The accommodations are spread over three levels and is laid out as follows:



First floor:

- LIVING ROOM with a sofa, dining table, and flat-screen TV;

- KITCHEN with induction cooktop, refrigerator, freezer, dishwasher, small oven, kettle, capsule coffee machine, toaster, juicer, wine glasses, and kitchen utensils;

- GUEST BATHROOM with sink and toilet;

- VERANDA with dining table;



First floor:

- BEDROOM I with a double bed, flat-screen TV, dresser, and fan;

- BALCONY;

- EN-SUITE BATHROOM I with sink, bathtub, bidet, and toilet;

- BEDROOM II with bunk beds, closet, and fan;

- BATHROOM II with sink, shower, and toilet;



Second floor:

- BEDROOM III with a double bed, desk, wardrobe, and small flat-screen TV;

- TERRACE with a small table and chairs;

- BATHROOM III with sink, bathtub, bidet, and toilet.

Waste Management (mandatory)

During their stay, guests must dispose of trash daily, sorting it by type and placing the bins outside the property on the days indicated on the calendar.

There are no trash bins or recycling stations in the city, but door-to-door collection is provided; therefore, only small amounts of pre-sorted waste may be kept inside the home.

Failure to comply with local regulations will result in a penalty of 150.00 euros being charged to the guest.



Seven days before your arrival, you will receive instructions on how to register your documents via our Guest Portal and pay the tourist tax.

We need this procedure to verify your information and documents and to send the information to the Alloggiati Web police service, which is the Italian procedure for registering guests in Italy.

The operation of air conditioning and heating systems is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The operating period and daily operating duration depend on the climate zone defined by the regulations.

Olbia Climate Zone C: 9 hours per day from November 22 to March 23.



N.B. Completing the registration and paying the tourist tax is MANDATORY in order to receive instructions and gain access to the apartment.



In the event of unauthorized use of extra linens, you will be charged €20 for each set of linens used.
