The Neighborhood:
Situated at the heart of Basingstoke city centre and only a 4-minute walk from the train station. The newly developed Festival Place is a 1.1m sq ft shopping centre situated right next to the apartment, just off the M3, housing over 140 big brand stores including Next, Marks & Spencer, Apple, H&M, Zara and Jack Wills. It is home to over 20 mouthwatering eateries including Côte Brasserie, Ask Italian, Pizza Express, Wagamama, Pret, Gourmet Burger Kitchen, and Nando’s and a Vue cinema.

There is one complimentary mid-stay clean for long-term stays (28 days or more). If you would like additional cleaning, there will be an additional fee. Please make your request at least 48 hours in advance.
For reservations of 28 nights or more, a mandatory inspection of the accommodation will be conducted by Redwood Stays if you decline a mid-stay clean. This inspection will ensure that the property remains in good condition and is compliant with health and safety standards. You will be notified of the inspection schedule in advance, and access to the accommodation will be required for this purpose. If you do not agree to this clause, REDWOOD STAYS reserves the right to cancel your reservation.
We provide a few complimentary essentials to make you feel more at home when you arrive: trash bags in all trash cans, toilet paper, hand soap, shampoo and dish soap/dishwasher tabs. Please note that these items are not replenished. If you run out, you’ll need to purchase more.
We also provide fresh towels and linens upon arrival. There will be an additional charge for extra towels and linens.
House Rules:
- Travelers must be at least 21 years of age or older to book.
- We have installed ring doorbell cameras at the front of the property to ensure the safety of all our guests and all our property. This is for the safety of our guests and for the security of the property.
- No events are allowed. If we find evidence that you are partying inside the property, you will be asked to leave the property immediately by our security team and your security deposit will be retained.
- This property will NOT accommodate stag, hen or any similar parties.
- No illegal substances are allowed on the premises.
- Please note that all special requests are subject to availability, and additional charges may apply.
- Pets are allowed with prior authorization and an extra charge of £20 per pet, per night. Please inform us if you are traveling with a pet. Bringing a pet without prior authorization will incur a fee of £30 per pet, per night.
- NO SMOKING! We strictly implement a non-smoking policy throughout the entire building. Violation of this policy will result in a charge of £1,000.
- No unregistered guests. Bringing extra people in addition to the number you have booked for is considered a booking violation, and we will have no other choice but to ask everyone to leave the premises, and your security deposit will be retained.
- If you wish to have visitors, you need to inform us prior to arrival. However, they will not be allowed to stay overnight.
- Any damage to this property is chargeable. This accommodation regrets that it cannot accept liability for any valuables left in the apartment or parking vehicles.
- Respect the noise curfew. Our properties are in a private residential area. Therefore, our duty is to strictly implement a no-noise policy starting from 10 PM to 7 AM.
- Take extra care of your keys. Keys not left in the designated location as specified in the check-in and check-out instructions will incur a £50 additional charge. A charge of £50 for an emergency callout; £250 for an emergency locksmith charge will be incurred for any loss or unreturned keys.
- Unauthorised late checkout resulting in cancellation of the upcoming booking will be charged to you.
- Non-approved check-outs after 10 AM will incur a charge of £25 per hour.

Great location, could use a facelift
We did enjoy the stay, but there could be a couple of improvements.
Pros: convenient location

Cons: uncomfortable furniture
The sofas were older and one was torn. They really should be replaced. They are extremely lumpy and uncomfortable.
The beds were quite hard. My husband couldn’t sleep in the double bed as it was too uncomfortable for him.
The water pressure is quite low.
If a small investment was made to the furniture, it would be a 5 star review.
