  • We invite you to Portrush – a truly special riverside retreat set on the banks of the Barwon River in Barwon Heads. This much-loved, heritage-listed home is full of character and charm, offering a relaxed, lived-in feel—just like staying at a close friend’s holiday house, where everything has been thoughtfully provided for you to enjoy.

    Perfectly positioned within walking distance to the beach, village shops, and local cafes, you’ll have the best of Barwon Heads right at your doorstep.

    Sleeping up to 13 guests, Portrush is ideal for large families, multiple couples, or small groups looking to unwind, reconnect, and make lasting memories.

    The Space

    This beautiful double-story home has retained much of its original charm, with generous living spaces and stunning river views throughout.

    Downstairs, you’ll find two bedrooms, including the master suite positioned at the front of the home, taking full advantage of uninterrupted river views. There’s also a desk for those needing to work remotely (arguably one of the best “office” outlooks around), along with a private ensuite.

    The main living area features a cosy fireplace—perfect for winter stays—while a second lounge offers a large TV, surround sound, and a fantastic selection of books, toys, and games for all ages.

    The kitchen is well-equipped with everything you could need, and the adjoining dining area overlooks the river—making every meal feel that little bit more special. The main bathroom (recently renovated) includes a bath, shower, vanity, and toilet, plus there’s an additional powder room for convenience.

    Upstairs, accessed via the original timber staircase, are four additional bedrooms, offering flexible sleeping arrangements for larger groups.

    Outdoor Living & Riverfront Lifestyle

    The riverside setting is where this home truly shines.

    Spend your days kayaking, paddleboarding, fishing, or cycling along the river, all directly from your doorstep. Guests are welcome to use the provided kayaks, paddle boards, bikes, and life jackets.


    The front deck is the perfect place to unwind—fire up the BBQ, enjoy outdoor dining, and watch the sun set over the river.

    The large yard is ideal for families, complete with a trampoline, swing set, and basketball ring, plus plenty of space for a game of cricket or footy. A selection of bikes (various sizes) are available for guest use.

    Guests are welcome to bring cars into the yard for loading and unloading; however, we kindly ask that vehicles are parked outside during your stay to help maintain the lawn.

    For those who enjoy cooking, there are additional outdoor cooking options available for use if you’re familiar with them.

    This home is designed to be enjoyed—help yourself to firewood for the indoor fireplace, and feel free to pick from the vegetable garden when in season.

    Location

    Situated in the heart of Barwon Heads, this charming coastal town offers a wonderful mix of boutique shopping, cafes, restaurants, and outdoor activities. Whether it’s beach days, river adventures, golfing, or scenic walks, there’s something here for everyone.

    The property sits right on the Barwon River, with sweeping views toward the bluff, the bridge, and out to the ocean beyond.

    Safety Note

    Please note: The property is unfenced along the riverfront. Children must be supervised at all times.
    GENERAL: All bookings are accepted on the basis that you have read, understood, and
    agree to abide, and be bound, by the Terms and Conditions and House Rules. Please
    treat our home as if it were your own. Please be respectful to our lovely neighbours.
    Strictly NO smoking at this property. Our home is NOT suitable for Schoolies, hens or
    bucks parties. You must be over the age to 25 to make a reservation at our property.
    Please follow parking guidelines where provided.
    CHECK IN/ OUT: Check-in time is not before 3pm on the arrival date and check out
    time is not later than 10am on departure date. Late departure is subject to prior
    arrangement/availability and extra charges may apply.
    Contactless check in will be provided with key safe codes. Keys must be returned to the
    key safe upon checking out. If the keys are not placed back in the lock box a
    management fee will apply for us to allow housekeeping staff access to the property
    and if required replacement of keys.
    THIS PROPERTY DOES NOT ACCEPT PETS
    UNAVAILABLITY: If the property becomes unavailable for your occupancy due to
    unforeseen circumstances (eg. fire, storm, damage, etc) then we will inform you
    immediately and endeavour to obtain suitable alternative accommodation for your
    stay, if we are unable to do so, all money paid will be refunded in full. HostyCo will not
    be liable for additional accommodation costs in the event of these unforeseen
    unavoidable circumstances.
    PARTIES & FUNCTIONS: Parties are strictly prohibited. Breach of this will result in
    immediate eviction without refund and extra charges will apply for any additional,
    cleaning, garbage removal, repairs which may occur. We have the right to evict any
    guest during their stay if we deem them to be in breach of the house rules. THIS
    PROPERTY IS STRICTLY NO SCHOOLIES.
    There should be no disturbance to neighbours at any time during your stay.
    LINEN AND TOWELS: We supply all bed linen and towels. They must be left where
    supplied in the bedrooms or bathroom on departure. Further linen may be hired upon
    request prior to arrival. Properties with pools will include pool towels for your stay. Any
    damage or stains requiring additional laundering or replacement of linen may incur a
    charge or replacement fee. Stays longer than 1 week may request a housekeeping
    service for cleaning and/or linen servicing charged at a fee .
    YOUR OTHER RESPONSIBILITIES: You are responsible for damage, breakages, theft and
    loss of the property and any part of it during your stay. You must notify us of this
    immediately if damages occur. We may recover from you repair or replacement costs.
    Occupancy must not exceed the agreed number booked for or the maximum listed as
    occupancy in the house description. Disturbance to our neighbours, including excessive
    noise at anytime (day or night), is prohibited and may result in termination and eviction
    without refund and extra charges may be made for security and other expenses. Noise
    should not be heard from outside the property after 10pm.
    Call outs: Lost keys/lock outs will incur a $70 (or $100 after hours) call out fee for
    management to provide access plus the cost of replacement keys if required.
    Upon departure, all food must be removed from fridges, all rubbish put in the
    appropriate council rubbish bins provided, crockery and cutlery washed and packed
    away, dishwasher emptied. If there is a BBQ onsite, it must be cleaned after use, failure
    will incur a $100 fee. The property must be left in a clean and tidy condition. All
    furniture and furnishings must be left in the position they were in when you arrived.
    Smoking is not permitted in the property. No illicit drugs to be brought onto the
    property. You must allow repair/service access to the property during reasonable hours.
    HostyCo is not liable for any damage or loss of property during your stay.
