A separate downstairs suite with its own entrance, kitchenette, and bunk beds — completely independent from the upstairs living space. A canal out back where dolphins, manatees, and turtles have all been spotted. Two cruiser bikes. Beach gear. And sleeping space for 9 guests across 1,800+ sq ft with two living areas that give multigenerational families, two couples, or mixed groups the independence and privacy they need.



Please note: the lower-level guest room is not accessible from the upstairs interior — it is only accessible from the exterior lower-level door or the lanai sliding doors. This layout is ideal for guests who want genuine separation between spaces.



THE UPSTAIRS SPACE:



The main level features an open, comfortable flow from the kitchen through the dining room and living area and out to the two-story lanai. The living room is anchored by a sectional sofa, a large Smart TV with Hulu Live, and large sliding glass doors opening directly onto the upper lanai balcony.



The kitchen is equipped with full-size appliances, a bistro table for 2, cookware, dinnerware, cutlery, and glasses — everything needed for easy family meals throughout the stay.



The dining room seats 6.



The split floor plan has bedrooms on opposite sides of the upstairs level. The master suite features a king bed, lanai access, a TV with Hulu Live via Apple TV, and an ensuite bathroom with a large walk-in shower and walk-in closet. The guest bedroom offers a queen bed, lanai access, and a TV with Hulu Live via Apple TV. The den provides a queen Murphy bed and a work desk — a flexible space for the 9th guest or a quiet work-from-home setup (note: the TV shown in photos is not functional).



The upstairs guest bathroom features a combination bathtub/shower.



A full-size washer and dryer are located on the 2nd floor balcony alongside the dining table and spiral staircase.



THE LOWER SUITE



The remodeled downstairs space offers genuine independence for a smaller group or couple — a guest room with a bunk bed (full and twin), a full bathroom with shower, and a kitchenette with refrigerator and microwave. A private exterior entrance and sliding doors to the lanai mean downstairs guests can come and go entirely without disturbing those upstairs. It's the kind of layout that makes this home work beautifully for multigenerational groups, two families, or adult children traveling with parents.



THE OUTDOOR SPACE



The two-level fully screened lanai is the showpiece of this property. The upper balcony has a dining table overlooking the pool and canal below. Spiral down to the lower lanai and you'll find an outdoor sofa and lounge chairs, a TV with Hulu Live via Apple TV, a dining table, a pub-height table, a bar counter with stools, ceiling fans, a BBQ grill, and the heated pool with two water features — all under a screened enclosure for bug-free enjoyment day and evening.



Behind the home, a small canal connects to the Imperial River — great for kayaking if you choose to rent one. Dolphins, manatees, and turtles have all been spotted here.



Lush privacy landscaping surrounds the pool and canal area. Pool heating runs November through April; not available May through October. Water temperatures vary based on weather conditions and cannot be guaranteed. Canal water levels and conditions are subject to tidal changes and cannot be controlled or guaranteed.

HOUSE RULES



• No smoking of any kind anywhere on the property — including the home, lower suite, lanai and exterior areas, e-cigarettes, cigars, and pipes

• No pets

• No loud parties or large gatherings — please be considerate of neighbors

• Maximum occupancy of 9 strictly enforced

• Minimum rental age: 25 (government-issued photo ID matching reservation name may be requested within 24 hours of check-in)

• As with all homes in Southwest Florida's subtropical climate, occasional insects or geckos may make an appearance despite routine pest control. This is a normal part of the Florida environment and does not constitute a cleanliness issue or grounds for a refund.

• Pool heating available November–April only; temperatures vary and can't be guaranteed

• Exterior security cameras are located at the front of the home for insurance and security purposes

• Propane for the BBQ grill is self-service — guest are responsible for refills, if needed
