Hi Charlotte, This was not a small gathering but rather a party of around 20 people at a time for 6 hours, with a lot of alcohol and people coming in and out, causing my neighbors to text to complain about noise and parking. These were not mostly family members as you state in your review, as a majority of them were college students playing beer pong in my yard severely damaging my grass. Several of your guests blocked neighbors driveways and public sidewalks with their cars. These are not the only rules that were broken, but I won’t list them here as you know them. VRBO has a no party policy. My listing has a no party policy. The rule was also posted in the frame as you enter and in the house manual. Additionally, we texted prior and no party was requested or approved. This was not a small gathering and there is more damage from your stay than my house has experienced cumulatively in my 18 months of hosting. You state the house was immaculate yet my cleaners and I were there an extra 4 hours. And several items and furniture were damaged (you’ll get the list in the upcoming damage claim). VRBO stated that I could require you to vacate the property immediately (with their support)— not just end the party— but have you vacate immediately and end your reservation with no refund. This was a serious violation and quite frankly the most offensive encounter I have had with a guest as you tried to justify the party when I had to come over to close it down, giving you 30 minutes. I graciously did not take the route of cancelling your reservation and requiring you to vacate as I knew there were no other accommodations in Boulder due to graduation and you would not have found a place to stay in the region. The ending of your party was done with way more respect than you showed to me or my home. You are right about one thing, my house is a great home with super host status. Many families have had a wonderful time while abiding by the simple rules and being mutually respectful. And for information’s sake, VRBO does not allow parties at all as a policy, because they want to keep their licenses and ability to do business. In the future, if you want to throw a party, please rent a venue not a home.

Thanks Donna. I’m sorry a “squeaky” floor was an issue. Hardwoods sometimes squeak. I’m sad to see a 4-star review based on that. I’m not sure if you know, but that significantly impacts hots’ ratings and rankings. Thus far, I have dad all 5-stars as my home is immaculate, well designed, comfortable, new, and full of amenities. Your 4-star just knocked me down for no real reason.
