Very nice property about a mile walk from the center of Breckenridge. Well appointed, comfortable, in a nice neighborhood. Could use some carpet cleaning and a few minor repairs.

It was perfect for our needs. We had 20 guests who stayed. Had a little trouble getting into the unit as there were 2 locks on the garage door. Only one worked so a little confusion there. Everyone had a good time and had no complaints. We made use of the hot tub which was really nice. Kids enjoyed the movie room and playing on the grounds. It couldn’t have been any better!

This is a great house for a large family! Everything was very handy and the town is close. The only negatives were that not all the bedrooms windows would open… need repairs. The furniture was a bit worn as was the carpet, but to be expected with a house used for larger families. Overall a great experience!!

Nice place

We enjoyed our stay. House was dated a bit but clean and comfortable. One of our biggest issues were quite a few of the windows couldn’t open or the knobs were broken off and one of the bedrooms water faucets wouldn’t work. Other than that, we had a wonderful time and we even saw a moose for a wonderful end to our trip.

Amazing family home

This was a huge 8 bedroom house. There was lots of room for everyone. There was a really nice outdoor area. And a fun game room in the basement. It is located right above Breckenridge and very close to the gondola. I highly recommend this home for a big group.

Fine Stay But Lots of Deferred maintenance

We enjoyed the location and that the house met the sleeping needs of our large family. That said house is in need of maintenance. Stove has to be manually lite; ovens do not work properly; only one working fridge even though the house sleeps a ton of people. Bathrooms are outdated; some beds are ok but the twin beds are like sleeping on particle board. Kitchen has pots, pans and basics but definitely not great for any significant cooking or baking. Hot tub and gazebo are great!

Great family house. Prime location.

Great house for our family reunion. We had everyone from a newborn to grandparents and all enjoyed the accomodations. There are plenty of separate living areas to hang out in and the bedrooms are spaced such that kids can easily be put to bed and not be woken up by those who stay up later. The property manager immediately responded to the one small maintenance issue we had and it was fixed the same afternoon. Getting to town or Peak 8 was a breeze with the free shuttle stop just steps from the front door. We would absolutely rent this property again.

Family vacation

This home was exactly what we needed for a spring break vacation with 3 kids. There was ample space for everyone. Tables large enough for group games, a mudroom large enough to change out of snow clothes. Windows with wonderful views where we could see the kids play in the mounds on mounds of snow that accumulated.

8 bedroom River Rock by Avantstay

This will be an honest review of our stay. We had 7 adults and 4 children and this property gives you plenty of room for a large group. The house is large and the lot it sits on is large. As a group, we had all our meals out side on the patio on the very large table that sat us all. Being outside in Colorado during the hot Texas heat was the best part of the stay. Prior to going I read previous guests stayed on some uncomfortable beds. I asked Advantstay the property manager of this property and the comments about cleanliness had been addressed and they assured me it had. Unfortunately, those points had not been addressed. For the most part it was clean with some exceptions. Personally I slept on a bad bed for 3 days there before they addressed it and brought in a new mattress. Remember this is a rental property with rental furniture so nothing fancy and nothing tremendously comfortable. My youngest daughter, just over 100 pounds sat in a chair which broke when she sat in it as an example. The management told me they would address that while we were ther but they never did. I spent a lot o money renting this place and at the end received a little as a credit back for these issues. Would I rent this place again personally? No, probably not. I would personally try another property. However it is big and if you can live with what I described, you will have a great trip. Hope this helps!

Great house for our family

We had all our children and grandchildren ranging n age 1 to 18. Everyone had a place to sleep and easy access to bathrooms. Plenty of space in kitchen, dining room and living area to have family meals. We enjoyed our stay.

Family reunion

Adequate space for all of us. Found the basement with theater and pool table very chilly. Therefore, that space was not used a lot. Thanks for providing the indoor and outdoor games. They were a hit. Rug and mattress in 1st floor bedroom needs to be replaces. we were always tripping over the frayed rug. Would stay here again.

Spacious, well-equipped home in the mountains

I stayed here with 15 friends and family for 4 nights and this house had the perfect amount of space for everyone. We enjoyed the fire pit under the gazebo and the hot tub. AvantStay was also very responsive when I had questions about the property. We would definitely stay here again!

Great area, uncomfortable beds

We recently stayed at the River Rock property in Breckenridge, Colorado, and overall, our experience was mixed. Here's a breakdown of our thoughts: One aspect that fell short of our expectations was the cleanliness of the property. Although it wasn't terrible, we found some areas that could have been cleaner. It's important for the management to pay closer attention to this aspect to ensure a more enjoyable stay for guests. Unfortunately, the beds at River Rock were not comfortable, and this significantly affected our quality of sleep during our stay. The mattresses seemed worn out, and some of them had lumps. Improving the bedding situation would greatly enhance the overall comfort of the property. While the cleanliness and beds were disappointing, we were pleased with the other aspects of the property. The amenities provided, such as the hot tub and movie theatre, were fantastic. The hot tub allowed us to relax after a long day of activities, and the movie theatre provided an enjoyable entertainment option during our downtime. I would suggest having the hot tub maintained with chemicals during the stay. The location of the property in Breckenridge, Colorado, was excellent, especially for outdoor enthusiasts like us. We loved going hiking in the surrounding mountains and exploring the picturesque trails. Additionally, the opportunity for white water rafting and driving UTV were highlights.

Holly House in Breckenridge

We initially booked Peak 8 house for 4 nights. 30 minutes prior to check-in, we received a call from AvantStay regarding a leak and electrical issue in Peak 8 and they were relocating us to Holly. To AvantStays credit they had a solution prior to calling. Holly House was closer to town, but further from the ski area. Holly was located on a busy street with no street parking. Only parking was in a long skinny driveway. During stay, we got a note from one of the residents who lived in a garage apartment behind asking that we do not block the driveway. We had no other parking options for 5 vehicles. Additionally, we had people show up in the middle of our stay saying they were supposed to be there. House itself was fine. There was only 1 living area (house we booked had multiple) so with a few families all in the house there wasn’t a lot of separation. Also, the deck is great but it was the only outdoor space and it was upstairs and not the most convenient to use. Hot tub stayed hot the whole time, but temperature was locked at 104*F and was too hot to stay in for very long with no ability to change. Cleanliness: some beds had trash underneath and one room even a retainer was found.
