The villa is arranged as follows:



On the ground floor, the entire outdoor area of the villa extends with swimming pool, garden, covered dining area, external cottage with bathroom and shower, as well as access to the garage and the house.



On the raised ground floor, which leads to the villa, you will find a modern kitchen, an elegant dining room and a spectacular living room with direct access to the swimming pool via an external staircase. There is also a guest toilet next to the entrance, equipped with a sink and WC.



On the first floor there is the master bedroom with a double bed, a private bathroom with bathtub, sink, toilet and bidet as well as access to the terrace; a second bedroom with two single beds and a complete bathroom with window, shower, sink, toilet and bidet; and a third single room, partially separated from the second room, with a French bed and access to the terrace.



On the second and final floor, which corresponds to the iconic tower that characterises the villa from the outside, there is instead an elegant panoramic lounge.



Finally, in the basement next to the garage, where you can park your cars and store bicycles, you will find a laundry room with a washing machine, a lovely tavern with a living room and additional kitchen area, a small cinema room with a double bed cupboard and a bathroom with a window, which is equipped with a shower, sink, toilet and bidet.

Other famous places on Lake Garda and in the surrounding area, such as Garda, Verona, Lazise and Sirmione, are reachable in approximately 10-30 minutes by car. The first shops, bars and restaurants are already less than 100 metres away from the villa.



Families will particularly appreciate the elegant garden with heated private pool, all completely fenced, ideal for spending moments of relaxation in a well-maintained and private setting. Not all facilities allow pets. To avoid misunderstandings, we ask you to inform us in advance if you wish to bring an animal with you. In facilities where pets are allowed, a surcharge per animal and night will be charged.



Children's beds, high chairs, bed rails and other extras that are not expressly stated as included are available for a fee and must be booked in advance.



Check-in after 19:00 is only possible after prior notification by 18:00 on the day of arrival. It is required to have submitted the necessary documents and to have paid the spa tax and any additional services by credit card at the time of check-in. This also applies to self-check-in.



Late checkout is only permitted following written confirmation from MUSEholiday and subject to an additional charge. Without confirmation, the full daily rate will be charged, including any additional costs.



The heating (if available) is active from October to April. It will not be activated if the outside temperature exceeds 15 °C or if the inside temperature reaches or exceeds 21 °C.



The air conditioning (if available) is active from June to September. It will not be activated if the outside temperature is below 25 °C or if the inside temperature reaches or falls below 23 °C.



The owner reserves the right to regulate the heating (if available) and/or air conditioning (if available) according to operating conditions and energy efficiency.



The charging of electric vehicles or other storage devices is not permitted unless explicitly stated otherwise in the listing. If permitted, it is subject to confirmation by MUSEholiday, an additional fee and the specific conditions of the accommodation.



In the event of energy waste (electricity, gas or other resources), for example by leaving lights on in the absence of occupants or heating with windows open, an additional charge will be levied.



Guests are obliged to ventilate the accommodation at least twice daily (morning and evening) for at least 5 minutes in order to reduce air humidity and prevent mould formation. If this is not observed and mould infestation is detected after departure, remediation costs will be charged.



Due to the geographical location, the Wi-Fi connection may be limited or unstable. Continuous availability is therefore not guaranteed.



The accommodation is not provided with food items (e.g. spices) or consumables such as toilet paper, shampoo or soap. Any products provided are to be considered a welcome package and will not be replenished during your stay. Any additional supply orders can be requested for a fee, including delivery costs.



Unless otherwise agreed, keys, cards and other items received at check-in must be returned to the original handover location. Otherwise, a fee of €50 for collection will be charged. In the event of key loss, a fee will be charged based on the actual costs for replacement and, if necessary, for changing the locking system.



The costs for final cleaning cover standard cleaning only. They do not include washing dishes or disposing of waste in the designated areas. In case of excessive soiling, unwashed dishes or undisposed waste, additional costs will be charged depending on the work required.



Online registration and the subsequent steps in the MUSEholiday portal are mandatory, including the submission of legally required guest data. Without completed online registration, access to the accommodation is not possible.



The spa tax is mandatory and, unless otherwise stated, is not included in the booking price. It must be paid together with any additional services before or at the time of check-in via the MUSEholiday portal, unless a different arrangement has been made.



Possible defects or complaints must be reported immediately during your stay to enable them to be remedied. Complaints submitted after departure cannot be considered.



MUSEholiday or authorised personnel reserves the right to enter the accommodation for urgent reasons, to prevent damage or for necessary maintenance work, always with prior notification.



No responsibility is accepted for temporary interruptions of electricity, water, heating, air conditioning, internet or other technical systems, unless these are due to intent or gross negligence.



Smoking within the accommodation is prohibited. In case of violation, a fee for extraordinary cleaning as well as a flat penalty of €500 will be charged. Smoking is only permitted in the specially designated outdoor areas.



The number of persons specified in the booking must not be exceeded. Unregistered additional guests are not permitted and constitute a violation of legal obligations, with possible administrative consequences.



Guests are responsible for any damage to furniture or common areas caused during their stay at the accommodation. This also applies to damage discovered after departure. Any existing damage must be reported within 24 hours of check-in, otherwise it will be assumed that the accommodation was handed over in perfect condition.



By booking, guests fully accept these terms and conditions.



The chat on the booking portals is not monitored continuously. In case of emergency, guests must contact us by telephone or email.



Many booking portals do not transmit your email address to us and in some cases not your telephone number either. These details are essential to ensure proper management of your booking. Without direct contact information, important information, particularly regarding arrival, could not be delivered, with the risk that you would not be able to access the accommodation on arrival day.
