sectional with a flat-screen, a children's bedroom with bunks, and an additional bedroom with a queen, as well as a full bath and laundry room..this space was fantastic.
Overall we love FC42

Awesome Place to Stay
Our group of friends/family had an incredible stay here! The house was perfect for a group — lots of room to relax, comfortable beds, and a big dining area where we could all eat together. Host team were so accommodating and made sure we had everything we needed. The location was also convenient for exploring the area. Highly recommend for anyone planning a group trip!

Great location and updates
Very nice amenities / touches. Includes Keurig coffee machine, not just drip. Boot heater is an awesome touch as are the bidets. 500 piece puzzle was a hit. Beds are comfy.
