  • Occupying a coveted spot on the picturesque Instow beachfront, this magnificent holiday home offers the seaside escape of your dreams. Sleeping 18 people across the main house and annex, this dog-friendly property offers abundant space for socialising, entertaining and relaxing, inside and out. Perfect for a family gathering or a special occasion with your loved ones. Awaken to the gentle hush of waves on the shore, bask in beautiful sunsets from your doorstop, and unwind with a glass of wine in the outdoor hot tub.

    Flooded with natural light and bursting with colour and warmth, this three-storey property has a subtle nautical theme throughout, and a homely and welcoming ambiance. The open-plan living space forms the heart of this wonderful home. The bright and colourful kitchen has everything you need to rustle up meals for the entire party, while the long dining table is the perfect spot to wine, dine and chat together. A handful of sofas sit at the end of this room next to bi-fold doors leading to the rear garden and an outdoor table and chairs for casual meals in the salty sea air. Next door, a spacious and elegant lounge allows everyone to gather together to watch a film or enjoy sociable evenings in. If you prefer a little peace and quiet, head to the two snug rooms to curl up with your current read, watch TV or play with the cute train set. When night falls, head up to the first and second floors to find seven stylish bedrooms, five king-size and two twin rooms. This property has six bathrooms and en suites, plus a separate WC divided between the three floors.

    Additional space is available in the annex at the end of the garden. A cosy lounge/kitchen/diner gives you space and privacy from the main group. There are two further bedrooms here, a king-size and a double, along with another bathroom.
    One of North Devon’s most sought-after destinations, Instow offers lazy beach days, opportunities for kayaking and paddleboarding, a selection of shops and eateries, and gorgeous views to Appledore. Set off to explore part of the 180-mile Tarka Trail, or hop on the ferry over to Appledore.

First floor: 1 family bathroom with bath and separate shower plus WC, 2 king-size rooms with en-suite showers and WC. Second Floor: king-size room with en-suite shower room and WC, 1 family bathroom with freestanding bath, separate shower and WC. Annex: 1 family bathroom with shower over bath and WC.

    - Main House: double electric range oven with gas hobs, two dishwashers, two sinks, microwave, fridge/freezer, additional undercounter fridge, coffee machine, wine fridge, washing machine and tumble dryer. Annex: Electric oven and hob, microwave, fridge, and dishwasher

    - Smart TV’s throughout both the main house and annex

    - Wood burner (first basket of logs included)

    - Travel cot and highchair available on request

    - Dogs are not permitted upstairs

    - Enclosed front and rear outdoor spaces, featuring three separate seating areas, lawn, gas BBQ, private hot tub and crocket set

    - Beach, pub and shop within 100 yards
